LEASE AGREEMENT

This Deed of Lease has entered into the 14th of March 2014 between,
Smt. H.B.Bhagya, aged about 59 years, W/O P.N.Chandrashekar, residing at
No.1/7, P.V.N. Block, Adipampa Road, V.V.Mohalla, Mysore-2 hereinafter called
as the LESSOR of the First party,
AND
M/S BSR INFRATECH INDIA LTD,#851,D Block,15th cross,sahakar
nagar,Bangalore-560092.

Hereinafter called the LESSEE(second party) of the other part witnesseth as


follows:1. The Lessor is the absolute owner of the house no. Door. No. 1/4 (House)
P.V.N. Block, Adipampa Road, V.V.Mohalla, Mysore-2, hereinafter called
the Schedule premises is in possession and enjoyment of the same.
2. The Lessor is intended to lease out the schedule house premises and the
Lessee is willing to take the premises on lease, both the parties to this
Agreement agreed to the following terms and conditions.
3. The Lessee is hereby undertake to pay rent of Rs.9,500/- (Rupees nine
thousand five hundred only) with an advance of Rs. 90000/- for house
(1/4) per month and the tenancy commences from every first day 0f the
month.
4. The parties to this Deed agreed that the duration of this lease is for a period
of 24 months from 4th of june 2014. The Lessee hereby undertakes to put
the Lessor in vacant possession of the schedule premises on or before
4.06.2016.
5. The Lessee has no right whatsoever to sublease the schedule premises in
any manner to anybody else without the written consent of the Lessor.
6. The Lessee has right to carry on the business in the schedule premises. The
Lessee has no right what so ever to change, alter or admit on any other
person in the business run by the Lessee in the schedule as a partner or in
any other manner without the written consent of the Lessor.
7. The Lessee hereby undertakes to keep the schedule premises in good
condition by way of carrying out white washing, painting etc., once in a
year. The Lessee further under takes that he will not put up or alter any
permanent structure in the schedule premises within the period of lease.
The Lessor has right of inspection of the schedule premises within the
reasonable time that is during the hours.

8. The Lessee is hereby undertakes for any reason in the Lessee commits any
breach of all or any of the conditions mentioned above in such an event
the Lessor has every right to evict the Lessee from the schedule premises.
9. The right of extension of the lease period will be with the lessee subject to
the acceptance of the Lessor. The option of extension of lease period by the
Lessee shall be intimated by Lessee to the Lessor through a written notice,
30 days prior to the expiry of the agreed lease period. Wherein the lessor
shall intimate Lessee about acceptance or refusal of extended lease period
within 7 days from the date of receipt of written Notice as mentioned
above. In case the Lessor failed to cause a reply to the Lessee within the
prescribed period it is agreed that the extension period of lease offered by
lessee is deemed to be accepted by the Lessor.
10.It is agreed between the lessor and the Lessee that option of further
extension of lease period by the Lessee shall be for a maximum period of
one year excluding the lease period motioned under this Lease Deed.
11.It is agreed that in case of the Lease that the schedule has to be returned
back to the lessor in the same condition when it was taken for the lease,
12.Wherever the work Lessee and Lessor is mentioned the same shall
include their respective legal heirs, administrators, assigns, legatees and the
person or persons claiming through or under the said persons.
13.The lessee agreed that the tenure period will be completed by him, in case
of vacating before the tenure period the caution deposit (advance) will be
paid by the lessor after the completion of the tenure period only.
14.The lessor will keep with him the rites of extending the tenure of the lessee
at his discretion and at the time of vacating the lessor deducts 10% of the
caution deposit (advance) amount for painting and maintance and rest will
be paid to the lessee. In case the lessee as done any damage for the said
schedule the bearing amount need to be paid by the lessee only and
binding.

The Lessor and the Lessee are hereby affix their signature to this Deed

2014 at Mysore.

LEASE AGREEMENT
This Deed of Lease has entered into between Sri P.N.Chandra Shekar, aged about
66 years, Son of Late Sri.P.V.Narayanswany, residing at No.1/7, P.V.N. Block,
Adipampa Road, V.V.Mohalla, Mysore-2 hereinafter called as the LESSOR of the
First party,
AND

Sri. Raguraman B. aged about 43 years son of G.K.Badikkillaya residing


at Door. No. 159/5B (House) K.S.P.B. Road, Vijayanagar 1st Stage, Mysore
hereinafter called the LESSEE of the other part, witnesseth as follows:1.The Lessor is the absolute owner of two shops bearing No.159/5B opposite
kuvempu Trust Building, Main Raod, Vijayanagar 1 st Stage, Mysore,
hereinafter called the Schedule premises is in possession and enjoyment of the
same.
2.The Lessor is intended to lease out the schedule shop premises and the
Lessee is willing to take the premises on lease, both the parties to this
Agreement agreed to the following terms and conditions.
3.The Lessee is hereby undertake to pay rent of Rs.3,000/- (Rupees three
thousand only) for house per month and the tenancy commences from first of
every month.
4.The parties to this Deed agreed that the duration of this lease is for a period
of 24 months from 1st of august 2011. The Lessee hereby undertakes to put
the Lessor in vacant possession of the schedule shops premises on or before
01.08.2013.
5.The Lessee has no right whatsoever to sublease the schedule premises in any
manner to anybody else without the written consent of the Lessor.
6.The Lessee has right to carry on the business in the schedule shop premises.
The Lessee has no right what soever to change, alter or admit on any other
person in the business run by the Lessee in the schedule shops as a partner or
in any other manner without the written consent of the Lessor.
7.The Lessee hereby undertakes to keep the schedule premises in good
condition by way of carrying out white washing, painting etc., once in a year.
The Lessee further under takes that he will not put up or alter any permanent

that is during the business hours.
8.The Lessee is hereby undertakes for any reason in the Lessee commits any
breach of all or any of the conditions mentioned above in such an event the
Lessor has every right to evict the Lessee from the schedule shops premises.
9.The right of extension of the lease period will be with the lessee subject to
the acceptance of the Lessor. The option of extension of lease period by the
Lessee shall be intimated by Lessee to the Lessor through a written notice, 30
days prior to the expiry of the agreed lease period. Wherein the lessor shall
intimate Lessee about acceptance or refusal of extended lease period within 7
days from the date of receipt of written Notice as mentioned above. In case
the Lessor failed to cause a reply to the Lessee within the prescribed period it
is agreed that the extension period of lease offered by lessee is deemed to be
accepted by the Lessor.
10.It is agreed between the lessor and the Lessee that option of further
extension of lease period by the Lessee shall be for a maximum period of two
years excluding the lease period motioned under this Lease Deed.
11.It is agreed that in case of the Lease period is extended beyond the agreed
period of 24 months, the Lessee is agreed to pay 10% enhanced rent shall be
only after the period of every two years inclusive of 24 months period agreed
in this deed.
12.Wherever the work Lessee and Lessor is mentioned the same shall
include their respective legal heirs, administrators, assigns, legatees and the
person or persons claiming through or under the said persons.

opposite kuvempu Trust Building, Vijayanagar I stage, Mysore, bounded on

the south by: MUDA Site, North by:-MUDA Site, East by:-Sri
Ramachandras House, West by:- Main Road
The Lessor and the Lessee are hereby affix their signature to this Deed
in the Presence of the following witnesses of lease on this the 1 st day of
august 2011 at Mysore.
