We got a little rain last night and dodged hail here once
again but it only amounted to 0.15 inch. It dumped by buckets
down in southwest Valley County where nearly an inch and a half
fell within 30 minutes and had Square Creek running high.

As they say in the NFL - Cmon Man! Mr. Frantz
put out partial information with spin in his response
to the Nick Chiechi article in the June 3rd BUZZ. It
referenced my Chats with Terry-Lee BUZZ article of
May 28th. Youre either missing the point or putting out
DISINFORMATION in your article Frantz. Lets tell it like
it is and set things straight, NO SPIN!
1. INNUENDOS, UNTRUTHS- Performance based
SMCA is reflected in their $32 million dollar replacement
insurance along with $1 1/2 million dollar liability
coverage. Thats what is would cost to replace their 251
units worth $8-9 million dollars and only have a fair market
value of $35,000 each on average at best. The potential
based DTM/Mitchell units were bought through tax deeds
at between $300 and $700 dollars each approximately, they
are uninsurable, banks dont usually lend on them, and
thats what one sees, the junk units as one Investor stated
and wrote about, when entering St Marie. As an example
Terry-Lees 403 fourplex was bought for taxes for $700 per
unit. These uninsured units have hardly any value until
theyre brought up to spec.....Potential based properties
as referred to. Banks WILL loan on SMCA units and
will NOT loan on units that have no value to speak of.
Correction your comment- Drive into St Marie and one
sees unkept units that banks wont loan on, they will loan
on the kept up SMCA $35,000 units.
2.YOU SAID: SMCA has been in existence for over
25 years and look at the shape St Marie is in, whats special
about their performance? SMCA units are the ones
that reflect new roofs, siding, painting, doors, windows,
furnaces, etc. and have value and good looks. The shape
of other buildings/units are what you investor/developers
bought for taxes and appear as unkept eye sores. Yes, look
the town over, those that pay their taxes, water/sewer bills,
and association dues have nice looking condo units. They
were the first and present folks to DO REHABS on 251
units, NOT DTM lately on 6 or seven units!
3. BIASED BASED OPINION and RUMOR- I report
the opinions of many others and what people have told me
they have heard. And YES, I have court documents with
JUDGE RULINGS to back up whats truthful and legal,
DO YOU?
4. VILLAGE FEES/LIENS- Yes, you are aware of
Village Fees and options to get their money VIA LIENS.
That can work for the stand up/straight shooters if
necessary, and also AGAINST the straight shooters if the
WRONG PEOPLE get in positions of power on the Village
Board. Board Presidents, Directors, and Managers can do
whatever they wish LEGALLY, though not always ethical
and equitable as was DONE IN PAST years.
