3.

0 PROJECT SPECIFICATIONS

Two Stories Bungalow Lot:

This is a housing project in Batu Pahat which is one of our mega projects with the
municipalities. This project database is tailored, but is completely customizable and may be
easily adapted for new home construction in future, subcontractors, or a wide variety of
others developments.

This housing project consists of a two stories bangalow with a car park attached that
will be built off an existing portion of the land in Batu Pahat. The land wide of this project is
approximately 1.2 ha .Site view of the bungalow is show in Appendix A.

Permits
All necessary permits obtained to proceed construction work.

Professional Fees
Certification of plans by Structural Engineer will be reviewed time to time.
Demolition
All necessary demolition work where required.

Rubbish Removal
Removal of all construction debris before, during and after constructions works going
on.

Excavation
All necessary excavation for a new addition and export material for cut and fill works.
Provide necessary dirt hauling. Provide excavation for a full basement for the new
addition.

Concrete or Blockwork
All concrete and block work necessary for structurally secure addition. Provide and
install 8" concrete blocks necessary for remodellingproject. Provide and install an
exposed aggregate concrete slab as specified. Provide concrete footings for new
addition.

DampProofing
Damp proofing is a necessary for the project. Provide and install drain tile for the new
addition. Provide and install one sump basket for the new drain tile system. Provide
and install one sump pump for the new drain tile system.

Framing
All framing that specified in plan details.

Soffits And Fascia


Provide and install 1"x6" cedar fascia for the new addition. Provide and install
plywood soffits for the new addition.

Exterior Trim
Provide and install wood drip-cap.

Roofing
Standard roofing is over new addition. Roof the new addition using 30yr shingle
roofing.

Siding
Provide and install 1"x6" cedar lap siding for the exterior walls of the new addition.

Exterior Doors
Provide and install one panel exterior door WINDOWS. Provide and install 8
standard double-hung windows.

Exterior Painting
Prime and paint new installed fascia. Prime the new siding with oil based exterior
primer and double-coat with exterior latex paint. Prime the new soffit with oil-based
exterior primer and double-coat with exterior latex paint. Prime the new windows
with oil-based exterior primer and double-coat with exterior latex paint.

Gutters And Downspouts


Provide and install downspouts for the new addition. Provide and install gutters for
the new addition.

Electrical
All necessary for electrical work in the project, will provide and install wiring for 2
exterior outlets. Provide and install 2 phone openings. Provide and install 10 white
step-baffle recessed lights with 75 watt flood bulbs. Provide and install 2 hardwired
smoke detectors. Provide and install all necessary switches.

Interior Trim
Provide and install standard oak base. Provide and install standard oak crown
molding. Provide and install standard oak window casing.

4.0 PRELIMINARIES WORKS SPECIFICATION

4.3 Contractor's Office Accommodation

Provide and maintain the contractor's office, store, workshop and accommodation as

required by the contract and as approved by the S.O.

Provide and maintain mobile telephone for S.O including settlement of bills the telephone
as approved by the S.O.

4.4 Office Accommodation For S.O & Staff


Provide and maintain the client & consultant office, workshop and accommodation as required by
the contract and as approved by the S.O.

4.5 Safety Measure


Provide and maintain all necessary personnel protective equipment.

4.6 Meeting
Site meeting and co-ordination meeting and discussion.

4.7 Progress Photographs


Provide progress photographs.

4.8 Progress Report


The contractor shall further submit at monthly intervals a full status report on the progress ofthe
works in a form to be agreed with the S.O and specified in the specification.

4.9 Soil Investigation


The soil investigation must be conduct from consultant approved by the S.O. to get the
information about the condition of the soil and propose the suitable foundation of building that
will be constructing.

4.10 Project Signboard


Provide and erect approved signboard as shown on the drawing and approved by the S.O.

4.11 Connection Permanent Water & Electricity

Allow the provision of the clear water, lighting and power of the works, offices,
laboratory, store and accommodations during the contract period as approved by the S.O.

4.12 Temporary Electricity


Allow the provision of the clear water, lighting and power of the works, offices,
laboratory, store and accommodations during the contract period as approved by the S.O.

4.13 Temporary Water


Allow the provision of the clear water, lighting and power of the works, offices,
laboratory, store and accommodations during the contract period as approved by the S.O.

4.14 Telephone
Provide for the installation of a telephone.

4.15 Fax
Provide for the installation of a fax machine.
