The Flanders Mansion Lease & Rehabilitation Project
The City of Carmel-by-the-Sea is seeking the professional services of a leasing agent to find a long-term
tenant for an unusual, residential property owned by the City. The property is unique:

Built in 1925 in a picturesque, Tudor Revival style, it has English Cottage design elements, is
historic and is listed on the National Register of Historic Places.
It contains approximately 5,500 square feet of floor area on two levels, 7 bedrooms, 3 bathrooms,
plus a small two-car garage.
It is located on a 0.85 acre parcel of land within the largest park in the City--The Mission Trail
Nature Preserve. The house and property are part of the park.
It has views of the Pacific Ocean and the Carmel Mission. Monterey pine forest and an open
meadow surround the property.

The building and grounds require rehabilitation, consistent with historic preservation standards. Although
it has been maintained to prevent deterioration, the building has not been lived in for many years and will
need a significant amount of work. No additions, exterior demolition or increases in floor area will be
allowed on the property. Located within a nature preserve, the property is subject to compliance with
environmental mitigation measures adopted by the City.

The community's vision is to find a long-term, single-family residential tenant capable of rehabilitating the
property. The City would credit the tenant's expenditures for rehabilitation to offset a significant portion of
the rent. The lease term is negotiable, but the City has assumed that 20 years (+/-) would be appropriate.
The tenant would pay all costs for maintenance and repair during the term of the lease, after which the
property would be returned to the City.

Over the past year, City staff attempted to find a tenant without success. Property information, including a

The City is now seeking the assistance of a real estate professional capable of working with these
challenges and reaching a positive outcome. The following professional attributes will be beneficial:

Experience with the leasing of luxury homes for single-family residential use
Capability to engage in a nationwide search for an appropriate tenant
