INTRODUCTION
Thank you for considering our company as Interior Design and Renovation Works for
your proposed project. We are from Kar Wei Renovation & Construction Sdn.Bhd. Kar
Wei Interior & Renovation Sdn.Bhd was in corporated in Malaysia on 17th Jun 2000.
After more than 10 years of development as well as highly experienced and qualified
technical personnel to complete projects in a prompt, effective and efficient manner to
ensure high quality standard works.

Over more than 10 years, we provide high quality products, reasonable price for our
customers. We make serious research for the market, and develop new products
ceaselessly and improve the process for the external of products. We provide high quality
service for our customers. We hope to establish the good business relations with
customers through sincere cooperation.

According our client Mr.David purchased a second-hand corner lot double storey terrace
house (20 x 75). Our company will consider Mr. David family have 4 children, 2 boys
and 2 girls in the house. Therefore about the renovation the house we will try to renovate
more safety and comfortable so that the child will not get any risk to get hurt.

Explanation for the renovation ideas of the house.
The reason of the renovation is to make the house have a good look, attractive, beautiful,
largest space and comfortable. Refer to the idea for renovation floor plan, there are some
type changes of the door, window ,floor and so on.There are many new types of door and
window will installed after the renovation .After the renovation , all the door and window
will placed in their suitable place or position. Beside that, all the installation were be
more functionable and comfortably. For the renocation idea, our company was decided
enlarge the ground floor, we are planning to add the 1 more entertainment room that
shown from the ground floor plan (R2) ,the kitchen will enlarged and the small room and
toilet were movie behind abit. This changing was designed for clients mother and she
love to cooking at the kitchen. Then, design an entertainment room for client is let his
family member or visitor can do some entertainment or activity at there.
Doors for renovation.
Refer to the ground floor plan, the front single leaf timber swinging door (D1) will
swap to the other side,this is because the previously of the door position will obstruct
to the corner side space and waste it. After changing, the space can do some activities
or apply something for the clients family members. Then, the previously door will
change to a window. It help the corner space can easily get the natural day light and
natural ventilation for air circulation.
The outside main gate of the house (D18) will change it from the double swing gate
to the bifold stainless steel gate that shown at the (Figure 1),the reason that apply the
bifold stainless steel gate is to save the car porchs space. Moreover, it has an
automatically control for opening and closing gate that control by remote control.
Then, the 4 panel sliding door with extra security that was shown at the (Figure 7)
will installed at the front large door (D2) , the middle door (D3) and the entertainment
room door (D10) .The extra security steel panel sliding door has an extra track and
lock. It also very strong and durable. The reason that install extra security steel panel
sliding door is avoid from the thief come in. At the same time, these 4 main largest
door was facing to the external environment and it was very dangerous when the thief
or robber come through. Other than that, it also allow the nature daylight penetrate in
to the living room or the house and it also can allow us laundry our clothes.
The Figure 3 of the Single leaf stainless steel winging door will installed at the
kitchen therefore at the back door of the house, it is installed for emergency used. The
reason of using the stainless steel type is because increase security, most of the thief
will come in from the behind of the house, so the door must be strong.
The Figure 4 of Bifold door with aluninium frame will replaced the old swinging door
that shown at the ground floor plan (D7),(D12),(D16),and (D17).

The Figure 5 of the Surface sliding dooris will replace at the (D4) door which is the
store room. It was light and easily to sliding in and out.
The Figure 6 of the Single leaf timber swinging door will install at the every room
which is D8, D9, D11 , D14 and D15.
The dining room and the kitchen was separated by the bypass sliding door with
aluminium frame glass door (Figure 9)at the part of (D5). The function of the bypass
sliding door is to keep the smoke or oil away from the kitchen to the living room and
separate the both difference space. It also looks very elegant.
Window for renovation
The Figure 10 of the corner fixed window will installed at the (W1,9,10) , the
installation of the window will enhance the lighting of the room will be more
brightness and romantic.
The Figure 11 of the awning top hung window will installed at the (W5),the
installation of the window is for toilet air circulation, so the toilet wont be damp and
odour.
The Figure 12 of the horizontally sliding window will installed at the (W2,3,4,16), the
installation of the window can open 50% to the easily allow air circulation occur. In
addition, it also enhance the nature daylight expose into the kitchen and the house. It
also look more classy.
The Figure 13 of the side hung casement window will installed at the
(W6,7,12,13,15),the installation of the window is the most common used at the
various country, The function of the window can avoid the rain splash into the room,
and wind proof also. Furthermore, it also has a very good sound resistant.
Floor
The Figure 14 of the Allure Floating Resillent Flooring will replaced the old floor
tiles of all part of house floor but exclude bathroom floor. So that, seen from the area
of Ground floor plane & Second floor plane all floor ,Allure Floating Resillent
Flooring(Figure 14) will installed majority in this ,therefor including stair, room,
living room, kitchen, but excluding the toilet , bathroom, and outside part of the car
porch and garden. Allure is suitable for clients house this is because it has, 100%
waterproof ,100% against termite attack, 100% guarantee against chip or crack,
extremely quiet walking on them, Scratch and household chemical resistant, Soft and
comfortable underfoot, Easy maintenance and replacement
The Figure 15 of the Preto Tiles will installed at the bathroom and toilet tiles. These
tiles have a riven finish and are extremely hard wearing, making them suitable for
both domestic and commercial applications. The non-slip riven finish makes them

ideal for bathrooms and wet rooms, and unlike many anti-slip finishes the riven finish
of these tiles is particularly easy to keep clean up.
Wall
The Figure 16 of the Bjursta wall tile will installed at the whole unit of the internal
house wall tiles but excluding kitchen and bathroom or toilet. This type of wall tiles
have a good looking appearance , look attractive ,classy , royalty. At the night time ,It
also very match the lighting of the house, it make the house be more comfortable and
royalty.
The Figure 17 of the Alpine - Monte Rosa Tiles will installed at the kitchen wall,
These metro tiles have protective layer applied to the surface for added protection
during transit, this is easily removed by using warm water and a sponge.
The Figure 18 of the Nordik Stone - Blizzard Mosaic Cut will installed at the
bathroom and toilet wall. These tiles offer a realistic and authentic alternative to
natural stone; the scored design which is grouted during the tiling process creates a
mosaic effect and can be used as a border or to create a feature area.
Ceiling
The Figure 19 of the Nail-Up Ceiling Tiles will installed at the whole unit of the
ceiling house. These tiles are made from original turn of the century, sand casted dies
instantly giving any installation instant authenticity. These tiles is 100% steel tiles
and it have class A-1 hour fire rated. It also have moisture resistance.

Type of Door

This bifold stainless steel gate is used to replace the double leaves swinging gate which is
D18. D18 is the main gate of the house. Changing the double leaves swinging gate to
bifold stainless steel gate can make the main gate looks more elegance. The bifold
stainless steel gate also is a corrosion resistance, high and low temperature resistance,
ease of fabrication, strength, aesthetic appeal, hygienic properties and life cycle
characteristic material. Besides that, the stainless steel also do not absorb dirt and
compare to other metals such as iron, it is more durable, low maintenance and it can
tolerate any kind of environment and does not get affected by it.

This single leaf swinging door is used to replace the swinging door which are
D1 and D6. D1 is at the front door of the building and D6 is at the rear door.
Figure 2 is use as front door because it is has an extra external door and lock. It
helps to keep our house more safety and the design of the door is also look
elegance. Figure 3 is use as rear door because it has an extra door and lock too.
It also made up of stainless steel that is weather-proof and durable.

This bifold door is used to replace the old swinging door which are D7, D12, D16 and
D17. Those door are at the toilet. Changing the toilet swinging door to bifold door can
help to save some space while we open the door. The bifold door with aluminium frames
is suitable to use as the toilet door because it has a good durability and the most important
is the aluminium frames can stand for the nature humidity and moisture of the bathroom
or toilet, and one must select the toilet door to be water-resistant and rustproof.

These two type of door are used to replace the store room door and the room door which
are D4, D8, D9, D11 , D14 and D15. The figure 5 is use to replace the D4s door which
is the store room. The figure 6 is then use to replace the D8,D9, D11, D14 and D15
which is room door. The store room door is to use as the surface sliding door because it
just exposed overhead track so that the surface sliding door can provide the full width of
doorway that can let us to carry in or out some bigger size tool from the store room. Next,
the single leaf timber swinging door is use as the room door because it can easier for
others to knock the door before they coming in. The pattern and the paint of the door also
make the door looks more elegance.

These two type of door is used to replace the front sliding door and the side sliding door
which are D2, D3, D10 and D13. The four panel sliding door with extra security is use to
replace the D2 and D10. The 4 panel sliding door is use to replace the D3 and D13. The
main reason for using four panel sliding door with extra security for D2 and D10 is it has
an extra track and lock so it is very suitable to built into the front door. Besides that, it
still can let more daylight to penetrate into the house. Then, the four panel sliding door is
used because it is suitable to build at the balcony or beside the garden. The surface of the
glasses let large amount of even inside the house. It also makes our house look more
refreshing with the sunlight. Then, it is also has a elegance outlook.

This bypass sliding door with aluminium frame glass door is used to replace the living
room door which is D5. This bypass sliding door with aluminium frame glass door is just
exposed overhead track so it is free of track condition problems and it is also keep our
living room floor clean. With this bypass sliding door with aluminium frame glass door,
we can keep the smoke or oil away from the kitchen to the living room and it looks very
elegance.

Figure 10: Corner fixed window
This corner fixed window is used to replace the W1 at the living room and the W9 and
W10 at the master room. The corner fixed window is replaced because it is suitable to let
more natural light into the building and it is no need to open or close the window. Besides
that, it is also help us to make our corner of our building more elegance.

This awning top hung window is used to replace the toilet window which is W5, W8 and
W14. Awning top hung window is replaced because it designed to attach at the top of the
wall and it is more safety to build at the toilet. Besides that, it swing outward and it also
make a better air-circulation in the toilet.

This horizontally sliding window is used to replace the W2, W3 and W4. Sliding window
is used because W4 is located at the kitchen. Since the horizontally sliding window can
open up to at least 50%. It help us to keep a good air-circulation in our kitchen so that the
cooking smoke can pass through this horizontally sliding window. Then, horizontally
sliding window also can be used as much bigger room or living room window. it is used
because it can let large amount of daylight to penetrate into the room. It also can let our
room look more elegance.

This side hung casement window is used to replace the W6, W7 ,W12, W13 and W15.
Side hung casement window is the most common house window in Malaysia. It is used
because it is one of the good rain and wind proof window in Malaysia. Besides that, side
hung casement window is more low maintenance than sliding window.

1. Solar panel

Green Building Index (GBI) is the official green rating tool in Malaysian construction
industry to guide the design and construction of green and sustainable buildings so as to
promote sustainability in the built environment and to raise awareness among Developers,
Architects, Engineers, Contractors and Public about the environmental issues. Green
building, or sustainable design, is the practice of increasing the efficiency with which
buildings and their sites use energy, water, and materials, and reducing building impacts
on human health and the environment over the entire life cycle of the building. Green
building concepts extend beyond the walls of buildings and can include site planning,
community and land use planning issues as well.

For a residential building of Green Building Index (GBI), here I got few suggestion to
renovation the residential building. My first suggestion is use residential solar system.
Because it reduces electricity costs, not to mention its contribution to clean environment,
many home owners became very attracted to this type of technology to generate their
own electricity and residential solar system has also become very popular to a lot of
home owners around the world. A residential solar system uses solar modules that are
made up of PV cells to generate energy from the sun that will be converted into
electricity. This electricity now powers your home appliances, lights, and any other home
electrical devices. (malaysia, 2013)

Second suggestion is use eco materials. There has never been a better time to renovate
green, given the abundance of Earth-friendly building materials as well as contractors
well-versed in energy- and resource-efficiency. (american, 2013).In areas of the
renovation that are not a complete tear-down and re-build, tighten things up by plugging
holes, patching or replacing roofing or siding as needed and adding weather-stripping
around doors and windows. Also, switch out older single-pane windows with more
efficient modern double or triple pane styles. This can pay for itself in energy savings
within just a few years while improving comfort. Also replace or add insulation to walls,
attics and other spaces to keep heat inside and cold out (and vice-versa). And you can
save lots of energy by swapping out old appliances with newer models that qualify for the
U.S. Environmental Protection Agencys EnergyStar label. Such appliances must be 20-
30 percent more energy efficient than standard models, and will reduce not only your

Third suggestion is system formwork and less use plywood formwork, because plywood
is a very porous material, meaning that it is susceptible to water. If the wood has not been
treated, or is exposed to moisture for long periods of time, it can be damaged. Insects can

also cause a lot of damage to wood if it is left exposed or vulnerable. Not so good for
environmental protection. The key benefits of system formwork are: can recycle up to
250 repeats, reduced construction times, reduced labour costs, improved quality,
improved safety both during the construction process and handling and storage of
products, added competitiveness for the client contractor, through increased and
efficiency.

A Green building focuses on increasing the efficiency of resource use energy, water,
and materials while reducing building impact on human health and the environment
during the buildings lifecycle, through better sitting, design, construction, operation,
maintenance, and removal. Green Buildings should be designed and operated to reduce
the overall impact of the built environment on its surroundings.

well-tried and tested technology. They suitable for both new building and retrofit, this

Solar collector technology

A solar water heating system has as its main component a collector. The function of the
collector is to capture the suns energy falling on it in the form of heat to the fluid in the
collector. The 'indirect' circulation system is the most common:

The main common component of solar collectors is the absorber plate. A coated metal
plate absorbs the suns radiation and causes its temperature to rise above the ambient.
The plate then releases energy through radiation and convection to its immediate
surroundings. Heat is thus transferred to the heat-transfer fluid which in turn feeds the hot

Water harvesting and reuse
In urban areas approximately 70% to 90% of building sites are paved to accommodate
podiums, parking lots and walkways. Most paved areas are constructed from
impermeable materials such as concrete, bitumen, stone, tiles etc. These materials retain a
vast amount of heat, increasing the temperature surrounding buildings and contributing to
the depletion of the Ozone layer by transporting airborne pollutants into the atmosphere.
Eco outdoor solution makes use of Atlantis Turf Cell and Flo-Grid components that can
be used in any situation to create parking surfaces, access roads and driveways average
traffic requirements.
The sub-base required for cells is equal at most but often less than the sub-base required
for concrete or bitumen. The elimination of the traditional storm water collection system
required by impermeable paved areas provides an immediate cost saving when installing
this permeable paving solution.

Understanding of Green And Sustainable Building
Green building (also known as green construction or sustainable building) refers to a
structure and using process that is environmentally responsible and resource-efficient
throughout a building's life-cycle: from siting to design, construction, operation,
maintenance, renovation, and demolition. This requires close cooperation of the design
team, the architects, the engineers, and the client at all project stages. The Green Building
practice expands and complements the classical building design concerns of economy,
utility, durability, and comfort.
Although new technologies are constantly being developed to complement current
practices in creating greener structures, the common objective is that green buildings are
designed to reduce the overall impact of the built environment on human health and the
natural environment by:
* Efficiently using energy, water, and other resources
* Protecting occupant health and improving employee productivity
* Reducing waste, pollution and environment degradation
The GBI rating tool provides an opportunity for developers and building owners to
design and construct green, sustainable buildings that can provide energy savings, water
savings, a healthier indoor environment, better connectivity to public transport and the
adoption of recycling and greenery for their projects and reduce our impact on the

Sustainable Design Principles
Some common principles are as follows:
* Low-impact materials: choose non-toxic, sustainably produced or recycled materials
which require little energy to process
* Energy efficiency: use manufacturing processes and produce products which require
less energy
* Emotionally Durable Design: reducing consumption and waste of resources by
increasing the durability of relationships between people and products, through design
* Design for reuse and recycling: "Products, processes, and systems should be designed
for performance in a commercial 'afterlife'."

* Design impact measures for total carbon footprint and life-cycle assessment for any
resource used are increasingly required and available. ^ Many are complex, but some
give quick and accurate whole-earth estimates of impacts. One measure estimates any
spending as consuming an average economic share of global energy use of 8,000 BTU
(8,400 kJ) per dollar and producing CO2 at the average rate of 0.57 kg of CO2 per dollar
(1995 dollars US) from DOE figures.
* Sustainable design standards and project design guides are also increasingly available
and are vigorously being developed by a wide array of private organizations and
individuals. There is also a large body of new methods emerging from the rapid
development of what has become known as 'sustainability science' promoted by a wide
variety of educational and governmental institutions.
* Bio mimicry: "redesigning industrial systems on biological lines ... enabling the
constant reuse of materials in continuous closed cycles..."
* Service substitution: shifting the mode of consumption from personal ownership of
products to provision of services which provide similar functions, e.g., from a private
automobile to a car sharing service. Such a system promotes minimal resource use per
unit of consumption (e.g., per trip driven).
* Renewability: materials should come from nearby (local or bioregional), sustainably
managed renewable sources that can be composted when their usefulness has been
exhausted.
* Robust eco-design: robust design principles are applied to the design of a pollution

Sustainable building integrates building materials and methods that promote
environmental quality, economic vitality, and social benefits through the design,
construction and operation of the built environment. Sustainable building merges sound,
environmentally responsible practices into a discipline that looks at the environmental,
economic and social effects of a building or built project as a whole. Sustainable design
encompasses the following broad topics: efficient management of energy and water
resources, management of material resources and waste, protection of environmental
quality, protection of health and indoor environmental quality, reinforcement of natural
systems, and integrating the design approach. The method which can help my client to
green his existing residential building is to plan more flower and tree in the garden area.
This method is to get the fresh breath from the flower and tree to save the unnecessary
cost to purchase the air purifier and it will waste the unnecessary through the building
envelope also can green his existing residential building. An inexpensive way to
minimize heat gain though the roof is the use of a radiant barrier. A radiant barrier would
be installed inside. It is either aluminum foil or aluminum coated plastic film. The
principle means of heat transfer from the roof is by radiation. Convection is minor since
hot air stays near the ceiling. The aluminum surface minimizes radiant heat transfer.
Painting the outside roof surface and east/west walls white would also be helpful.
Harvesting natural lighting also is one of the way.
Daylight harvesting is the way that new green buildings are designed to collect and utilize
natural daylight in the interior of buildings, when available, to reduce the need for
energy-consuming artificial lighting. A common design of daylight harvesting uses
passive devices known as light shelves to direct daylight back up and further into a
space by bouncing it off the ceiling. The light shelf may be polished or reflective, and the
ceiling must be of a light color with good reflective qualities. Natural light is more
pleasing, healthful and psychologically beneficial than artificial light. Daylight harvesting
can reduce energy consumption and costs of building lighting by over 25%. Achieve
good quality performance in indoor air quality, acoustics, visual and thermal comfort.
These will involve the use of low volatile organic compound materials, application of
quality air filtration, proper control of air temperature, movement and humidity. Using of
materials & resources also is a way to existing the green building. For example, reuse,
materials, eco-friendly materials ,recycle ,solar panels and insulation .
