You selected that perfect project, now what?


We provide you with floor plans, sales package and pre-VIP pricing ahead of the general public and other realtors. Meeting with you, we work
closely to select the best unit that suits your personal needs and budget. Once your unit reservation is confirmed, we will schedule a signing
appointment.
Review of Purchase Agreement: We meet with the Developer and/or Listing Brokerage and review the Agreement of Purchase and Sale
(APS), including explanation of Tarrion Warranty, Adjustments on Closing, Occupancy Fees, HST, Rent during Occupancy and the Assignment
Clause expect this critical step to take 1 - 2 hours. At this meeting you must have the following:

*Deposit cheque is not cashed until 10-day Rescission Period has passed

The Clock Starts Ticking


10-Day Rescission Period Begins: Congratulations, you've bought your new condo! Now the real work begins. You have 10 days (calendar
days, not work days...includes weekends and holidays) to review the executed Agreement of Purchase and Sale and the Condominium
Documents (Disclosure Agreement) with your lawyer.
Eleven Eleven will be on-call during this period to act as the go-between, with you, the listing brokerage, your lawyer and the developer.
Time is of the essence.
The 11th Day
Your purchase becomes 'firm' on this day. The unit is yours and the initial deposit cheque you wrote on the day you signed the APS will now be
cashed. (note: If you wrote additional post-dated deposit cheques, they remain valid and will be deposited on the applicable dates).

Further Deposit Cheques


Although deposits vary, you can expect a typical 20% deposit structure to be as follows:
$3,000 - $5,000 initial deposit on signing the APS
Balance to 5% in 30 days (5% of purchase price less initial deposit)
5% in 90 days
5% in 180 days
5% on Occupancy
Extra Costs:
Parking: typically $30K - $50K (varies by project)
Locker: typically $3,500 - $5,000 (varies by project)

The Excitement builds


Selection of Finishings:
Approximately 12-18 months prior to closing, you will be asked to visit the condominium decor centre to select your finishes, colours and
upgrade options. This is your opportunity to customize your unit to your tastes and lifestyle! Costs for upgrades are often payable on the
day of selection.

Interim Occupancy / Occupancy Fees


Approximately 12-18 months after selecting your finishings, you will receive the keys to your brand new condo! This is known as Interim
Occupancy. At this point, you may occupy the unit, however, it still technically belongs to the builder and you will be responsible for paying
occupancy fees to the builder accordingly. The fees represent a portion of the taxes, maintenance fees and interest on the remaining
balance owed. Interim Occupancy generally lasts six months but can vary.
Final Closing Registration of Condominium
Once the condominium is registered with Land Registry, the ownership of the condominium unit will be transferred to you and will require a
mortgage. All adjustments at Final Closing are due. Examples

Legal Fees
Assignment: Buyers may opt to sell their unit prior to construction. You are selling your interest in the agreement you have with the
developer. Assignment rules vary by builder and project and must be strictly adhered to. Assignments may have fees associate which are
generally paid for by the original buyer (assignor).
