Unfortunately while everyone begins their property investment journey with the best
intentions and the thought that making money through property investment will be easy,
the statistics convey a vastly different story.

Today in Australia 1.2million people own an investment property. Yet less than 14,000
people ever own 5 properties or more, which equates to less than 0.06% of the
population. An even more frightening set of statistics was released back in 1990 that
said the ABS surveyed a group of 25 year olds in regard to their financial position when
they reach the age of 65. It stated the following:

! 62% of them were broke and living on the pension
! 29% of them were dead
! 5% of then were still working
! 3%% of them were self reliant
! Only 1% of them were wealthy

The survey went on to say the ABS considers Wealthy to be people earning $800 per
week or more. And that 79.6% of our 2 million retirees live on less than $330 per week.

Whats even more concerning however, today more than 20 years later, the statistics
had not changed at all!

So how is it that so many people fail despite starting out with the best intentions?

Through our research we have identified only 4 real reasons:



Reason # 1. No Defined Plan or Goals


This may seem quit obvious however, the vast majority of people never take the time to
develop a set of goals or a plan around their financial well being. And this is particularly
true when it comes to having a property investment strategy.

It has been estimated nearly 90% of investors purchased a property with 5 to 10
kilometers of where they live through a general real estate agent because they thought it
was just what you do.





I like to use the analogy of property investment
being similar to playing a game of pool. A novice
will simply have a crack and hit something (buying
a property for the sake of buying a property).
Where a professional player will have the second
and third shot in mind before he begins (A property
portfolio strategy). He might not know what the
fifth or six shot will be but he knows he will be a lot
closer to winning by having a well thought out plan
rather than simply hitting and hoping for the best.


Before you begin, its Improtant to ask these basic questions?

1. What is your motivation for investment? Is it to build a portfolio and fund your
retirement? Or is it to provide cash flow to pay down your debts?
2. What are your financial goals?
3. How much do you need for retirement?
4. How long do you have? 3, 5, 10 or 20 Years?
5. How much do you need to make each year to build a sufficient asset base to
provide a passive income to achieve your goals?
7. How do you plan to make it? What type of assets will you acquire and how will you
purchase them?

Once you start getting specific around these questions you can start to work out a plan
to achieve your goals.

When it comes to investing, you really only have four options:

1. Cash or fixed interest products
2. Shares
3. Property; and
4. Business

I believe it comes down to the individual to which one is better as each seems to suit
different people for different reasons. Personally, I have chose property as my main
wealth creation vehicle for three main reasons:

Fist, Better Leverage Because banks will allow you to borrow up to 90% of a
propertys value is means will less money down you can control more property to get
leverage allowing you to accelerate your wealth creation strategy. The fact that the bank
will lend 90% of the value of a property also says something about their belief in the
safety and security of property as an investment asset. As opposed to shares where
they will only lend up to 50%. And if you trying to borrow money for business the bank
will ask for your property as security;

Secondly, through the strategies we use and teach we know exactly how much money
is to be made from each property purchased before we entre into the deal. The only
other investment I know of that gives this much certainty are Term Deposits but, when
you consider a term deposit return of between 4% and 5% as opposed to a 100%
return from a property purchase within a similar time frame, there is no comparison as
far as I am concerned.


Thirdly, We are also not reliant on what happens with normal real estate market
movements to increase wealth as we only rely on factors that are within our control to
build equity now.


Reason # 2. Lack of Knowledge


As the say goes, you dont know what you dont know! Your investment decisions are
only as good as the knowledge you posses. And the knowledge you possess is only as
good as the information you receive. But lets think about this for a moment Where do
most people get their information from when it comes to the property market?

The most common ways people are informed are:

The Medi a - Newspapers, TV, radio and magazines. Unfortunately given the nature of
the media business these mediums tent to sensationalize everything to sell more. Its a
well-known fact and scientifically proven that people react to bad news more that good
news. The property related stories in the news tend to be more about people and
market reactions rather than real fundamental market drivers. By the time information
hits the mainstream media it also means that everyone now has this information and its
usually too late to be of use or value. We call this media lag as out lined by the diagram
below.


Media Lag Why most people miss real price movements


Advisors These include real estate agents, mortgage brokers, financial planners,
lawyers and accountants. In most cases these people will nearly always have their own
bias and agendas as to the advice and information they convey. And this is usually to
lead you towards a product or service that will benefit them personally.

Another advisor who can potentially be the most dangerous of all are the ones we call,
those with best intentions but questionable credentials. These include family, friends
and colleagues.

Research from ASIC indicates up to 78% of investors
received no advice at all prior to making a purchase
decision. Instead it was only after the fact they received
advice on what they should of done. This can often turn
into a very difficult and costly learning experience.





Isnt it amazing, whenever you start thinking or talking about buying a property everyone
seems to automatically become a property expert? Everyone has their own opinions and
horror stories to share with you about making money with property. Usually they think
they are acting in your best interest.

We advise our clients to ask two questions before accepting any investment advice from
a professional or otherwise:

1. How much wealth have you created from property? And

2. How do you earn your money and what do you charge for advice?

There is no such thing as free advice! There is always a cost. If there is no fee for service
up front then you can be absolutely sure there will be commissions loaded into the
property that will end up costing you a whole lot more.

A commission taken out of the property can be ok if its a reasonable amount but,
always ensure you have full disclosure about what the full costs are. The property should
be one of your choosing and not one thats been preselected for you.

Be warned: Even if the commissions are disclosed on the contract or disclosure
documents there is no guarantee this is the full amount involved. There are numerous
ways in which commissions can be hidden within the property cost, fees and charges.

If you have been telemarked by a company promoting tax deduction or mortgage
minimization services, the average cost of a sale generated from this process is between
$12,000 to $16,000. The average normal sale commissions on a $400,000 property is
approximately $10,000. As this is less that the cost of sale you can be absolutely sure
there is higher fees and commissions built into the property somewhere. These are
some of the fees we teach our clients to negotiate back out of the deal to go into their
pocket as opposed to the marketer or promoter.

Internet The Internet now provides a fantastic and powerful tool to gather information
when doing your research and due diligence. The only problem is, with the vast
amounts of information publicly available, unless you know what youre looking for, its
unlikely youll ever trip over the information required to make an informed and educated
decision. We teach our clients a step-by-step process to use the Internet to clearly
identify areas of opportunity well before the general public is notified through the
mainstream media.







Market Analyst & Research Companies There is a myriad of avenues to gain quality
property information for free and through paid subscriptions. Through our network we
have 12 full time research staff nationally continually monitoring the market through our
own research and publications as well as continually monitoring other research sources.

Reason # 3. Lack of Consistency


No one has ever succeeded in life long term or in any endeavour for that matter without
consistently applying a pattern for success. Otherwise know as a system! With out a
system that can be continually applied any success will more likely be a derivative of
luck. You may get lucky a few times but eventually luck will go against you.
Unfortunately bad luck or a poor decision when dealing with property can cost you
dearly.

To succeed in property investment it is no different. A system must be applied and
followed to ensure success. We teach our clients to follow a system and process that
has been applied and proven by some of the most successful investors of the industry.

The worlds first ever millionaire was a man by the name
of John Astor who made some money trading furs back
in the early 1800s. He then saw the security of real
estate and bought all he could. His advice to his family?
Buy every foot of land on the island of Manhattan.













Reason # 4. Failure to Take Action


By far the number one reason people dont succeed in creating wealth through property
is simply due to the lack to taking any action at all. This is usually only caused by two
things:

Fear. Its one of the most negative and destructive of all human emotions. It drives so
many of our decisions. It has been said that FEAR is really an acronym...

False Expectations Appearing Real.

Think back to all those times in your life when you have been fearful of what might
happen. Then you went ahead with whatever it was you were going to do...and just how
many of those fears actually came to pass? None? A couple? Why? Because they were
False Expectations Appearing Real...but they werent! You did it and probably did it very
well and wondered what all the fuss was about?

Its the same with investing and creating financial freedom. FEAR plays a huge part in
peoples decision making and clouds their judgment. It literally freezes them and they do
nothing except continue to live in frustration. Now, dont get me wrong. Under no
circumstances am I suggesting reckless, ill-thought through, careless or risky investing.
If that type of thing is for you, please close this package now, you will not find what you
are looking for here.

The type of thing I am talking about is the common fears that really cloud clear thinking
and stops people in their tracks. Things like:

they desire.

If it was really too hard there never, ever would be any wealthy people, no everyday
mum and dad investor success stories and everyone would struggle week to week to
pay their bills. But you know this isnt the case dont you? You know many people in this

country have levels of wealth that range from comfortable to obscene. You realise it
can be done.

The truth is that for most people with equity in their homes, investing really isnt that
difficult, nor does it present an unacceptable risk.

Procrastination - is the second reason people fail to act. Im sure youd have to agree
weve all be guilty at one time or another of putting off till tomorrow what we should have
done today. Unfortunately investing is one of those things that many people put off till
tomorrow. But as we know tomorrow never comes! Or by the time it does, weve left
it too late to have enough time required to create the wealth we require to do those
things we want to do in retirement.


So the secret to success in property investment is...

Initially all real estate starts as raw land. Then the council zoning of the land is changed
allowing you to build on that land. This initial Material Change of Use (MCU) process will
make the land more valuable. A development application is applied for and granted by
council, which again gives the property another rise in value.

The property is then improved or built upon which gives it the largest increase in value.
This is normally when most people purchase a property. Or what we refer to as the
normal Retail Buy In Point.

We teach our clients how to safely buy in at the Wholesale Property Buy In Point and
pocket between 10% to 20% of the uplift in value as profit or equity (as outlined in the
diagram above).


Now Im sure you probably thinking, does this mean you asking me to become a
property developer? The answer is No! Whilst in many cases we do some property
improvement or building the same as a developer would, there is a clear distinction
between a Property Developer and a Professional Investor:



A Propert y Devel oper - Needs to sell their properties.

There is usually only one reason a developers gets into is financial trouble and that is
because he cannot sell the property in time or for the price required to make a profit.


A Prof essi onal I nvest or Does not need to sell and only sells when he wants to.

The majority of the time our clients enter into a deal to hold on to the property at the end
of the building or improvement process to continue building their portfolio. Of course
you can sell at any time you wish to but, typically you can hold indefinitely because we
teach you how to turn the property into a cash flow positive or neutral position from day
one. Let me explain

Typically a bank will lend 90% of the value of a property and as a loan (debt) and you
provide the 10% deposit (equity). Our goal is to maximize the equity in the property and
minimize our debt as quickly as possible.

Because we manufacture an increase in property value when we purchase, typically
between 10% to 20%, we utilize this value as the deposit so the bank lends the balance.
This means we have not needed to put any of our own money into the deal.

If we use a typical house and land example in todays market it would work like this: The
land would be $200,000 and the house would also be about $200,000 totaling a
$400,000 house and land package which would rent out for approximately $420/wk.

In round figures if we were to negotiate 10% off the valuation price in this scenario we
would have a $360,000 loan with a bank, which at 6% interest, would cost $415 per
week. If we receive $420 per week rent the property will be cash flow positive with
$40,000 in equity from day one.

Lets take a look at some real life examples

on the individual personal circumstances.

This property was purchase in Augustine Heights in Brisbane. We were able to negotiate
$20,000 discount off the land and a wholesale build rate that delivered $31,000 for a
total equity position of $51,000 at settlement. This is a typical example of what our
clients are doing in numerous locations around Brisbane today.



Example 2. Hot Spotting


Capital growth, or the increase in price of properties, occurs as a result of the interaction of
supply and demand. In economics, supply and demand describes market relations
between prospective sellers and buyers of real estate. The supply and demand model
determines price and quantity sold in the market.

We teach our clients a step-by-step process to identify and measure the key
fundamental drivers that contribute to supply and demand factors and subsequent
upward property price movements.

An example of a property we identified by using our Hot Spotting process was Whyalla,
South Australia at the beginning of 2011. We could see the demand was going to
increase substantially due the huge level of infrastructure projects going into the region
and the level of anticipated residential development was not adequate to cope with the
impending demand.

We were able to negotiate $20,000 off the land and $30,000 off the build. On completion
the completed property value had also risen giving our client a total equity position of
21%.



Example 3. Price Disparity


Part of our process is to identify areas where there will be a disparity between our costs
and the propertys valuation on settlement. This property is in Collinsville, which is
approximately one hour south west of Bowen, Queensland. We purchased every vacant
block of land within the town we could buy at the time for $50,000. The houses cost
$235,000 for a total cost of $285,000. On settlement the properties valued for $380,000
delivering an equity position of $95,000 or 22% of the total property value. These
properties rented for approximately $650 per week making them positively geared by over
$150 per week from day one.

Example 4. Developer Pre Finance Approval

Banks are continually raising the bar on pre-sale requirements that developers need to
achieve before they will give them the funding to develop the project. To ensure they meet
their pre-sales commitments developers will often do exceptional deals to ensure they meet
their funding requirements. Sometimes this will even be to the point where they could be
prepared to make very little or no money on some of their properties so they can at least
make some profit off the rest of them.

This deal in Calliope, just outside of Gladstone, Queensland was done on house and land
packages however this strategy works equally as well for multi unit projects like
townhouses and apartments. In this situation we purchased early and received an capital
gain from buying low as well as a upward market movement with virtually no holding cost
over an 18 month period.

Example 5. Typical Unit or Townhouse Deals

Typically apartment or townhouse deals have more margin (approximately 20%) within
each deal but these situations usually require either a larger initial investment amount or,
alternatively needs a number of investors to group together and buy at the same time.

This typically happens in two ways. Similarly to what was explained in the previous example
within the pre finance approval stage for developers to ensure pre sales commitments are
met for the banks. Or alternatively we put a group together to take out the entire project
where our investors receive a share in the development profit.

This was a townhouse project in Doollandalla, Brisbane where there was $85,000
equity or 24% in each individual property.


Example 6. Completed Property

From time to time developers need to quit a project and get out. This could be a for a
number of reasons but usually comes down to the need to free up some cash to move
on to their next project or possibly the banks changing there funding ratios.

We purchased these properties on behalf of our clients in Townsville where the
developer needed to move on quickly. We were able to buy completed waterfront units
at a 20% discount off bank valuation with a furniture pack thrown in as well. Our clients
immediate gain was in excess of $100,000.

There has been much talk in recent time about property in the hands of receivers and
administrators. People wrongly believe that receivers are always good to purchase
property from cheaply. The reality is receivers are regulated by APRA, a government
body that oversees the process to ensure the right thing is done and all parties are
treated fairly. This means that the receivers have a duty of care to ensure properties are
sold for a fair market value. Its for this reason the best deals are normally done directly
with the developer prior to them entering into administration.


Example 7. Using Your Super to Buy


While this one isnt a buying strategy as such, I make mention of it as we find many
people still do not realize they can utilize their super to buy property directly. Theres no
mystery why more and more people are taking advantage of the recent legislation
changes.

Greg Morris is the creator of the Equity Now program, which is a culmination of
