ESD Mission Critical Facilities (MCF) Group offers a breath of services not found within the
data center engineering industry. As a part of our 5X program, ESD MCF Group offers a series
of up front studies that assist the developer in the site selection, acquisition, business model,
and financial analysis of large data centers nationally. These studies are provided by a team of
experts that focus on business aspects of an acquisition, as well as marketing aspects to help
fill our clients buildings.

Building Repositioning

Power, Fiber, and Threat (PFT) Analysis


One of the first steps in selecting a site location is to identify the PFT analysis. The first step is
to identify existing power and fiber connectivity to the site. This is conducted through a series
of conversations with both electrical utilities and local fiber providers. In many cases, ESD will
have discussions with over 20 carriers to identify where fiber is located as well as what it would
take to bring fiber to the site. Running concurrently, ESD conducts threat evaluations that focus
on site location (flight paths, railroads, chemical plants, etc.) economic development, crime, and
weather conditions. The combined information of the PFT creates a Go or No Go scenario.

Technical Program
Once FPT has been verified and approved, ESD engineers will develop concepts and data
center plans to identify layout and the overall program. Engineers create riser diagrams, project
narratives, floor plans, site plans, and critical infrastructure definitions. In addition, based upon
the geographical location, ESD will identify the best methods for free cooling based upon
weather statistics and mechanical calculations.

Migration Planning (2 Phase Approach)
Phase 1 (Preliminary) ESD develops a high level project schedule for the migration of technology
systems, identifies possible resource and knowledge gaps, and creates preliminary technology
budgets for the project. This phase creates an overall plan of action, and identifies project scope
moving forward.

Phase 2 (Detailed) Breaks down the tasks of the project from basic descriptions to
comprehensive lists which are essential for day-to-day management. Oftentimes, theres a
realization of additional needs that the client would prefer to coordinate step-by-step or hour-byhour. Phase 2 tasks are typically offered on an hourly fee structure but can be offered as a fixed
once phase 1 has been completed.
Migration Management
Migration Management is available to efficiently manage the execution of the project schedule.
This involves weekly meetings with the IT team to make sure that tasks are on track, and
accurately communicating needs to the construction team.

Where the planning phase

encompasses a basic checklist of tasks, the management component breaks down each task
and determines efficiencies and in-depth procedures to follow. This service includes the keeping
the technology systems scope and budgets in line with estimates.

Data Center Development
Data Realty came to ESD Consulting to assist in the
development of their new 49,000 sf data center. The
challenge was to get financing based upon a concept. ESD
provided the technical program required to get financing
and assisted in early-stage marketing. The project was
successfully financed and is now generating revenue.

CUSHMAN & WAKEFIELD - MWEST HOLDING


Santa Clara, CA
Data Center Development
C&W identified a potential data center project within the
Silicon Valley region for MWest Holding (an owner of over
70 buildings in the area). The site had an existing building
which was not generating revenue at its potential. They
wanted to evaluate if the site could support a new data
center. ESD Consulting identified the potential for a
130,000 sf data center building and created the technical
support materials to market the site.

VIESTE ENERGY
Glendale, AZ
Data Center Development
Referred to ESD by Arte Investments, Vieste Energys
project was to build a recycling plant near an existing
landfill and create an energy plant to feed a data center.
The methane fuels the turbine generator (12.5MW) and
creates ample chilled water to support the data center.
The project is a 100% renewable energy project.

BPs data center design was based on the Uptime Institute
Tier II design requirements. It is a 60,000 sf facility which
includes 10,000 sf of data center designed for high density

project approval process.

CENTERPOINT PROPERTIES
Chicago, IL
Acquisition Services - Land Sale
The property was under bankruptcy for several years prior
to CenterPoint Properties taking control of the site. ESD
Consultings assignment was to evaluate the city block
and develop a master plan to encompass a 467,000 sf data
center, 464,000 sf parking garage, 115,000 sf of retail,
361,000 sf hotel, and 264,000 sf apartment complex. The
site was adjacent to the proposed DePaul University Arena
as well as a new hotel.
Working closely with CBRE, ESD evaluated the Planned
Development Program and identified the cause and
capacity of the site. ESD Consulting created a master
plan encompassing four used over 1,200,000 sf and
provided estimating and pro formas to show potential
buyers.
Multiple land buyers bid on parcels or the entire city block
for development. Parcel B (half of the city block) is under
negotiation with a sale pending in Q1 of 2014.

AMERICAN EXPRESS DATA CENTER

Acquisition Services
Upon moving their data center to Arizona, the owner
retained Colliers International to market the existing data
center. Colliers International turned to ESD Consulting to
identify how to bring the facility up to current data center
standards and assist in the marketing of the building.
The 540,000 sf facility was in excellent condition. ESD
recommended reconfiguring the existing infrastructure to
the third floor. This allowed for a fast track schedule and
offered the collocation product quickly to the market. Upon
generating revenue,the remaining floors would then be
built out to support over 140,000 sf of new data center.

NORSCA GROUP

Building Repositioning

ESD Consulting evaluated the building to determine if it


could be repositioned into a data center. The site showed
a promising future as a data center due to its location and
structure. It contained all the baseline requirements for
a Class A data center with additional features to expand
to a campus environment. The 16-acre site supported
a 287,000 sf building and was capable of supporting
additional new data center Greenfield construction.
The project will go to market in Q1 of 2014 to prospective
tenants.

THE FRAIN GROUP

Building Repositioning - Warehouse to Data Center

ESD Consulting provided planning services to reposition


The Frain Groups warehouse into a new data center. The
site was supported by 40MW of power, and the second
floor structure supported 400 lbs/sf.
The site was sold to Digital Realty Trust at an undisclosed
amount.

CNA INSURANCE
Acquisition Services
Originally designed by ESD in 2007, the 69,000 sf data
center houses critical processing for CNA Insurance. In
August 2014, CNA retained the brokerage firm of Studley
to sell the data center in a sales leaseback model.
Understanding that the sale of a data center asset is not
a typical model within the real estate industry, CNA and
Studley turned to ESD Consulting to help in the sales and
transaction of the data center.
The team received three competitive bids for the data
center, and the transaction closed within four months. ESD
Consulting now provides the successful bidder, Byte Grid,
additional services.

THE JOHN BUCK COMPANY (TJBC)

Acquisition Services
The John Buck Company had been pursuing the acquisition
of a four-building complex, specifically two buildings
within the complex. The objective was to shed one of the
building assets in the portfolio which contained an 80%
leased data center. TJBC retained ESD Consulting to
evaluate the existing conditions of the asset and create a
master plan to upgrade the data center to support tenant
requirements of 100 w/sf.
ESD recommended to condo the building so the data
center is a separate address and can be advertised as
an 80% occupancy data center. We also introduced 10
potential data center buyers to the project. Negotiations
are currently underway on the purchase.

SONY DATA CENTER

The 40,000 sf data center was abandoned in 2008 and had
been marketed unsuccessfully for five years. Sony hired
Newmark Grubb Knight Frank (NGKF) to represent the sale
of the building. As a partner of the brokerage community,
ESD Consulting evaluated the condition of the building
and identified the maximum potential of the data center to
be built at the site.
The Sony Data Center was sold to Lincoln Properties / T5
in December 2013 (six month sale).

ShopperTraks workspace supports product engineering,
quality assurance testing, and final assembly for their

The consolidation of three of Follett Corporations Illinois
offices into a new corporate headquarters became an
opportunity to transform their workplace into a more

The existing Sun Times campus, which until recently served as a printing and distribution center, is being redeveloped into a high power density and
efficient data center facility. The building layout and configuration, with its large open spaces and high structural rating, lends itself to this repurpose.
The spine or middle of the building (once used to hold the buildings printing presses) is well-suited to support data center electrical equipment and
is positioned for efficient power distribution to the critical spaces along the buildings wings. Long haul and metro fiber rings are easily accessible from
the site due to its proximity to the Chicago Transit Authority (CTA). High-power capacity fed from different utility company substations is already on site;
additional power can be made available quickly due to the sites proximity to multiple utility company substations.

ESD provided consulting engineering services for the electrical design and construction of an enterprise data center for a large technology client on
the West Coast. The design for the 82,000 sf data center spine is modular and incorporates ultra-efficient components to meet a target overall energy
performance of 1.07 PUE. The Tier IV electrical system configuration includes direct feed of IT equipment at 415V and is designed to support all the common
shared critical spaces (MDF rooms, POE, etc.).
The project includes an admin block with eight data center clusters, each with a 2.4MW of IT equipment load capacity (overall capacity of 19.2MW). The
electrical system configuration of each data hall cluster depends on the required reliability and redundancy requirements within the data call; therefore,
these configurations may vary.

Revolutionary design with state-of-the-art electrical and mechanical infrastructure and access to all major telecommunications routes and carriers. At
221,000 sf, the facility has the equivalent floor space volume of approximately four football fields. Located on a 14.31 acre site, the facility can be expanded
to accommodate an additional 100,000 sf of raised floor space. The data centers exterior wall and roof structure are designed and built to withstand 190
mph winds - equivalent to an EF5 tornado.
There are 56 private and secure hard-wall suites. Each suite consists of 1,000 sf of raised floor space that is entirely usable for IT equipment. In addition,
each suite has an accompanying 670 sf support room for air conditioning and uninterruptable power supply (UPS) equipment. The suites are expandable up
to 4,000 sf of contiguous data center space. The utility and generator yard are fully enclosed, secure and monitored. Certifications are in process for LEED
(v4 data center), Uptime Institute Tier Level III, SSAE-16 and ISO-9000.

ESD provided design services for this facility at Ignition Park, which with Innovation Park forms South Bends first dual-site, state-certified technology park.
This site is located at the Historic Studebaker manufacturing facility, an icon within the community for decades.
ESD Consulting initially performed a feasibility study to identify the capability of repositioning a 52,000 sf building into a data center. We created a master
plan for the site based on this study, which included a modular design so that it could be expanded as needs increase.
The facility contains over 15,000 sf of data center white space across three separate data center suites, designed for over 2.25 MW of critical power and
1,000 tons of chilled water cooling. The mechanical design includes N+2 CRAH units and N+1 evaporative-cooled chiller plant. The chilled water system
was designed mechanically and electrically to support the full critical load during a loss of water to the site, eliminating the requirement to add expensive
condenser water storage.

Originally ESD was brought in to evaluate the feasibility of turning this industrial park into a modern data center campus. Upon review of the site, ESD
determined that the site due to its power capacity and structure would be well suited as a data center campus, capable of supporting 80 MW of power and
575,000 sf of data center infrastructure.
Digital Realty Trust (DLR) began further investigating the market, and requested that ESD further evaluate the site based upon DLR campus criteria. ESD
performed due diligence and master planning for the site which include two additional facilities that could be housed on the campus.
Upon purchasing the site, DLR hired ESD as the prime consultant for the park consisting of retrofitting multiple building shell/core and the design of
multiple data centers to support their wholesale data center offering.

The CenterPoint Project is a 680,000 sf development and also includes a high-end 600-key hotel, retail, commercial, and residential structures. The facility
will have 265,000 sf of white space over seven floors with the option of 300,000 sf of additional white space on the first floor. The development will house
26 - 2500 MW generators, 150,000 gallons of fuel, 13,000 tons of chilled water, all on 1 acre of land.
Each data center floor is designed to have two suites capable of accommodating 1.8mW of critical power and approximately 520 Tons of cooling. The
facility has direct access to long haul fiber, and a total of thirteen carriers are in close proximity to the site.

The Bank of America Data Center was an existing data center consisting of four pods, each with a white space area of approximately 10,000 sf and an
electrical density requirement of 2.5 mW.
The mechanical design for the data center was based on the Uptime Institute Tier IV requirements of having two independent mechanical equipment rooms
for redundancy requirements. Each of the mechanical equipment rooms consisted of four nominal 1,050 Ton chillers, cooling towers with a constant volume
primary, variable volume secondary chilled water pumps, and constant volume condenser water pumps. The mechanical system design included a thermal
water storage tank for the operation of the data center in the transition time required between an electrical power outage and the start of the chillers. It
also included a make-up water storage tank for the operation of the cooling towers in the event of a water outage.
The scope of the project was based on the build-out of the second data center pod to match the design of the first pod, along with the corresponding design
changes associated with the mechanical and electrical infrastructure. The scope of work for the data center was later revised by the client to decrease the
electrical density within Pod No. 1 to 1.5 mW and to increase that within Pod No.2 to 3.5 mW. The server cabinets increased in electrical density to 30 kW
per cabinet.
The electrical density increase to 30 kW per cabinet for the second data center was accomplished using the same number and size of CRAH units installed
in the first data center. The CRAH units cooling performance was increased from approximately 30 Tons per CRAH unit to approximately 50 Tons per CRAH
unit. This was accomplished by increasing the CRAH unit chilled water system flow rate and CRAH unit air temperature difference from the data center
using a hot aisle containment system.

ESD developed a customized data center growth projection model for space, power, cooling and IT system type, taking into account historical trends and
known projected needs based on platform, applications, strategic and business initiatives, industry standards, technology densification, etc. Allstates
existing technology equipment was evaluated including servers, storage, network, mainframes and midranges to create a capacity forecast for the
facilitys appropriate power, space, and cooling. The models forecast period covered a range of five to fifteen years.
ESD provided the design for the entire data center facility including central plant and distribution as well as for the raised access floor environment. This
included the layout of all IT equipment.
Allstate decided to migrate from dedicated servers to a virtualized blade environment for more efficient use of space, power, and cooling, and to maximize
the availability of the applications running on the system. ESD researched current virtualization trends and coordinated with manufactures during the
equipment selection process to present a variety of power and cabinet configurations for the Allstate facility operators to choose from.
During the design, ESD helped Allstate develop best practices for the data centers layout and operations. Designated zones were created for storage, MDF,
network, mainframe, low and high power density server zones based on the IT systems Allstate had chosen. This provided a balanced system designed to
allow the most efficient use of power and cooling with maximum flexibility to support future needs.

Due to customer demand for more power and colocation space in close proximity to downtown Chicago, Latisys Corporation expanded their Oak Brook data
center by more than 20,000 sf of high density raised floor. The expansion took place in two phases - the first consisting of approximately 9,000 sf of raised
floor and the second, 13,000 sf.
The data center houses corporate information and websites for about 70 companies and organizations, and Latisys customers rely on them for security
and reliability. ESD created an 80,000 sf master plan for the campus and MEP infrastructure upgrade requirements, and provided MEP / FP, Technology,
and Energy+Eco services for the expansion. One of the designs key objectives was to lower PUE, gaining more operating efficiencies and the reduction of
operating costs. The data center contains approximately 150 w / sf, seven emergency generators, and a chilled water system.

As the lack of existing infrastructure to support technology trends within the collocation, enterprise and financial markets grows, the national data center
and electronic trading markets will be increasingly in demand.
ESD is designing, planning, and executing the conversion of the Northern Trust Operations building located at 840 South Canal, into a seven-story, 440,000
sf mega data center building. The building also houses a two story, 80,000 sf electronic trading facility. Designed at 150 watts per sf, this is the second
largest megawatt installation in the City of Chicago.
The design and construction of Mechanical, Electrical, Plumbing, Technology, and Fire Safety systems will be carried out by ESD (Prime Consultant) and
Nova Construction, with the first phase scheduled for completion on September 1, 2011.
The goal is to have a high efficiency electrical and mechanical infrastructure capable of a desired 1.3PUE. The data center will be supported by a high
efficiency UPS catcher block design (96% efficient down to 25% load) and distributed redundancy to the loads by increasing normal operating load on the
PDUs to 66%. Utilizing a N+1 UPS system. This configuration provides power to servers from two different PDUs (dual carded) and insures against loss
of power in the event of a PDU failure or during maintenance and still provides enhanced efficiency compared to 2N systems which are loaded to 50%
capacity under normal operating conditions.
The project will also utilize a concurrently maintainable generator, and 8,000 tons chilled water N+1 configuration. Higher efficiency water cooled chillers
(~0.48kW/Ton) will be utilized to help achieve overall efficiency. This facility is also supported by 10 fiber carriers leading to a meet-me-room environment.
ESD anticipates a PUE of 1.3.
