An Official Plan Amendment application is required when a property owner wishes to use, alter or develop a property in a way that does not conform with the Official Plan.
A Rezoning application is required when a property owner wishes to use, alter or develop your property in a way that does not conform with the Zoning By-law. This is done through a Zoning By-law Amendment application (commonly called a rezoning). Rezonings are used for major revisions to the By-law such as land use changes or significant increases in permitted building heights and development densities. 2 OFFICIAL PLAN AMENDMENT AND REZONING APPLICATIONS 1. 2270 Eglinton Avenue West Ward 15 Rezoning application to construct a seven storey mid-rise apartment building with 30 residential units and a small commercial component with parking at grade.
