II. SCOPE OF PROFESSIONAL ARCHITECTURE SERVICE

A. ARCHITECTURE DESIGN SERVICE

A1. Concept Design:

1) Receive the Design Brief from the Client
2) Present the Concept Design to the Client
3) Concept Design drawings shall include:
- Site plan
- Building floor plans, sections and elevations
- External perspectives
4) After presentation of this Concept Design, the Concept Design stage is completed. All
further amendments to be carried into the next stage of Schematic Design or Design
Development.
Deliverables: 01 set (A3 size)

To provide revised designs up to (2) two revisions maximum, if more than two design
revisions are requested additional fee will be charged with extension of time of
completion.

A2. Schematic Design:

1) Develop the Schematic design in consideration of the approved concept design
2) Present the design to the Client
3) The schematic design shall include:
- Floor plans
- Elevations
- Sections
- External perspectives
4) Provide schematic documents for use by other Consultants (if required)
Deliverables: 01 set (A3 size)

A3. Design Development:

1) Update other Consultants design into the architectural design
2) The Design Development Document shall include:
- Detail plans
- Detail Elevations
- Detail Sections
- Architectural typical details
3) Provide design development documents for use by other Consultants (if required)
Deliverables: 01 set (A3 size)


B. Y.C.D.C SUPPLY WORK

1. Carry on all Y.C.D.C work(will start during concept design stage)

C. ESTIMATION WORK

1. Provide building estimation cost(will start during concept design stage)

D. STRUCTURAL DESIGN

1. Provide structural design calculation (will start during schematic design stage)


III. PROFESSIONAL FEE


The professional fee for the provision of IDA & L.S.K Architect Group service to be a Lump
Sum of7,000,000.00 Kyats (10% discount). The stage of payments is as follows.

DESCRIPTION OF STAGE % of Fees Per Stage Cumulative Total % of Fees
1) Upon confirmation (Mobilization Fee 1,400,000.00 kyats 20% 1,400,000.00 kyats 20%
2) Upon completion of Concept Design 1,400,000.00 kyats 20% 2,800,000.00 kyats 40%
3) Upon completion of Schematic Design 1,400,000.00 kyats 20% 3,200,000.00 kyats 60%
4) Upon completion of Design Development 2,800,000.00 kyats 40% 7,000,000.00 kyats 100%

In additional to the fee stated, for supervision a minimum of 2 site visits per week during
construction with time cost by hourly rate is chargeable separately. Supervision charges
will be billed weekly.
