In property development or housing/residential construction
industry, insufficient quality or indifference to quality usually lead
to disputes which imposes serious drain on the financial resources
and thus limits companys profits potential.
The company was introduced to the concept of Total Quality
Management with the purpose of mind and behavior calibration
and modification towards product and service quality in all
aspects of business operations. New concepts were converted to
posters and posted in strategic places in the offices and job sites
for easy recall.

Outdoor team building games are often used to build up a
company team. The idea is that when a work team are taken out of

the work place, placed in an unfamiliar setting and expected to
solve puzzles, play games with a required outcome, or any of the
many other team building activities used, they will bind together
better and become a better team.
Friendly games have shown that cooperation as opposed to
competition has a greater positive effect on team building. Team
members experience the support and help of other team members.
No one feels undervalued or unworthy as there is an atmosphere of
being in it together and being swept along in a communal effort.
Working Together, Having Fun and Achieving Success became
the battlecry and theme of the event. I design and facilitate all the
games and ask participants what they learned from the games and
how can they be applied at work.

5S is the foundation, the building blocks, for a Kaizen approach
to incremental improvement. 5S focuses on the elimination of
wastes (Muda) in the work environment: to include the office
environment as well as the construction environment.
In simplest term, the workforce was taught of the cleaning up of all
the wastes so that the work environment produces what it wants,
at the time it is needed in the correct quantities.
Visual aids were created and provided to give emphasis on the
value of 5S/Housekeeping in the achievement of efficiency,
orderliness and safety in the work environment and becomes a part
and way of employees work life. Measurement of accidents and
work efficiency were incorporated in the employees daily
performance.

The training made an emphasis on all the people we come into
contact with during the day which are our customers. Customers
include visitors, suppliers, superiors, subordinates, fellow co-
workers, and the markets that the company serves. How we treat
each of these customers has a ripple effect on each of us and those
we serve.
Everyone was given a realization that all employees must be
responsible for creating and maintaining a friendly,
informative, and, supportive business environment for their
external and internal customers.

showing and role playing.

A learning organization is a place where employees excel at
creating, acquiring, and transferring knowledge.
Employees were coached and nurtured on the concept of creativity,
elaborating the diverse creative processes and how creative
behaviors is applied in a workplace setting and thus change the
way they view themselves and re-design their focus concerning
creativity and innovation.
Finally participants were provided a thorough knowledge and
samples of where innovation can be found within the organization,
how to recognize it, and how it can be used for competitive

The training discussed thoroughly the important human needs of
every individual involved in the Real Estate Business, the required
values and work ethics to succeed and how to learn and acquire
vital personal skills in the performance of assigned tasks and
responsibilities and finally how to boost and maximize

The Human Resource Manager was happy to experience the
decline in office politics, and replaced with better team work and
rise in work efficiency and productivity.

Poka-yoke is a technique for avoiding simple human error in the
workplace. Also known as mistake-proofing, goof-proofing, and
fail-safe work methods, poka-yoke is simply a system designed to
prevent inadvertent errors made by workers performing a process.
The training made emphasis on the idea of taking over repetitive
tasks that rely on memory or vigilance and guard against any
lapses in focus. Poka-yoke can be seen as one of the three common
components of Zero Defect Quality Control.

Many examples were given for the usual mistakes being committed
in the job sites and offices. Participants learned that there are
tools to prevent these mistakes thus improving their work quality.
Savings in time, effort, and materials were realized after the
successful implementation including the motivation that it
generated in them personally.

The training highlighted the better understanding of Just-In-Time
(JIT) Philosophy and Concept.
Lectures identified the factors that influence the property
developer firms to innovate, that is by adopting new ideas, new
concept, new process or introducing new idea, or new procedure
of doing things in to their organization.
The participants were encouraged to apply the new concept in
running their day-to-day operations and thus further improve
morale, efficiency and productivity in both construction job sites
and offices.
Checking their performance chart after a month revealed that
there are signs of productivity improvement in the workplace.
