On 01.01.01 Boris Zeisser and Maartje Lammers founded 24H>architecture in


Rotterdam, the Netherlands.
Maartje Lammers was born in 1963 and graduated from Technical University of Delft
in 1988. Boris Zeisser was born 1968 and graduated from Technical University of Delft
with honourable mention in 1995.
Before starting their own office Boris Zeisser and Maartje Lammers worked in several
well-known architectural offices like (EEA) Erick van Egeraat associated architects,
Mecanoo and the Office for Metropolitan Architecture (Rem Koolhaas).
Since its inception 24H>architecture has been involved in various sized projects.
Recently a number of projects have been realized, among which are the Ichthus
Academy in Rotterdam, a kids den and ecological school in Thailand, the interior for two
Youth Hostels in London, the Dragspelhuset at vre Gla, Sweden, several exhibitions,
the office of Rijkswaterstaat in Assen and various housing projects in Nieuw Vennep,
Hoogvliet and Hoofddorp along with the refurbishments of a former spinning mill into
offices in Enschede.
The 12 people strong international team of 24H currently work on a broad scope of
design tasks: several housing projects in Cadzand, Domburg and Rotterdam, several
schools, an environmental education centre, a saltstorage building and eco resorts in
the Caribbean and Morocco.

make the answer to each design. By working with various themes guiding the design process, a broad spectrum of
non-architectural solutions is found.

The 6 star hotel resort Soneva Kiri is located on Koh


Kood, an island in the Gulf of Thailand. At this unique
site, 24H-architecture designed a series of ecological
icons to contribute to Six Senses high ambitions in
design and ecology. Most prominent is The Children
Activity and Learning Centre, which will provide
visiting children a wide range of entertaining activities
as well as raise the level of ecological awareness
with them. This Den provides an Auditorium/Cinema
for films, lectures and plays, a library with books on
permaculture and local traditions, an Art room, a
Music room and Fashion room, thus giving children
both creative and ecological education while playing.
The Den is located at a rocky slope close to the sea.
With its Manta-ray inspired bamboo dome, perched in
an elevated position so as to offer magnificent views,
it seems to launch itself into the bay. The structure
and roof are made from local Thai bamboo, thus
contributing further to the ecological approach of
the resort. The interior is made from local plantation
River Red Gum wood and rattan structural elements
for the inner domes.
Next to the Den, the site provides a sleeping pod for
toddlers, and a toilet building as well as a cooking cave
with vegetable garden for the children to prepare their
own lunch with a special cook.
The design adopts all bioclimatic aspects to suits its
humid tropical environment. The roof cantilevers up
to 8m acting like a big umbrella providing shade and
protection from the heavy rains. The open design with
the translucent elevated rooftop and setback floors
allow a natural airflow inside and the use of natural
daylight, limiting the buildings energy consumption.
The Eco Suite is a family of sculptures in the forest,
like a bunch of wasp nests hanging between the trees.
Each structure is made from bamboo poles and a woven
bamboo net structure, shaping the general form and
keeping the faade open for natural ventilation.
The treetop dining is a basket with 4 seats, clad with
coconut fibre, which can lift up the guests to the top
of the tree for a sunset dinner with a magnificent view
to the horizon of the Gulf of Thailand.

houses will be developed in four thematic villages.
Each village has its own theme, water, forest, soil
and sports & health. By order of Disney and Pierre &
Vacances, 24H architecture made a proposal for 450
holiday homes in three types of villages.
La Cabane du Pcheur, or the fishermans hut, is
situated within the village water theme. The houses
are placed on high legs and standing in the water
or are hidden in the tall grass at waters edge. The
user senses will be stimulated. From the houses on
the waterfront we experience the flora and fauna on
first hand. The houses in the water are only accessible
by boat and offer a panoramic view over the water or
reach you during the night closer to the stars.

As you bull dans ma bulle, or the bubble in the


landscape stands in the village theme earth. The
houses have a great intimacy, because they are shaped
like mounds in the landscape. By overgrown with tall
grass and wild flowers, they blend in with the area.
Lesprit du clan, or the family spirit, a consists of 4
or 5 connected residences. The homes are located in
the village theme forest. A house is organized around
three events: in the basement the secret dark life of
a family with bedroom , bath & the childrens rooms,
on the ground floor the living kitchen and further the
greenhouse and the terrace for larger meetings with
other families of the clan.

All homes are developed in a sustainable manner.


For instead using heating through ground tubes, low
temperature floor heating, solar panels, high insulation
values for closed and glass faade elements, using
natural materials and the use of local crafts.

24H architecture designed the interior for a design


hostel in a former courthouse located in the centre of
London. This monument, with its listed monumental
rooms, is to be reused as a youth hostel with
approximately 600 beds.
The main issue to make the building accessible was
to provide a clear design to allow guests to get their
bearings in the building. To structure the building and
the routes the main corridors are connected as a ring
with sub corridors as wings. The different parts and
levels will have their own language and atmosphere to
create vertical and horizontal difference so guests can
find their way to the rooms.
There are a several spaces with their own particular
atmosphere and interior quality. Among these rooms
are the internet room, the lounge bar, the lobby, the
kitchen, the dining room and the bar.
The internet room, lounge bar and reception desk are
each placed in a monumental courtroom. The design
of these new elements belong the one family each with
their own specific design. New functions are integrated
in new self-standing volumes with a low tech, robust
and pure atmosphere. The new structures are made of
steel columns with wooden structure. The cladding is
made of wooden banisters with a three-dimensional
cover that will be finished with red polyester mats.

Each room will provide space for 2 to 16 beds combined


in single or bunk bed format. Specials elements will be
integrated in the beds like storage and safety boxes,
lighting and private panels. The rooms are always
related to the theme of the level.

For the low budget hotel Ashlee House in the centre of


London an interior design was made for the reception
area and the lounge.
The former reception area of the Ashlee House Hotel
consisted of a rather messy perimeter wall and a
reception desk one would expect in a ski hut rather
than a hip hotel. The space itself had a lot of potential
due to the large window alongside the sidewalk and
the wooden floor. It was the intention of the client to
look for design as a method to restyle the lobby.
The old wall of the storage room and the office space
are hidden behind a new curved wall covering up the
uneven spots.
The especially for the Ashlee House designed
wallpaper shows tourist information and transforms
the space into a hip hangout. Images and textures
are fading into each other and are printed on the semi
transparent mesh of the wallpaper. Images that stand
out like the subway map and images of foggy London
give easy reference to the visiting tourist of the hotel.
The lampposts in the wallpaper will light up at night,
giving a surrealistic effect from the outside.
Using the quality of the windows as a shop window
for displaying the lounging guests as advertisement
for the hotel was translated into the design of the
couch.
This special feature is a custom made design by
24H>architecture products for the lobby of the hotel,
where seating arrangements are introduced that
encourages people to meet and talk. The couch is
covered with brown snake print leather and has a
backrest that is finished with sheep fur.

On one islands of Turks & Caicos in the Caribbean


Sea 24H-architecture will design a eco-friendly golf
and holiday resort. The design consists of the North
Beach hotel and various special buildings like a Spa
and Sport Facilities supporting the activities on the
island. The architecture is vernacular and in balance
with the stunning natural environment.
The approximately forty Villas have splendid views
over the sea and the former Salinas. They offer privacy,
high-end comfort, with generous outdoor living areas
such as a private pool, a sun deck, an outdoor living
space and an outside bathroom.
The Spa will, according to the Six senses philosophy,
stimulate the senses of the guests through massages in
the treatment areas, but also through an architectural
and spatial design creating gardens and particular
outlooks. As a special feature the salt journey will
create the physical link to the history of the place.
The clubhouse performs a true home coming on hole
18. The white building, made of local sandstone is
covered by a shaped, aerodynamic wooden roof. The
main level contains not only the reception and the pro
shop but also a restaurant with indoor and shaded
outdoor terraces stepping down with the landscape.
The 1st floor is occupied by an observatory and an
observation deck.
Apart from playability and aesthetics, sustainability
is an important aspect of the design. The natural
environment will be respected and strategies for
waste, water and energy management are developed
in collaboration with the client.

This

development for Eco tourism has been based


the typical characteristics of the site, meaning that
inspiration has been found in the exsisting types of
landscapes, vegetation and local building typologies
to position and thematize the different parts of the
program.
The cordon is beautiful strip of land between the
Nador lagune and the Mediterranean Sea. It will be
developed into a national park.
Based on the different qualities and characteristic of
the site inspirations were determined for 4 resorts,
varying in level of luxury. The Six Senses strategy for
luxury Eco resorts has been used as a guideline. Each
resort consists of a series of Hotel Villas or Rooms,
some special Suites or higher luxury Villas or Room,
Main Facilities with Restaurant, Bar, Reception, Shop
or Gallery. Also special Spa and Treatment facilities
are designed per resort.
Embedded Rif with typology ancient du Rif
For the area between the Passage and the new harbor
area where the landscape character is green and
where there is the inner lake, a strategy is developed
that minimizes the impact of the buildings on site;
embedding the buildings in the landscape to blend in
with nature.
Shell resort Eco expressionism
One of the stunning characteristics of the site is
the enormous amount of shells. The colors of the
shells resemble the colors of the stone layers of the
landscape, the anthracite grey of the volcanic basalt,
all sorts of shades of pink and beige.
The idea is to make the resort on the sandy dunes and
sandy beach based on the shapes of the shells.

Thermen

Haarlemmermeer is situated in the


Haarlemmermeerpolder. An ambitious design at
the highest level of the present large scale sauna
and leisure industry. The durable development
was creates through close collaboration between
24H>architecture and AMIC installation consultancy
for Wellness Bouw b.v.
The building is divided into 8 zones en takes the visitor
on a journey around the world and the accompanying
bath traditions.
The experience takes you from the ridged form of the
scandinavian landscape to the organic forms of the
tropics.
A 150 meter long swimmingpool flows through the
whole of the thermen complex and connects all the
different elements.
The changing design, temperature, function of the
pool responds to the characteristics and the climate
of each individual zone.
Besides 7 indoor saunas there are 8 outdoor saunas.
Each sauna has an expressive shape that corresponds
with the theme that it is located in.
