High Rise Steel Construction

o Takes time
- For high rise concrete
construction, it takes a lot of time
to finish the construction than
steel construction. This is
because, when doing a concrete
construction, they need to do a
formwork first, then binding the
reinforcement and put the
reinforcement, then pour the
concrete. The concrete need to
leave until it matured ( about 24
days ). So, it really takes time to
complete it level by level.

1. SPEED OF
ERECTION

o Faster
- High rise steel construction is
more faster than concrete
because of, it do not have to
wait for the matured. The
construction start by
manufacture at the factory, then
deliver to the site, then install
level by level by bolting &
grouting. So that, it can
complete in a short time.

o Can be form into any shape (flexible)


- For the high rise concrete
construction, the building can be
form into any shape such as circle
or etc because of it is flexible. It
depends on client what shape
they want to make, but it is quite
difficult in making the formwork,
but it still not impossible to make
a high rise building in any shape
when using concrete
construction.

2. SHAPE

o Limited in design choice


- Steel construction is limited in
design choice because the shape
in standardized. The steel
construction is made at a factory
then deliver to the site, it is
hard/difficult to deliver to the
site if the size is not
standardized. Besides that,
when it is make at a factory, it is
hard to set the shape into the
flexible shape because of the
machinery to make that steel
only can set in a limited size &
design.

o More tradesman involves at site


- For high rise concrete
construction, more tradesman
involves due to make a
formwork-carpenter, binding the
reinforcement-barbender, make
the conrete-concretor, and etc.
So, more labour needed due to a
lot of work to do.

3. LABOUR

o Less tradesman involves at site


- High rise steel construction
involves less tradesman due to
no need carpenter barbender,
concreter and etc. The steel
construction just need skilled
and specialist labour for jointing
and grouting the steel

o Messy
- Site for high rise concrete
construction will be messy due to
a lot of formwork, reinforcement,
sand, concrete mixer and etc at
site. This is due to the that type
of construction need all of that
material.

4. SITE
CONDITION

o Less expensive than steel


- Is it less expensive than steel
because it doesnt need to rent a
large transportation and a large
plant & machinery to make a
construction. This is an in-situ
construction, so they just need to
use a small transportation to
transfer the formwork,
reinforcement and etc when
needed, and it is not really costly.

5. COST

o Less messy
- When the steel make at the
factory, the site for high rise
steel construction will look less
messy because there doesnt
need formwork, reinforcement
ant etc, the steel just deliver to
the site to be install. So, the site
will be more clear compare to
the site that use concrete
construction.
o Expensive
- High rise steel construction is
more expensive than concrete
due to manufacture at the
factory than need to use/rent a
large transportation to deliver to
the site which it is really costly.
Besides that, the use of
specialist labour, large and plant
& machinery to lift the steel to
the high rise and specialist
contractor also make the high
rise steel construction
expensive.

o Easy to get the material


- For concrete construction, the
availability to get the material is
more easy due to the demand for
that material, a lot of factory for
the concrete especially in
Malaysia.

6. AVAILABILITY
OF MATERIAL

o Hard to get the material because


not every place have a steel/IBS
steel factory
- For steel construction, the
availability to get the material is
quite hard due to the availability
of the factory.

o More safety
- It is more safety that steel due to
quite easy to construct. It is
constructed level by level. For
high rise concrete conctruction, it
is less cases in labour
injured/death.

7. SAFETY

o Less safety
- This is because, when the site
that use steel construction
especially high rise building, the
labour need to jointing and
grounting all the steel, it makes
less safety. Besides that, the use
of large plant & machinery to lift
the steel to the high level really
give a risk to all the labour.

o Not really need specialist labour


- High rise concrete construction
just need to use a skilled labour
such as barbender, concreter and
carpenter, and then they need a
lot of unskilled labour to pouring
the concrete and etc.

8. SPECIALIST
LABOUR

o Need specialist labour


- This is because, to jointing and
grouting the steel, is not so easy,
it need to use a specialist from
the factory that make the steel
to do that work. Besides that, to
install the steel, they need
specialist to handle it.

o More aesthetic value


- High rise concrete construction
more aesthatic value because of
it is flexible in design. Client can
request any shape they want if
they are using concrete
construction.

9. AESTHATIC
VALUE

o Less aesthetic value


- High rise steel construction less
aesthetic value because of it is
limited in design choice
compare to steel. All steel
construction building have a
simple shape.

o More resistance in fire


- High rise concrete construction
can can resists to the fire up to 2
to 3 hours compare to the steel
because of the characteristic of
the concrete itself.

10. FIRE
RESISTANCE

o Less fire resistance


- High rise steel construction less
resistance to the fire, it just
resist about 1-2 hours only
compare to the concrete.

o Need a large site because of all the


material need to be place on site
- For high rise concrete
construction, it need a large site
to keep the formwork,
reinforcement and etc to do the
construction.

11. SITE &


NATURE OF THE
SITE

o Can be used even at a small site


- High rise steel construction can
be done in a small site because
all of the steel had been made
at the factory. So, at the site, the
doesnt have formwork,
reinforcement and etc.

o Wet construction
12. TYPE OF
- This is called wet construction
CONSTRUCTION
because of the concrete itself is
wet and need to wait for 24 days
to be matured and strong enough
to receive the load.

o Dry construction
- This is a dry construction
because the use of steel is dry
which had been made at factory
than deliver to the site.

o Better sound insulation


- High rise concrete construction
have good/better sound
insulation than concrete because
of the characteristic of the
concrete. Thats why most of the
house using concrete.

13. SOUND
INSULATION

o Less sound insulation than concrete


- The steel construction less
sound insulation because of the
characteristic of the steel itself.

o Not really good in quality control


- This is due to when the concreter
mixed the concrete in a concrete
mixer, there may be less water,
sand, aggregates or etc or maybe
the quality of water that use is
not really absolutely clean, so it
may less in quality control. BUT
can use ready mixed concrete
where the concrete is make at a
factory then deliver to the site,
the quality is really good control
but it is quite expensive.

14. QUALITY
CONTROL

o Good quality control


- This is due to it is make at a
factory, so it is surely have a
good quality control when all
the machinery produce the
setting material.

o Less maintenance
- Because the concrete less
exposed to corrosion that the
steel. Besides that, concrete
building required less upkeep and
maintenance over the years.

15.
MAINTENANCE

o High maintenance
- Because the steel more exposed
to corrosion especially if the
building located in a marine
area.
