e especially welcome spring this year
as the country has experienced bizarre
weather patterns, even dipping into
sweater weather in sunny South Florida. Fortunate-
ly, our beautiful tropical landscape escaped damage
and, with the addition of outdoor heaters, we con-
tinued to dine al fresco, undaunted by the brief chill.
Spring is also the perfect time to refresh our
outdoor living spaces. While some may seek to
update an outdoor dining area, others may choose
to move the entire kitchen outdoors.
Local landscape architect David Font, winner of
the Brother Vs. Brother challenge on HGTV, has
provided great advice on hiring landscape profes-
sionals, and Steve Lowsky, president of Fort Lauder-
dale-based Pride Family Brands, provides expert tips
on how to identify high-quality outdoor furnishings.
I think you will also enjoy the Ideas section containing great new products
representing outdoor entertaining trends, profle interviews with sustainable landscap-
ing and outdoor lighting experts here locally, and out-of-this-world interior design
features, one of which is featured both on the cover of and inside Palaces of the World
by Perla Lichi, Janet Verdeguer and Albert Lichi (Granny Apple Publishing LLC, Janu-
ary 15, 2014). Whether a simple update or complete remodel, this issue holds the keys
to creating exquisite outdoor living spaces.
For more great ideas on both interior and exterior living spaces, check out Classic
Florida Style: The Houses of Taylor & Taylor (The Monacelli Press, April 1, 2014).
Ive no doubt this Out-
door Living issue will fll your
imagination with exceptional
suggestions and sources from
which to make a splash in
your own piece of paradise.
We have a steamy summer
ahead and theres no doubt
those towering heaters will
soon be replaced by
chic umbrellas.

Its a Jungle Out There
Q
I hired a landscaper to plant my
yard. It was beautiful for a year,
but now I have a jungle. Why cant
I rely on professionals to do better than I
can?
George, Hollywood, Fla.
A
I feel your pain, George. I have
encountered this myself. This practice
wastes a great deal of money. I sug-
gest reading our feature Planting for the
Future on page D34, in which Landscape
Architect David Font recommends doing ad-
vance homework to educate yourself on what
will or wont be appropriate for your area,
along with other tips for hiring professionals.
Also, check out landscaping you like in your
neighborhood to help identify plants that per-
form well in the same environment as yours.
Great Legs
Q
How can I tell the difference in
quality when purchasing outdoor
furniture?
Barbara, Sunny Isles, Fla.
A
Great question. On the surface, fur-
niture quality may not be apparent.
Make sure to sit or recline to check
comfort, look underneath for quality soldering
and support, and inspect cushion seams, slings
and surfaces for integrity. Also, check out our
Expert Tips column on page D76 for more
advice from Steve Lowsky, president of the dis-
tinguished outdoor furnishings manufacturer
Pride Family Brands.
Identify plants you like, and then do research to determine which will perform well in your
garden or patio areas.
As always, I recommend hiring an interior designer to fnd the right solution for your personal lifestyle and taste.
Inspect joints, sling ttings and nishes for
consistency and quality as seen in this Chateau
dining set by Pride Family Brands.

1 | FEELING BLUE
Bright as a summer sky or soothing
as aqua waters, blues are comfortable
and fresh in any outdoor environment.
Whether in nautical stripes poolside,
solids on seating, or wovens on dining,
blue hues provide a calming escape. Pick
a blue or two, you cant go wrong even
the sky has no limit.
Brown Jordans Clip Lounge Chair and
Ottoman, shown above in Easy Blue
is available in a variety of colors. Te
powder-coated lightweight aluminum
frame is also customizable in all Brown
Jordan standard and premium fnishes.
2 | LIFE SAVERS
Color mixes reminiscent of Life Savers
candy were presented in upholstery last
year and this year take on an eclectic
mix within furniture collections. Cherry,
pineapple, lime, lemon and orange hit
the sweet spot. Consider mixing and
matching dining chairs, modular units
and tying it together with a colorful rug
or accent pillows.
POLYWOODs Bayline Collection features a slender contemporary
profle crafed of weather-resistant aluminum complemented by
a large selection of durable sling fabric options. Four frame color
options are available in select textured or satin fnishes and the arm
details are ofered in POLYWOODs Plastique or SOLID.
3 | CHOCOLATO
Tough gray remains a strong feld color, from deep espresso to light
caramel, brown is strengthening. Whether in synthetic wicker, wood,
aluminum, plastic and so forth, every fnish has a chocolaty rendition
or two that fts beautifully in outdoor settings.
Castelles English Garden Collection by
Pride Family Brands, features hand-woven
aluminum and detailed cast elements, all
highlighted with hand-painted fnish-
ing. Te crescent design is augmented by
custom-tailored cushioning with beautiful
cast-button tufing.
4 | DUPLEX
Contrasting colorways appear to be
strengthening as designers look for mod-
ern elements that provide more drama.
Color contrasts provide an instantaneous
focal point in any setting. Where large,
nautical stripes provide contrast in tradi-
tional exterior environments, contrasting
frames with mesh or cushions of a diferent color are entirely modern.
Glosters Vista modular collection above features sleek curves and
angles inspired by luxury yachts with contrasting base and scatter
cushion fabrics sourced from Italy.
Te International Casual Furniture & Accessories Market, which is
endorsed and sponsored by the ICFA (International Casual Furnish-
ings Association), is dedicated 100 percent to the outdoor furnishings
industry and encompasses 350,000 square feet of exhibit space.

LOW MAINTENANCE
While teak and natural wicker are classic, they are high maintenance. Low-mainte-
nance collections are all the rage, from powder-coated aluminum to marine grade
polymers that can beat the South Florida heat and humidity and increase enjoyment.
TELESCOPE CASUAL FURNI TURE S Bazaar Sling Dining Collection is con-
structed of marine grade polymer, a recycled high-performance plastic that is cool to
the touch on hot days, and is mildew- and mold-resistant.
>
HAUTE STYLE
While traditional outdoor furniture and accessories never go out of fashion, con-
temporary, industrial-style designs are also taking their place in outdoor rooms.
This now includes popular outdoor re pits designed with an industrial air that
provide sophisticated entertaining solutions for the great outdoors.
OUTDOOR GREATROOM COMPANY offers an abundant selection of
high-style re pits including this granite and stucco Uptown 1242 re pit table.
>
FLEXIBLE DESIGN
Modular seating collections are well suited for both contemporary
and transitional-style settings, allowing for versatility. These types of
seating options can be customized into a multitude of congurations,
allowing homeowners to further personalize outdoor areas.
GLOSTER S Casa Modular Set is an example of a modular seat-
ing unit. Its mix of bright, stainless steel accents with dark, metallic
covering conveys an entertaining visual contrast that easily creates a
great focal point.
<

owners to enjoy backyard spaces all year, and during both day and night.

Advice from Landscape
Architect David Font
D 34 gulfstreammediagroup.com
gulfstreammediagroup.com D 35
W
e profled Landscape Architect David Font
four years ago and were so impressed with his
residential work we kept him on our radar.
Last summer, Font popped-up on Brother
Vs. Brother, a design and renovation competition show
hosted by HGTVs Property Brothers duo Drew Scott and
Jonathan Scott.
We followed the competition each week and soon re-
alized Font would be the clear winner. Ultimately, he won,
though not for landscape design. He won against 9 compet-
ing interior design, remodeling and real estate professionals
in the six-episode inte-
rior design renovation
challenge that included
remodeling 12 houses
in 30 days. This actually
marked his second win
for the network. In 2012,
he was the winner on the
networks White Room
Challenge competition
show. Fonts consistent
success has garnered him
a contract with HGTV
for future projects.
A 1998 graduate of
landscape architecture
from the University of
Florida College of De-
sign, Construction and
Planning, Fonts educa-
tion and experience in
construction renovation
served him well on the
shows, as well as in his
own business, David
Font Design. Prior to
Brother Vs. Brother,
Fonts landscape archi-
tecture business was
singularly focused on
designing commercial,
hospitality and resi-
dential exterior living
spaces. Now, receiving
requests for interior ren-
ovations, the frm has
added interior design to its offerings and an interior designer
to the staff. One can imagine the beauty of having interior
and exterior living spaces fow seamlessly.
But, says Font, landscape architecture will always be
my passion; its second nature to me, and I excel at that.
We asked Font to provide advice to our readers who
seek to create new outdoor areas in South Floridas tropical
landscape. He provided some key points to ensure the expe-
rience and fnal project will be successful.
DESIGN CHALLENGES
It takes a lot of restraint to plan for the long-term beau-
ty of a landscape design, Font says. Thats where landscape
architects excel. Landscape contractors get paid for install-
ing plants and nursery employees dont always have the
knowledge to give sound advice. Below is Fonts advice for
homeowners seeking create an outdoor retreat.
How much is too much?
One of the greatest challenges in hiring landscape contrac-
tors is the tendency to plant for immediate gratifcation, dismiss-
ing the maintenance and
plant growth that will
ultimately affect the ma-
ture design. Experience
and expertise gives land-
scape architects knowl-
edge of how to plan
ahead. Initially, the plan
may look sparse, but
will look great in a year
as plantings mature.
What goes where?
This is one of the
many values of hiring a
landscape architect. Its
diffcult for homeown-
ers to select the right
plants for the condi-
tions of different areas.
Take or collect pictures
of what you like and
search for informa-
tion on those plants.
This may add an extra
day or an extra trip to
your schedule, but is
well worth the exercise.
Otherwise, down the
road, its either going
to be extremely high
maintenance or you
will have to tear it out
due to overgrowth.
Its important to
design outdoor spaces
keeping in mind the amount of sun or shade, as well as hu-
midity, water, salt and wind conditions. There will be specifc
needs depending upon the area. Near the coast, for example,
anything bearing weight, such as pavers, patios, hot tubs, kitch-
ens or trellises, will need pilings. Your landscape architect or
architect will utilize the services of a structural engineer to de-
termine how much weight the ground can bear without pilings.
If near water, also make sure plants can tolerate wet feet
(wet roots). Not only for the roots, but also because of salt spray
D 36 gulfstreammediagroup.com
off the water that will burn plants that arent salt tolerant. Some
plant materials like sea grapes can actually sit in saltwater.
Coastal remedies?
The coast is a rough environment for plant materials,
with issues like iguanas, salt, sand, water and wind. Youll
want a waxy or thicker leaf to withstand these elements.
(Note that no plant material will withstand iguanas, but they
especially like feeding on fowers.)
In South Florida, irrigation is almost mandatory wheth-
er manual or automatic. However, our average rainfall is
about 60 inches per year, so after the frst several weeks, you
can let most plants go and theyll be fne if chosen properly.
Keep in mind that grass is the biggest consumer of water.
Dont forget the lighting. LED is a huge game-changer, a
technology shift that eliminates the need for running electric-
ity. LED lighting costs more up front, but lasts longer than
electrical light bulbs, and it offers more fexibility. However,
its a different type of light, with a brighter, blue hue. There
are some colored or fltered LEDs available, just make sure to
test lighting frst in your own environment.
Privacy controls?
Many of our clients dont have great views or have small-
er lots they want to enclose the landscape to create a personal
Shangri-La. My work with hotels and resorts gave me valu-
able insight into creating intimate pockets of space for people
to gather creating outdoor rooms without walls. Green pri-
vacy walls and structures help create intimate areas that add

What to ask for?
Make sure your contractor under-
stands your lifestyle preferences and
knows the purpose of your project. Will
the project objective be to convey your
lifestyle and personal design style, increase
long-term property value or is it a short-
term investment for resale purposes?
Knowing the objective up
front will help them design to meet
your objectives.
Finally, always plan a healthy contin-
gency in the budget for unexpected over-
runs or changes.
High maintenance?
In South Florida, there isnt no
maintenance. Following the guidelines
above will help prolong the beauty of
your investment. But remember, lighting,
watering and trimming are key elements
to consider when budgeting and plan-
ning an outdoor paradise that will ma-
ture beautifully.
HIRING PROFESSIONALS
If you dont have a lot of landscape
knowledge, do your homework. Ask
potential contractors for references,
and follow up on their references. Also,
dont just look at pictures taken right
after a projects completion; ask refer-
ences how the project looked a year af-
ter installation.
Who does what?
With a large project, seek out a
landscape architect to provide design
and plant specifcations, and a general
contractor to oversee construction, per-
mitting and subcontractors. Expect to
pay 10 to 15 percent more for a general
contractor to oversee the project. For
smaller projects that dont need structur-
al or architectural planning, get contrac-
tor recommendations from landscape ar-
chitects, general contractors and friends.
Homeowners who want to hire and su-
pervise their own tradesmen should set
bi-weekly meetings with all the trades
together to ensure the project moves for-
ward on a coordinated schedule.
Background check?
Contracting has such a bad reputa-
tion due to poor subcontractors. Obtain
and follow-up on solid references and
look for general contractors who have
long-standing relationships with their
subcontractors. When problems occur,
good contractors and subcontractors
will get the job done. Make sure the
contractors are licensed, bonded and
insured. Also, scrutinize the contract to
ensure the contractor accepts liability for
its subcontractors.
Next, check out the State of Florida
Department of Business & Professional
Regulation website (MyFloridaLicense.
com). Determine the services you need
that require a license, and research your
general contractor, architect, electrician
and other tradesmen to make sure they

A Kenyan Home for Business and Pleasure
CALL OF
THE WILD
By Jana Soeldner Danger

gulfstreammediagroup.com D 41
couple living in Kenya wanted a home
where they could host high-powered
business meetings, which would also
serve as a private family retreat. While
it needed to be elegant and impressive
for guests and business associates, it
was also the place where they would
be raising their two children.
Interior designer Perla Lichi, who has offices in South
Florida and Dubai, fulfilled their wishes by designing the
40,000-square-foot estate with opulent public areas and
cozy, intimate private spaces.
In addition to the 35,000-square-foot main house,
she designed two out-buildings that play to the clients
fondness for Asian culture: a Chinese pavilion and an
authentic Chinese tea house. In addition, the clients also
requested that she follow the principles of Feng Shui, a
system that originated in China 3,000 years ago for creat-
ing balance and harmony.
The house has marble flooring throughout, 6 bed-
rooms, 11 bathrooms and an indoor pool. The designer
chose a color palette of Earth, water and sky tones, and
used dark, hand-carved woods, gleaming silver leaf,
hand-painted plaster frescos and graceful arches to cre-
ate a home fit for royalty.

A DRAMATIC ENTRANCE
The breathtaking two-story foyer fea-
tures a magnificent floral-patterned stained
glass skylight in gold, peach and turquoise
that brightens the space in the daytime,
while an elegant chandelier made of iron
and crystal illuminates it at night. Two
large mosaic medallions designed to create
the illusion of area rugs add interest to the
neutral marble flooring. In the center of the
space is a grand piano where the children
can practice their music.
A hand-carved mahogany railing accent-
ed with silver leaf leads up an angled marble
staircase, while the adjacent walls feature
hand-painted frescos. Under the staircase,
arched double doors lead to a cozy family
room with a stone fireplace and an area for
kids to do their homework.
FORMAL SPACES
In the formal living room, more gleam-
ing silver leaf outlines large, handmade
plaster wall frescos and decorative plaster
ceiling detail. Three iron-and-crystal chande-
liers hang in the center of the ceiling. LEDs
illuminate the perimeter, where air condition-
ing vents are cleverly hidden.
The designer divided the long room into
two separate sitting areas. One of them faces a stone fire-
place, where a painting above the mantle slides into its frame
to reveal a TV screen. Hand-carved, French-style walnut
sofas upholstered in velvets and silks provide seating, and the

and etched mirrored inserts edged in marquetry wood. A ceiling soft is the

cushions feature the same hues of peach, pink and gold that
make up a large, hand-tufted, silk area rug.
The formal dining room presented a challenge. The
clients wanted to be able to seat 24 people, but the room is
square, Lichi says. It was a limited space for that many
people, so we had to get creative with the table shape.
She solved the problem with an X-shaped table that has
four arms leading out from a circle in the center. Silver leaf
covers the body of the table, while the centers of its differ-
ent sections are etched mirror inserts edged with marquetry
wood. A gold-and-cream ceiling soffit is the exact same
shape as the table, and silver leaf gleams from the centers of
its arms. Silver and gold leaf accents the elegant mahogany
chairs, which feature Victorian-style tufting and velvet uphol-
stery on the fronts, and silk embroidered with a floral pattern
on the backs. On the walls, hand-painted frescos edged in
silver leaf create the feel of a European castle.
DESIGNED TO ENJOY
A large indoor pool is the centerpiece of a room with
stained glass clerestory windows, a non-slip stone floor
accented with a glass tile mosaic and walls padded with
acoustical panels to absorb sound. Large murals depict

scenes from Italy. Doors on one side of the space lead to
a spa, sauna, massage room, barber shop and his-and-her
bathrooms. On the other side of the space is a carved ma-
hogany, granite-topped bar. Doors on the far end lead to an
inviting garden.
A game room offers a place to relax or play billiards,
and a cracked glass staircase leads from it to a state-of-the-
art home theater on the next level. It offers comfortable seat-
ing for 16, a large screen and a top-quality sound system. I
kept the design there simple, Lichi says. When you go into
a home theater, youre there to watch the movie, and you
dont need a lot of ornamentation.
The master bedroom, on the other hand is rich with
romantic ornamentation. A hand-carved mahogany bed fits
perfectly into graceful pillared arches on a feature wall. Two
Bombay chests flank the bed, and a spread in plum and aqua
adds a punch of color. Overhead are hand-painted frescos
outlined with decorative moldings and silver leaf. We took a
plain ceiling and added makeup, Lichi says with a smile.
The outside of the main house is ideal for entertaining.
Graceful pillars support the roof of a wide verandah at the
back. Whimsical, egg-shaped rattan chairs, which can also
be found scattered elsewhere around the yard, offer seating.
The home theater has a simple design
that features comfortable seating and a
state-of-the-art sound system.

The cocktail table is unique: made from the trunk of a tree, it
features a ring of hand-carved, detailed miniature houses. An
entryway leads to the indoor swimming pool and its adjacent
bar so that guests can climb out of the water, pick up a drink
and head outside.
OUTBUILDINGS
A pathway of stone and brick leads to the larger of two
outbuildings, a Chinese-style pavilion where twin sculptural
lanterns light the way at night. The structure features tradition-
al Asian architecture, with columns, a sloping tiled roof with
upturned eves, and shoji windows, as well as bamboo floor-
ing and a raffia ceiling inside. Its like something youd see in
Beijing, Lichi says.
The space inside the pavilion is designed to serve two
purposes: business and pleasure. A bilaterally symmetric table
that runs the length of the room provides a space for the home-
owner to stage corporate meetings. In the center are two hiba-
chi grills where, if dinner is on the agenda, chefs can prepare
Asian-style cuisine for those in attendance.
Two stainless steel vents above the hibachis carry away
smoke and steam so that everyone has a clear view of the chefs.
Comfortable club chairs upholstered in chenille are only on
the outside perimeter of the U-shaped table. Stainless nailhead
accent trim on the chairs matches the vents, as do decorative
metal strips that lift the hibachis above the tabletop. The
room gets used a lot for business, Lichi says. They can have a
chef, or two chefs, cooking dinner, or just hold a meeting.
Another outdoor walkway, this one made of stone and
wood planking and flanked by clipped, emerald grass and
small shrubs, leads to the teahouse. The small, dainty structure
has wide overhangs and a pointed roof, and tall greenery pro-
vides a colorful backdrop behind it. Twin urns on either side
create a symmetrical feel, and a mosaic with a dragon design
adds visual interest at the entrance. Its a ladies retreat where
the owner likes to sit and sip her tea, Lichi says.
The clients are happy with their new home, and Lichi is
proud of her work. Its a very elegant house where they can
entertain VIPs, she says. And its also one where the family
can feel comfortable.
Graceful pillars support the verandah at the back of the house. It is
furnished with egg-shaped rattan chairs and a cocktail table made
from a tree trunk.

Sitting on the ocean in Manalapan, this 21-room manse epitomizes outdoor
Florida living. Built by Mark Timothy, Inc. Luxury Homes with architecture by
Affniti Architects and interior design by Marc-Michaels, this spectacular 2.58-
acre property with 203 feet of direct oceanfront is the only newly constructed
ocean to Intracoastal Waterway residence for sale in South Florida.

ith a circular driveway in the front,
you may think youve pulled up at
Versailles until you notice the mag-
nifcent ocean view. Located in the
waterfront town of Manalapan, on
the inlet just north of Boynton Beach,
the sprawling home is a mix of French villa inspiration
and the Florida tropics. Tucked on an inlet between the
Intracoastal Waterway and the Atlantic Ocean, it is com-
pletely surrounded by Floridas natural beauty. Replete
with tennis courts, a swimming pool and a dock, its truly
ft for someone looking to experience the great outdoors.
Inside the massive 21,352-square-foot home, the
design team at Marc-Michaels Interior Design worked to
incorporate the traditional European design elements into
the Florida scenery. Jeff Strasser, chief creative offcer, and
Shannon Coyman, residential project manager, worked on
the home from 2011 to 2013, bringing it to life.

THE GREAT OUTDOORS
What I love about this house is
how the inside fows so fuidly to the
outdoor spaces, Coyman says.
The home has a swimming pool
on the east and west sides of the prop-
erty, each providing different outdoor
experiences. The east pool, surround-
ed by grass and concrete grids, abuts
the Atlantic Ocean for a peaceful day
in the sun. The family room extends
outside with a sitting area shaded
from the sun. Tables, chairs and
umbrellas beside the pool follow the
family rooms color scheme.
We took the soft mint and coral
colors of the family room and we
intensifed them, Coyman says of the
burnt orange pillows and umbrellas.
However, for those espe-
cially windy days, one can re-
treat to the pool on the west
side of the property. Fit with
a summer kitchen with a grill
and wet bar and glass mosaic
hot tub, its truly a space for
entertaining. Nearby tennis
courts with a canvas cabana
shield players from the heat
between sets.
Avid car fans are meant
to be in this home, which
has a 20-space garage.
Designed in the spirit of an
Italian showroom, a custom,
high-end garage foor is
illuminated by directional
spotlighting. On the walls,
designers chose contempo-
rary automobile art.
CREATING A HOME
With 8 bedrooms and
11 bathrooms, the $45
million mansion is the
largest speculative home
with which the Marc-Michaels Interior
Design team has worked.
Its defnitely a challenge to make
spaces feel unique and warm, but also
make the house fow from one space to
another, Strasser says.
To accomplish this, the team
worked to make the design refect a
familys home, not a model design. In
the dining room, one can see artwork
of shells, a collection of stone fgures,
as well as Asian statuettes all in one
space. However, in the breakfast room,
a more tropical feel is achieved with
bright drapery and bamboo greenery.
We tried to make model feel like a
true residential project, like perhaps the
person who lived there traveled to Asia
and these are the things that they pur-
chased along the way, Coyman says. It
makes it feel a little more homey when
youre not so stuck to one aesthetic as far
as your accessories and your artwork.
Plus, with the home designed with
the inspiration of a French villa, Stras-
ser and Coyman were also tackling
bringing together traditional French
design with more contemporary,
now moments, as the two call them.
Throughout the maison, clean and
simple furniture was juxtaposed with
more modern accessories and tables.
In the living room, for instance, two
wooden tables in the shape of a geo-
metric star are placed next to muted
chairs and couches. The furniture was
a little bit cleaner; the artwork was
defnitely more contemporary, Strasser
points out.
Two oceanfront pools
and a tennis court with cabana
provide varied outdoor entertaining spaces.
gulfstreammediagroup.com D 53
SERENE COLORSCAPES
With so much natural vibrancy in
the outdoors, the team chose to create
rooms that imbue the calmness of a
tranquil oasis with muted colors. The
monochromatic [colors] like in the
living room, dining room and even the
VIP gives a little bit more of a sense of
elegance, Strasser says. The real color
comes in more in the family room and
such where its a much more vibrant
space, a little more casual and it refer-
ences the beach more.
Generally, guests are treated to
calming rooms with creams, whites and
other soft colors in contrast only with
dark wood detailing in the furniture
and door frames that lead to the palm
trees outside. The same applies in the
master bedroom, where one is envel-
oped with wraparound windows and
a view of the water. Perhaps one of the
most impressive rooms, it also held the
biggest challenges as it gave designers
very little fat wall space to work with.
[The windows were] such a great ele-
ment of the house and its great for the
view, but its hard to furnish correctly,
Strasser says.
An elegant four-poster bed was
positioned along the rooms only full
wall, and a seating area was created to
utilize the large rooms circular center
space. Another small wall in the room
was flled with shelving that incorpo-
rates a small offce space.
Because there was so little wall
space, the designers decided to add
another wow factor to the room by
placing it up top on the ceiling. Ra-
chel Jones, project manager of interior
detailing, created a textured ceiling
with patterned molding based on a de-
sign found in a book on French homes.
Its a feature that cant be missed.
The circular master bedroom provides a full vista of the ocean and accommodates both
an intimate seating area and ofce space.
Left: Living on the water, it only made sense to have large windows to enjoy the view.
Below: A refuge from the sun, the outdoor living area provides easy transition between the
interior living space and oceanfront amenities.

the home design offers numerous
entertainment options.
The estates home provides a breathtaking transition to connect its
208 feet of Atlantic Ocean frontage with the Intracoastal Waterway.

INSPIRATION PIECES
Upon initial entry into the home, the
designers were immediately inspired by
the black-and-white geometric foor in the
Tidewater Hall. It really set up a vibe for
the house that amazing, patterned, mar-
ble foor to me totally sets it all up, Stras-
ser says. Now, standing in the foyer are
two lanky statues guarding the hallway
fooded with light by massive windows
and doors to bring the outside in.
Another foor that was a source of
inspiration was the master bathroom for
her a subtle white and onyx sort of mo-
saic that lent to a clean and contempo-
rary but classic French powder room for
the lady of the house. A white standalone
tub sits by a foor-to-ceiling window with
a view of the ocean. Next to it, a large
mirror hangs before modern lacquered
cabinetry. The cabinetry is lacquered
instead of painted and it doesnt have
moldings on it. Its just very clean, Stras-
ser says of the choice of furnishing.
The greatest element to bring the
homes history to life and into the
modern era was through the selection of
lighting fxtures. Sconces, chandeliers and
drum shades of all colors and materi-
als were used in the home. We kind of
did a mixture of the typical lanterns, but
instead of being old rusty bronze, theyre
in a polished nickel, which to me gives
a cleaner, little contemporary vibe and
then using some of the lucite ones and the
drum shades all add a sense of interest,
Strasser says.
Some standout fxtures are the lucite
and polished chrome pendants above the
kitchens island they can also be spot-
ted in the foyer. The design team chose
smoky quartz crystal to meld together an
old-style fxture with new school glass
pieces. I love those just because they add
a little glitz, Coyman says. That kitchen
is pretty clean; it nods to the contempo-
rary vibe of the house that we were trying
to bring into the less formal spaces.
In the library, the modern chandelier
with 14 bronze-colored pendant lights
adds masculinity and darker colors to
a home that sees a lot of bright hues.
These are in strong contrast to the more
traditional, feminine crystal chandelier
hanging above the vanity in the master
bath for her.
This house was big, and really, it
was a challenge to make it feel warm and
inviting without being too cluttered,
Strasser says. I think we accomplished
it very well by keeping it fresh, but also
keeping it very warm and inviting.
