Rental Agreement
This Rental Agreement is made and executed at Bangalore city on this day the 1

day of November 2013 by and
between:
Mr. T.T.John. Hereinafter referred to as the HOUSE OWNER of the one part
AND

Mr. Rahul S/o K.Ravi Kumar (# 9916209194) aged 29 years residing permanently in Padayaram,AVRA
11L,Aksharaveedi Lane,Pettah,Trivandrum,Kerala ,Hereinafter called as TENANT of the other part
Whereas the term both the parties shall mean and include their respective heirs, legal representative, administrators,
executors, successors and assigns:

The HOUSE OWNER is the sole and absolute owner of the schedule property at #11,1

Cross, Bharathi
Layout, SG Palaya, Near srinivasa Theatre. and intends to rent the schedule premise for rent. Whereas, the
TENANT who is in need of a residential premises agreed to take the same in consideration of the rent along with
conditions stated hereinafter.

1. The TENANT shall pay rent of Rs.8250/- (Rs. Eight Thousand Two Hundred Fifty only) exclusive of
Water & electricity charges.

2. The Security Deposit for the above premises is fixed as Rs.40000/- (Rs. Forty Thousand only) and the
TENANT has deposited with OWNER the same amount. The said sum shall carry no interest but
refundable to the TENANT on the termination of the tenancy after deducting rent arrears, electricity
arrears, breakage charges, maintenance charges and other due if any.

3. The OWNER shall have the right to terminate the tenancy, if the TENANT fails to pay the rent
regularly well within time or commits breach of any of the terms herein.

5. The TENANT shall use the premises only for Residential purpose and shall not use it for any offensive
or objectionable purpose and shall not sublet, under lease or part the possession with any whomsoever
or make any alteration thereof.

6. The TENANT shall not cause any damage to the fixed fixtures on the above said property. Any
damage caused shall be repaired at the cost of the TENANT.

7. Whereas the TENANT shall vacate the premises on ONE-month notice from the OWNER. Similarly
the TENANT can vacate the premises after giving ONE-month notice to the OWNER. However if the
TENANT decides to vacate the schedule premises within 5-month of the tenancy agreement period
(including one month notice period), then the agreement breakage charges of Rs.8250/- (Rupees Seven
Thousand Two Hundred Fifty Only) shall be deducted from the security deposit.

8. The TENANT has to pay the Electricity charges regularly well before the due date as recorded in the
separate meter, failing to comply with the same shall invite penalty.

9. The TENANT has to clean wash regularly during the stay period maintaining the premise in prime
condition and repaint at the time of vacating the premises irrespective of the period of stay.

10. The TENANT at the time of vacating the schedule premises shall not ask/demand any compensation
from the OWNER at any cost and shall handover the vacant possession only in AS good and
tenantable condition AS let.

SCHEDULE OF PROPERTY:
All that piece and parcel of the residential accommodation on the Room no:5,2nd Floor, #11,1st main,1st
Cross, Bharathi Layout, SG Palaya, Near srinivasa Theatre Bangalore - 560029 Consisting of 1 Bedroom, attached
Western Style Toilet & Bath, Hall, Kitchen including common passage.
