Lease

agreement
1. The terms of this agreement shall commence on the day of ____/____/______ and shall continue on
successive terms of one month each until either landlord or tenant(s) terminate the lease. In such case
landlord shall exercise lawful eviction process in a court of law and give at least thirty (30) days written
notice or tenant(s) giving landlord at fifteen (15) days prior written notice of intention to terminate this
lease. In the event such notice is given, tenant(s) shall pay all rent within the period of notice.
2. Tenant(s) shall pay landlord the amount of $________ per month, payable in advance on the day of each
month. Acceptable payment methods include cash, check or money order. If this lease constitutes two or
more tenants, rent shall be divided equally among the tenants, unless other rental agreements are made
between the tenants.
3. Tenant(s) shall pay landlord $________ security deposit per month, for the 1st twelve (12) months.
Landlord may use there from such as are reasonably necessary to remedy tenant(s) default in the payment
of rent, repair damages to the premises exclusive or ordinary wear and tear, and to clean the premises if
necessary. Landlord shall refund the necessary balance of the security deposit after the termination of this
lease.
4. Tenant(s) shall pay directly for all utilities and services provided directly to the premises, including
electricity, gas, heating and water.
5. All tenant(s) shall be entitled to quite enjoyment of the premises. Tenants shall not use premises in such
way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience or
interfere with the quiet enjoyment of other residents.
6. Tenant(s) shall make premises available to landlord or landlords agents for the purposes of making
repairs, improvements or to supply agreed services or show the premises to prospective tenant(s), or in
cases of emergency. Except in cases of emergency, landlord shall provide twenty-four (24) hour written
notice of intent to enter.
7. If the premises is damaged or destroyed as to render them uninhabitable, tenant(s) shall have the right to
terminate this agreement as of date on which such damage occurs. However, if such damage should occur
as a result of the conduct or negligence of tenant(s) or tenant(s) guests, landlord only shall have the right
to termination and tenant(s) shall be responsible for all losses, including, damage and repair costs as well
as loss of rental income.
8. No animal or bird shall be brought to or kept on the premises with the exception of service animals.

This document constitutes the entire agreement between the landlord and tenant. Tenant(s) have read this
agreement and shall agree to abide by the terms of this agreement.
