Baptist church buys
former social club
FORMER social club
The Chesterton Suite,
in Cirencester, has been
bought at auction by the
Baptist church for 500,000.
The Chesterton Suite
was vacated by its tenants
earlier this year after they
failed to pay their rent.
The Baptist church sub-
sequently applied for a
change of use of the build-
ing to serve as a church
and community facility,
and this was approved at a
meeting of the CDC plan-
ning committee.
The permissionto change
use of the site prepared the
groundwork for the Baptist
churchs successful pur-
chase of the property at
auction last week.
Commenting on the sale,
Councillor Nick Parsons,
deputy leader of Cotswold
District Council, said:
This sale is great news for
tax-payers and we also have
the added bonus of the new
church premises being of
great benefit to the local
community.
He added: I am also sure
that many residents will
be pleased that this excit-
ing new community asset
will soon be available in
Cirencester.

THE summer months have been
busy in the local property market,
with strong buyer demand not seen
since 2007.
InAugust we exchangedcontracts
on 150 per cent more property than
in the same month last year, and so
we now have a depletion of stock
and a build-up of frustrated buy-
ers who are keen to purchase now,
hoping to be settled before Christ-
mas and the New Year; 47 per cent
of our sales this year have been for
properties priced between 750,000
and 1,500,000.
Buyers are still price sensitive,
but competition against others
is not unusual for the correctly
priced property.
In 2014 60 per cent of our buyers
have come from the local area, 29
per cent from London, 10 per cent
from other UK areas and 2 per cent
from abroad, which illustrates the
strength of our brand locally, na-
tionally and internationally.

up irst time since 2011
ASKING prices of property coming
on the market this month have seen
their first rise at this time of year
since September 2011, according to
the Rightmove House Price Index.
In the South West average prices
in September, 2014, are 276,628, up
6.5 percent on the average house
price of 259,674 in September 2013.
Enquiries sent to agents are good
lead indicators of demand and
Rightmove generated over four mil-
lion enquiries in August, the second
highest level ever recorded.
Rightmove also reported that en-
quiries from mobile devices were
up by 45 percent this August com-
pared to last, as home-movers abil-
ity to be constantly in touch means
that the property market can now
pick up momentum more quickly.
Miles Shipside, Rightmove direc-
tor said: We usually see a price
fall at this time of year as potential
home-movers are generally still in
holiday mode. However, it looks like
there are early signs of a bounce-
back in demand after the summer
lull.
He added: The ability of potential
buyers to remain on-watch and in-
touch and react more quickly is also
a factor. While you may be switched
off from work during the summer
break, many peoples mobile devic-
es are still switched on to the inter-
net to see whats coming to market.

market becomes less of a reality
year on year as buyers and sellers
chose to move when the time suits
when they want rather that when
the seasons dictate. Coupled with
that, potential buyers are not losing
a week or two for their holidays as

quests from beside the pool!

Expert warns that
landlords should
check their taxes

LANDLORDS who rent out residential
property in the Cotswolds and Wilt-
shire are being warned to put their
house in order as they are targeted by
HM Revenue and Customs (HMRC) in
a bid to recover the 500 million it be-
lieves is being underpaid each year.
Roger Mills, who runs TaxAssist Ac-
countants in Bourton-on-the-Water,
said: HMRC has begun writing to
lettings agents, demanding details of
rents collected on behalf of landlords
for the tax year ended 5 April, 2013.
Some Cotswolds and Wiltshire land-
lords may not even realise that they
are landlords, or that tax may be due,
but that wont stop them facing hefty
fines or even criminal prosecution.
He added: If they come forward now
under the Let Property Campaign,
they will get the best possible terms to
settle any tax and interest owed.
However, Mr Mills also had a warn-
ing for landlords: If they dont,
HMRC will come down hard.
It is vital local landlords grasp this
lifeline to get their own house in or-
der, he urged.
The campaign applies to all resi-
dential property landlords, including
those with just a single rental, student
or holiday letting.
According to the Council of Mort-
gage Lenders there are now 1.57 mil-
lion buy-to-let mortgages in the UK, an
increase of 120,000 in the past year.
HMRC estimates that landlords in
the residential property sector could
be underpaying up to 500 million in
UK tax every year.

of such a bed, it is sure to at-
tract bargain hunters as well

Lot 204, a Flemish table cab-
inet, is a striking conversa-
tion piece dating fromthe lat-
ter half of the 17th Century.
These cabinets are associ-
ated with Antwerp and are
usually in ebony and have
restrained exteriors which,
when opened, reveal richly
decorated interiors.
Some have painted or em-
broidered panels to the inte-
rior but the present example
has embossed silver panels
depicting musicians.
Originally these cabinets
were displayed on tables but
many, like Lot 204, come on
later stands.
Estimated at 3,000-5,000
this stunning historic piece
is sure to attract internation-
al attention.
Of local interest is Lot 402,
a wonderful albumentitled A
bevy of experts in the Royal
and Ancient game of Golf
at the Olde Lodge, Minchin-
hampton, 1906.
This comprises photo-
graphs of a number of fe-
male golfers along with hu-
morous rhymes about them,
a number relate to members
of The Rev. Canon Maurice
William Ferdinand St. Johns
family.
Canon St John was vicar
of Kempsford, Rural Dean
of Fairford and a Canon of
Gloucester Cathedral.
Later in the album a sad
poem entitled Lines on the
War brings this otherwise
light-hearted record to an
end. The estimate is 150-200.
With the anniversary of the
outbreak of WWI very much
in the news Lot 608, a trench
periscope of local interest,
should achieve its pre-sale
estimate of 150-200.

for a discount on the asking

boiler, new carpets needed,

A buyer seeing several of
these items could quickly
come up with a high-cost es-
