Smart eco components as e.g. an own ecological energy supply, closing of raw
material cycles and nutrient cycles as well as internal water supply and waste water
management demonstrate variable feasibilities and at the same time give incentives
to copy it. In this context especially the numerous international business contacts and
the initiators know-how regarding most innovative energy & environmental
technologies are very useful, which he wishes to apply in the course of the project
and also teach the project participants and Seychellois as well.
Integrated elements for land cultivation, which are adapted to the local conditions,
such as Permaculture, Terra Preta production & application, Forest Gardening and
also Agro Forestry will provide abundant, high and sustainable yield on smallest
parcels of land.
The combination of those approaches of land use & cultivation may serve as a
demonstration project for local followers who want to join an extended and nature
As a long term goal of the project team we imagine following gradually the ideas of the
UBUNTU concept, the so-called Contributionism as well, which has been investigated by
Michael Tellinger (South Africa) for many years, who recently published a book on this topic.
The core element consists of community contributions of labour which guarantee a mostly
autarkic supply of all basic goods without any cash flows, but by voluntary work and
contributions of its members only. Thus for our western, money-based societies a proof is
possible that within a community, which is based on new social rules, no money transfer
must happen necessarily, maybe it is even hindering. Thats an ambitious and visionary goal,
but it is affordable.
To grow as a community of the new paradigm into our future power of co-creation, which is
already living within us, both of the approaches presented (as well as others more, for sure)
are to be unified and recognised within ourselves.
As a result, a collaboration of people for everybodys good can grow, which respects that in
each moment everything is allowed to-be-as-it-is, because in their consciousness right or
wrong no longer exist. Each of them has accepted that valuations prevent us from
developing towards a state of continuous balance a state in which duality loses more and
more of its importance.
Extended context of the project:
As one more important module of our activities, a Centre for New Work will be founded by
the project team initially most probably on La Digue, as developed by Professor Frithjof
Bergmann (USA) for more than 30 years and realised in projects around the world (later-on
also to be established at Mah and Praslin, of course).
The lead discovery of the very personal occupation or doing that I really, really want to
do, the reskilling (e.g. entrainment/discovery of useful/satisfying craft skills and others)
and the enforcement of so-called Makers spaces are the core elements of New Work.
Makers spaces are small garages for producing most of all core goods required for every
days life by your own (occasionally linked with other garages and supported by high tech
devices like so-called fabricators, e.g. highly innovative 3D printers), which make the daily
life more comfortable or even luxurious at affordable costs and which nowadays are almost
entirely imported to the Seychelles. Most of them are so-called luxury goods.
In this way we offer a locally adapted alternative to support and jointly develop further selfsupply in the Seychelles. This is a key to a new form of independency from the global
currents of money, goods and services, e.g. a holistic form of self-supply with (almost) all
required and desired goods for every days use. The production (=added value) is performed
by the people themselves. Thus, the economic benefit almost entirely remains in the
Seychelles, and the demand for money for the import of goods and services decreases.
Framework, strategy of realisation, structure, financing:
Two properties, supposedly in direct neighbourhood, have been identified, one almost 5 ha
and one slightly more than 5,5 ha in size. The first mentioned is without any buildings on it
and is offered by a real estate broker from the Seychelles. Contacting is ongoing. The
secondly mentioned is not maintained and used over years and has been offered by a
German real estate broker for at least three years (at a price which is much too high). There
was a small four-bedroom hotel out of the eighties which also has not been maintained for
many years. A recent visit of the property showed it being completely destroyed.
The land is almost flat from the beach, but after some ten meters towards the mountain
becomes more and more rocky as well as steep, not sufficient for built of houses without
huge pilings or traditional gardening approaches. Maybe of the land at maximum is usable
for housing and gardening.
Thus, each form of permanent property use like cleaning of the land by the project team
under tropical conditions prevents ongoing depletion and thus prevents the decrease of its
value; the abundant, uncontrolled growth of vegetation will be gently and permanently
controlled by mans hand, and afterwards, due to the way of its use and professional &
ecological repair and building work (with own investments, as far as required), a permanent
increase of the property value will take place. On this basis a permanent benefit for all parties
involved is achieved.
Instead of buying the property (which is the landowners current aim) we would suggest a
long-term agreement for the project realisation, based on the terms of use including an
added value agreement due to the planned way of use, as mentioned above. In case these
ideas are of interest, the project details and all juridical & formal requirements and framework
conditions have to be properly negotiated with the landowners in personal meetings. The
landowners experiences with formal aspects of the planned way of land use and his good
contacts to the government may be of value.
To be noted: There actually exists an absolute stop for new planning and building projects for
La Digue. Thus, existing permissions for planning and building must be carefully investigated
and proofed before further project realisation efforts on these properties make any sense.
Maybe an exception even is possible due to the unique character of this project. General
built permission is up to 50m above see level only.
The creation of a project team together with the owners could be an appropriate and possible
approach. To facilitate such an innovative way of project development, a kind of private club,
headed by the initiator, was already founded, appropriate for this purpose.
At a limited scale, financial resources are available to the private club and to the participants
to cover direct personal expenses as well as preliminary costs to overtake the land, to do
initial repair work and projects to install basic facilities. Further projects of property use
connected to higher expenses will be realised in a course as more money flows into the
project, more project partners are joining and on the basis of the commitments with the
owner.
For this reason, investors (preferably private ones) and participants shall be attracted as
soon as possible by detailed documentation on the property and a good project sketch.
Those interested parties may engage financially in the project realisation, especially in the
initial building phase, even though not necessarily attending physically on site.
Time frame:
For the exploration and the preparation of further project steps on site, the initiator is present
on the Seychelles at least from late October 2014 until late January 2015. In this issue, he
will be supported by one more project partner initially from late November 2014 until late
December 2014. Further plans depend on this initial phase. All preliminary contacts during
the first four weeks of stay already turned out to be most promising.
