n the border of prestigious Greenwich, to the
west, North Stamford offers a variety of attractive,
well-priced rural getaways north of the Merritt
Parkway. The owner of the 12,151-square-foot, 3.85-

the highest-priced listings in Stamford not on the Long
Island Sound, recently completed a 7,000-square-foot
addition to the original structure. The newly config-
ured home now features a 2,000-square-foot master
suite; a full library; handcrafted mahogany columns,
windows and doors; 11-foot ceilings; a gym with a full
steam room; elevator access to all levels; and a home
theater with a refreshment room. There is also an infin-
ity pool, and a rubberized half basketball court.
The lake, which is stocked with trout and perch, is
fed by the Mianus River, and always features a gentle
current, said Wende Foreman, sales agent with Wil-
liam Pitt Sothebys International Realty. In my mind,
the location is even better than being on Long Island
Sound, she said. It is much more private than many
oceanfront properties. Here, you have a new stone
manor and the serenity of the water, which is never
stagnant, as well as protected views without any
weather concerns. At $5.9 million, this property is very
fairly priced.
The Ponds is a 30-acre gated enclave of five homes,
also in North Stamford. The original stone-and-shin-
gle manor house in the development, built in 1930 at
1516 Riverbank Road, is today a classic five-bedroom,
6,453-square-foot estate that was recently reduced to
$2,495,000.
The home features five fireplaces, bow windows
and many of the original architectural details, and of-
fers tremendous curb appeal, said Janet Jorgensen,
sales agent with William Pitt Sothebys International
Realty. The value for what you have at this price is ex-
ceptional, and the recent renovation was very careful
to preserve the charm of the place, she said. I cant

much more.
The six-bedroom colonial at 70 Gurley Road in the
Shippan neighborhood of Stamford is sited high above
the Long Island Sound so high in fact that no flood
insurance is required. The 7,878-square-foot home,
built in 1925, sustained no damage in either Hurricanes
Sandy or Irene, and features extensive stone terraces
down the sloping coast to reach 130 linear feet of
sandy beach. The current owner gutted the home in
1996, and totally rebuilt it, adding an indoor current
pool; a sunroom with its own stone terrace; and a mas-
ter suite with a 16-foot vaulted ceiling, fireplace and
a private 23-by-11-foot terrace, overlooking the ocean,
with an outdoor music system. There is also an in-law
suite, with water views, over the garage.
The waterfront home is on the market for $4.3
million. The additions by the current owner are
truly seamless now and the new home is uniform
throughout, said Steve Anastos, associate broker with
William Raveis Real Estate. All of the major rooms
have beautiful water views, and still, there is a lot of
privacy, which is difficult to achieve on the waterfront.
Built in 1930, 25 Wildwood Road is an airy, slate-
roofed Tudor on 2.15 acres in North Stamford listing
for $1,450,000. Very often, buyers with a passion for
Tudors fear that they can be dark, and the rooms can
be small, said Elayne Jassey, associate broker with
Berkshire Hathaway Home Services. This is totally the
opposite of that: The rooms here are very large, and it
is very light-filled. With a three-car attached garage,
three fireplaces, multiroom master suite, high ceilings
and central air conditioning it is all updated, and still
a very charming Tudor.
Jassey is also showing 141 South Lake Drive, a newer
five-bedroom home, recently reduced to $1,649,000,
with an Armand Benedictdesigned pool and lake

views on a two-acre lot. The top two floors are 5,172
square feet, which does not include approximately
3,000 additional square feet in the windowed finished
basement. The home has a very open feel, with very
spacious rooms, a huge kitchen with skylights and
two family rooms on the main level, said Jassey. One
could work well as a media room, and then there is
a Thanksgiving-sized dining room, and a master suite
with double walk-in closets and a tray ceiling.
In downtown Stamford, a three-bedroom penthouse
condominium at The Classic, a full-service building
with 24-hour concierge at 25 Forest Street, is on the
market for $799,999. Amenities include an indoor
pool on the 18th floor, a fitness center, sun deck, un-
derground parking garage and a dog park built over
the garage.
Over the last decade, downtown has grown with
cafes, art galleries, restaurants, coffee houses and the
Avon Theatre Film Center, said Juan Sosa, sales agent
with Berkshire Hathaway Home Services. It is pedes-
trian friendly there, and this building is central to all
that. The finishes in 15B are all brand new, and there
is a 638-square-foot terrace that looks directly south
to the Long Island Sound, with another terrace off the
master bedroom.
White Plains has become known for its high-
rises. One of the best is One Renaissance Square, a
two-building, 44-story condominium managed by the
Ritz-Carlton management company. The appeal of
the Ritz-Carlton in White Plains is the lifestyle, said
Harmony Stern, associate broker with William Raveis
Real Estate. All of a sudden, you have a staff working
for you. When you drive here, the valet takes your car,
and greets you by name. Then you are greeted by the
doorman, and then the concierge, who has your pack-
ages and dry cleaning all taken care of. The motto is
ladies and gentleman serving ladies and gentleman,
and the people who work there really understand what
service means.
Unit 25G is on sale for $1,385,000, or just over $700
per square foot. Buyers here want to stay in West-
chester, or move here from the city, and they want
something new, cool and stylish with a very high level

in the estate area of White Plains. Built in 1920, the
6,100-square-foot, $4.65 million classic manor home
was built on a 4.65-acre lot, unusually large for the
area. Because there are so few of these types of
manor home properties in southern Westchester with
this kind of acreage, the price is reasonable for some-
one who wants to own an iconic piece of property in
Soundview, which is just 35 minutes from Manhattan,
said Ellen Schwartz, associate broker with Douglas El-
liman Real Estate. It is a Palladian-style, Gatsby-era
home and that is not common in Westchester. On
the North Shore [of Long Island], it would be de-
scribed as a Gatsby house. Here, it could be an im-

Also in the Soundview estate area is 25 Earlwoode

For many families, the kitchen is the true living

to transform a contemporary Spanish-style house
into her own family retreat in Malibu, she knew she
would have to have a functional outdoor kitchen with
gracious outdoor living spaces. I travel so much for
work, when I come home I want to feel like Im on va-
cation, she said. The original structure didnt seem
to know what it wanted to be, but I saw its potential
and an opportunity to have some fun.
Sassaman is one of those talented designers who
dont follow a strict set of rules except one: Make
sure the design, whether its for your business card or
bed linens, fits your own personal lifestyle, she said.
For her outdoor kitchen, she carved out a comfort-
able series of rooms in keeping with her familys ac-
tive way of life. To avoid major structural changes, she
worked with the original footprint of the house and
an existing patio, opening up the house with a series

cookouts to elegant, al fresco affairs.

out. Taking into consideration the landscape and site
orientation, she organized the conventional kitchen
and interior rooms to ensure a welcoming flow and
seamless connection with nature. The new open-air
cooking area works as an extension of the indoor
kitchen in terms of both function and aesthetics.
In the Details
But what fun is an outdoor kitchen without an equally
engaging dining room to enjoy the feast? Echoing
the homes interior neutral color palette, concrete
surfaces, subtle textural finishes and natural woods
animate the new dining area. A custom-designed
table and chairs work with flowing weather-resistant
draperies to create a private cabana in keeping with
the spirit of an oceanfront getaway.
The right lighting is another component of a truly
great outdoor room. Dimmers to control the level
of the outdoor lighting are key, Sassaman said. A
simple turn of a switch offers illumination during the
preparation of the meal, then easily sets the mood
for dining or entertaining. Adding to the drama and
year-round functionality is a sleek, contemporary fire
pit. Its a focal point on cool evenings, she said, and
the children love it for toasting marshmallows in any
season.

thing, said Sue Bailey, director of Go-to-Market for
Viking Range, LLC. Homeowners want all the func-
tions of a full-fledged kitchen right at their fingertips.
A well-organized outdoor kitchen puts all the ap-
pliances and ingredients for preparation, cooking
and dining close at hand. It can be as simple as a
countertop and a few cabinets or as ambitious as a
full kitchen with state-of-the-art grill, smoker oven,
side-burners and wet bar with a refrigerator and ice-
maker.
The Skys the Limit
Architects and landscape designers are responding
to heated demand for integrated outdoor kitchens
and sophisticated outdoor rooms with brick hearths,
stacked-stone fireplaces, refrigerators and custom
built-ins.
Not so long ago, a portable grill was about all that
was readily available, said Bailey. Now an array of all-
weather appliances, stainless steel storage cabinets
and complementary products can be adapted to fit
to any outdoor space and provide a fully functional
outdoor kitchen suited to an individual homeowners
lifestyle. Planning an outdoor kitchen should be no
different that planning a standard kitchen. Think
about what you like to cook and how you entertain,
said Bailey, Do you grill steaks or boil shrimp?
No matter the flavor of the architecture or the
menu, a convivial outdoor kitchen and gracious con-
versation areas will encourage friends and family to
linger late into the evening. Theres no reason to go
inside, except to go to bed. Unless, of course, youve
also built a sleeping porch.
