Terms and Conditions
The Applicant/s agrees that,
a) This application is only a request of the applicant/s for the allotment of the unit and does not create any right,
whatsoever or howsoever of the applicant in the unit.
b) The Company reserves its right not to accept the said application and also the right to allot/transfer the unit to any
other person, without any obstruction from the applicant/applicants or any person claiming through
him/her/them/it before issuing allotment letter.
c) The Company at its absolute discretion shall be entitled to accept or reject the application without
assigning any reason, whatsoever or howsoever.
d) The applicant/s have agreed that in the event of non-acceptance of the application by the Company, the amount
paid alongwith this application will be refunded without any liability towards cost/damage/ interest etc.
e) After the application is scrutinized and found in order, and upon the Company deciding to allot the unit in favour of
the applicant/s the Company will send demand letter and receipt (after the cheque has been cleared in the bank for
the booking amount).The applicant/s needs to pay the balance amount as per the demand letter within 30 days
from the date of receipt of such intimation. If the applicant/s/allottee fails to pay the balance amount of the earnest
money within the stipulated time as mentioned above, the Company will issue a reminder letter with a grace period
of 15 days to pay the said balance amount of the demanded money with interest. If the applicant still fails to pay the
said balance amount of earnest money within the said grace period of 15 days, then the Company shall be entitled,
at its sole discretion, to cancel the application and forfeit 2% of the total consideration amount as service charges
alongwith the interest @ 15% per annum calculated from the due date of such outstanding payment.
By registering yourself through this form you authorize us & our associate partners to contact you via email
or phone call and offer you their services for the product you have opted for, imparting product knowledge,
offer promotional offers running. And Irrespective of the fact if also you have registered yourself under DND
or DNC or NCPR service, you still authorize us to give you a call from the Godrej Properties Limited &
associate partners for the above mentioned purposes.

Upon receipt of the entire demanded money the Company will issue the Allotment Letter and the customer needs to
execute the necessary Agreement for Sale of the allotted unit within 60 days from the date of such payment or as
and when called on by the Company to execute the same . If the applicant/s/allottee fails to sign and execute the
said Agreement for Sale of the allotted unit within the stipulated time period, then the Company shall be fully
entitled, at its sole discretion, to cancel the Allotment/Booking and forfeit the earnest money.
f) Once the unit has been allotted to the applicant/s/allottee the applicant/s/allottee shall not be allowed to cancel the
transaction.However if the applicant/s/allottee cancels the transaction at any stage after issuance of the Allotment
Letter in his/her/their/its favour the applicant/s/allottee agrees that the Company shall be entitled to forfeit the
earnest money in its entirety alongwith the interest @ 15% per annum calculated from the due date of any
outstanding payment and refund the balance money, if any, without any liability towards costs/damage/interest etc.
and upon such cancellation the applicant/s/allottee shall not have any right, title and/or interest in the said allotted
unit and/or any claim, dispute against the Company.
g) All over-due payments shall attract interest at 15% per annum from the date they fall due till the date of receipt of
payment.If any of the cheques of the Applicant(s) are dishonored for any reason whatsoever, the Company shall be
fully entitled, at its sole discretion, to cancel the Application/Allotment and forfeit the earnest money or a cheque
dishonour charges will be collected on each case of dishonour. This charge will be Rs.500 and will be collected
along with the fresh payment in the form of a demand draft only in favor of Happy Highrises Limited A/C Godrej
Prakriti.
h) Earnest Money will mean 20% of the total consideration, which shall include 10% of the booking amount and the
balance amount to be paid before issuance of the allotment letter.
I / We have fully read and understood the terms and conditions contained herein and do hereby solemnly agree to
abide by them as also others including Area, Price and Payment terms prescribed by you herein.
I / We am / are fully conscious that it is not incumbent on the part of the Company to send me/us reminders /notices in
respect of our obligations as set out in this Application.
All the above information is true to the best of my/our knowledge and belief and nothing has been concealed or
suppressed.
I / We undertake to inform you of any changes to the above information and particulars furnished by me/us.
I / We further confirm that this application and acceptance by you of the amount paid hereby shall not be deemed to
mean and constitute allotment of the Unit to me/us.
I / We understand that this Application is only a request of the Applicant for allotment by sale of the Apartment and does
not create any right whatsoever of the Applicant in the unit.
I / We agree to sign and execute the necessary documents as and when desired by the Company and within the
stipulated time period.
I / We have sought detailed explanations and clarifications and after giving careful consideration to all facts, terms,
conditions and representations made by the Company.
I / We have signed this Application Form and paid the monies payable thereof fully conscious of my/our liabilities and
obligations and in the event of cancellation of my/our application for any reason whatsoever.
I/We shall be left with no right, title, interest or lien on the apartment applied for provisionally and/or finally allotted to
me/us in any manner whatsoever.
