Deal Overview

The Subject property is a Property is a Dollar General located in the Wichita, KS MSA. Specifically Valley Center,
KS, Which is located North of Wichita in Wichita County. The property was developed for Dollar General in the
Summer of 2009. In the Six Months that the store has been open it has become one of their better performing stores in
KS in terms of store sales (Placing it in the top 25% of stores in terms of store sales).

The Lease is guaranteed by Dollar General Inc through June 2018. Dollar General Inc. has a net worth of over
$8,300,000,000 and last year produced sales revenues in excess of $12,000,000,000. After the Original lease term
expires Dollar General has two five year options to extend there lease. During each of those option periods Dollar
General rent will increase by 10% each five years.

The Things the Buyer is going to need to get comfortable with are as follows:

1.) Flat 10 Year Lease-Dollar General signed a flat 10 year lease in July of 2009. There will not be an opportunity to
increase the NOI on the property until Family Dollar exercises there first option. While there is no Guarantee that the
Dollar General will exercise there option we do know that the store is one of the top performers in the state , which
would make it seem fairly likely that they would exercise the option.

2.) Location: Valley Center is not a major city it's a small town suburb of Wichita, KS, However Wichita is the
General Aviation Production Capital of the Country. Meaning that it is one of the few cities in America with a
thriving middle class made up of mostly factory workers. With the infrastructure in place along with Incentives that
the state is providing businesses to stay in Kansas it is very unlikely that any of the companies will be leaving the state.
Additionally Kansas is becoming one of the leading states with regards to green power technology specifically wind
power. Simple put there is a strong industrial base in Valley Center which contributes to the above average house hold
income for a such a small town.
