The Following Documents Must be Adhered By the Seller/Buyer A. Seller: 1. Affidavit: Format should be printed on Rs. 10/- stamp paper along with the needed details and same has to be notarized (Yes/ No) 2. Stamp paper need to be purchased either from customers resident area or project based area (Yes/ No) 3. Stamp paper should be bought in the name of 1 st applicant. (Yes/ No) 4. All the pages of Affidavit should be duly signed by all the applicants. (Yes/ No) 5. Photographs of all the applicants need to be pasted on 1 st page of Affidavit and self attested. (Yes/ No) 6. Copy of PAN Card of all the applicants and same has to be self attested by them. (Yes/ No) 7. Address proof of all the applicants (Voter ID/Passport Copy/Electricity or Mobile Bill /Driving License). (Yes/ No) 8. Broker NOC (if any) (Yes/ No) 9. All the original documents (Allotment Letter, Receipts and Amendment Letters, TPT, PTM) (Yes/ No) 10. Interest should be cleared (if any) (Yes/ No) 11. Min. 30% payment of total consideration or due amount as on date (whatsoever is higher) has to be cleared by the seller only. (Yes/ No) 12. Admin. charges as applicable along with 12.36%service tax. (Yes/ No) 13. All the details in affidavit and undertaking should be typed/ printed. (Yes/ No) 14. Bank Noc (In case of Loan Transfer) (Yes/ No/N/A) 15. List of documents from banks. (Yes/ No/N/A) 16. Loan closer letter (In case of loan closer) (Yes/ No/N/A) 17. Proof of payments made to Company (Banks Statement/ Declaration on Rs. 10/-). (Yes/ No/N/A) 18. MOU on Rs 100 Stamp paper notarized duly signed by the all the applicants (seller and buyer.) (Yes/ No) 19. Request letter from seller & buyer for issuance of NOC & SOA (if buyer is taking Bank loan). (Yes/ No/N/A)
B. Buyer: 1. Undertaking: Format should be printed on Rs. 100/- stamp paper and same has to be notarized. (Yes/ No) 2. Stamp paper need to be purchased either from customers resident area or project based area. (Yes/ No) 3. Stamp paper should be bought in the name of main buyer. (Yes/ No) 4. All the papers of Undertaking should be duly signed by all the prospective buyers. (Yes/ No) 5. Undertaking should be signed by seller. (Yes/ No) 6. Photographs of all the prospective buyers to be pasted on 1 st page of Undertaking and self attested. (Yes/ No) 7. Copy of PAN Card of all the prospective buyers and same has to be self attested by them. (Yes/ No) 8. Address proof of all the prospective buyers. (Yes/ No)
9. Duly filled fresh Booking Application Form. (Yes/ No) 10. Loan sanction Letter (In case of bank Loan) (Yes/ No/N/A) Note: 1. No 3 rd party cheques shall be entertained. 2. In case of bank loan, sanction letter produced by Buyer then meeting and signature of the concerned Banking Relation & Recovery Deptt. Official is compulsorily. 3. Kindly bring the checklist of documents being submitted to get the receiving of the same. 4. Seller & Buyer both have to meet CRM-Legal Team at Supertech Office to in person to process the transfer documents. 5. Seller & Buyer both have to give a duly signed consent letter to transfer the property. 6. Incomplete document in any manner will not be accepted, please ensure documents should be completed as per the above checklist.
