I.

PROJECT SUMMARY

Every month, different events, special occasions, competitions are held on TIPQC. A special
event requires an area where to congregate people or the students of TIPQC to assemble and
come together in a crowd. TIPQC offers this kind of place or area which refers to what student
used to call The Congregating area which is located in front of Building 2 is where events such
as Department Weeks and different competitions are being held. Congregating area of TIPQC is
covered court-like structure consisting of two (2) huge ceiling fans, platform, and bleachers.

Annually, events like Department Weeks are held on TIPQC to let the students, professors and
the faculty enjoy and celebrate with their program for a week. The Department week of each
program in TIPQC is held monthly and some event are followed on a week after. And for the
students to enjoy the event of their program week, TIPQC invites different food stalls.

Due to the stalls located between building 2 and building 8 during the events the passageway of
the students become narrow. When the stalls are open especially during lunchtime and onwards
the passageway were blocked because of the students taking their lunch and snacks. Beside the
stalls are classrooms on building 2 which area affected by the noise and the smoke coming from
the stoves of the stalls in front of their windows.

A number of exciting activities are prepared especially on every Department weeks. Exciting and
challenging competitions are scheduled differently and there are instances of clashing activity
schedules or lacking of venue where to locate such activities, the preparation for the next activity
are delayed.

Since the TIPQC Anniversary Hall is often or annually used, the proponents come up to a
proposal of redeveloping the said structure. The idea is not to waste the aesthetic value of the

Anniversary Hall and to make it more useful to everyone. An idea of redesigning having the
same portion is the main objective proposal of the proponents.

Due to lack of area for events on Technological Institute of the Philippines Quezon City, the
proponents get the idea of proposing a renovation for the Anniversary Hall. An application of
demountable walls will be implemented on the re-designing process. Some portion of the Garden
will be redeveloped and will make space for food stalls that will occur during events.
Since other small events may be held at the Anniversary Hall, there will be less noise obstruction
on classes in building 2 and will minimize the crowdedness on the passageway during events.

Objectives
1. To critically analyse the needs of students & faculties during especial event on TIPQC.
2. To propose a solutions due to the problems or needs of both students & faculties and
especial events in TIPQC.

II.II INTRODUCTION

Technological Institute of the Philippines opened in 1983 its Quezon City campus located at 20th
Avenue, Cubao. TIPQC through the years acquired adjacent properties including a frontage
along Aurora Boulevard. The Quezon City campus has eleven (11) main buildings including the
Anniversary Hall and the building still under construction which spread out in the 2.8 hectare
site.

The present undergraduate program offerings of TIPQC are Engineering Program (Civil,
Computer, Electrical, Electronics, Industrial, Mechanical, and Environmental and Sanitary)
Architecture;

Business

Education

(Accountancy;

Accounting

Technology;

Business

Administration major in Logistics and Supply Chain Management, Financial and Management
Accounting, Human Resources Development Management, Marketing Management, Service
Management in Business Process Outsourcing; and Entrepreneurship); Information Technology
Education (Computer Science, Information Systems, Information Technology, Associate in
Computer Technology).

At the centre of Technological Institute of the Philippines, Quezon City is the Anniversary Hall.
The Building is used annually only during the Anniversary of TIP. It is an air-conditioned
structure with a garden open for the students of TIP. But its forbidden to go beyond the gate of
Anniversary Hall.

III.3 STATEMENT OF THE PROBLEM

At the center of Technological Institute of the Philippines, Quezon City is the Anniversary Hall.
The building is used annually only during the Anniversary of TIP. It is an air-conditioned
structure with a garden open for the students of TIP, but are forbidden to go beyond the gate of
Anniversary Hall.

Since the TIPQC Anniversary Hall is often or annually used, the proponents come up to a
proposal of renovating the said structure. The idea is not to waste the aesthetic value of the
Anniversary Hall but make it more useful. An idea of having demountable walls in the
Anniversary hall. To install demountable walls is to have a division in the Anniversary hall for
the events that are going on the same time. The renovation proposal wouldnt be a waste of
financial budget because faculty, professors, and students will be the beneficiaries. The plan of
renovation the Anniversary hall to its flexible extent which can be a place for competitions such
as quiz-bee, a place for a Dance Night or Ball, for seminar uses etc.

Some competitions like quiz-bee and sci-dama consisting of different high school participants
are held on TIPQC. High school students who are preparing for the next stage of their life as

college students were all looking for their new alma mater. And that gives the proponent an idea
to make the visitors get attracted and consider TIPQC as their choice for college. Redesigning
the Anniversary hall with demountable walls which offers flexibility can be installed with
relative ease. With the use of demountable wall competitions like poster-making, quiz-bee, scale
model- making etc. can be separated by these walls and held on the same time.

Dance Night or Ball which is usually held at the Congregating area can now be held on the
former Anniversary Hall. Though the congregation area is a nice place, but there should be a
place that is more appropriate for Dance Night or Ball. Students will not hesitate to buy tickets
and to wear formal attire knowing that the venue is well ventilated and it gives them privacy.
Enclosed place, which gives them privacy and only the noise of music from the inside is what
they hear is reason for them to enjoy the night. The demountable walls which are used for
separations on different competitions are now demounted to have a wider space for the Dance
Night.

Seminars Room A and Room B of TIPQC sometimes cant accommodate all its participants. And
some instances, seminars are cancelled due to lack of available schedules for seminar rooms. The
former anniversary hall with its flexibility via demountable walls, another rooms for a seminar
can be accommodated. And if a larger or a General Seminar is need, walls are to be demounted.

Since the events or some will be held at the Anniversary Hall. There will be an allocation for the
stalls at the garden beside the hall. Thru the Proposed Renovation of Anniversary Hall there
will be less obstruction on the passageways and classes on building 2 because of the food stalls
and the lack of venues for events that cause cancellation of some programs are now lessen.

III.IV PLAN OF ACTION

Its often said that when it comes to construction projects, it sometimes seems that the three most
important words are cost, cost, cost. The importance of keeping initial costs low helps to explain
why demountable, or movable, wall systems didnt become a widely used construction option
when they were introduced. But in recent years, demountable walls have been receiving more
and more attention.

Demountable walls are functional, offer flexibility and can be installed with relative ease.
But when they were introduced, the new systems could not compete with standard construction
costs on the open market. Soon, large institutions such as TRW, General Dynamics and the U. S.
government were essentially the only organizations using the product. Their office complexes,
with 100,000 square feet or more of space, were perfect for demountable wall systems, both from
production and cost standpoints. For anything smaller, demountable partitions just did not pencil
out for developers and building owners. In addition, the combination of high costs combined
with limited design options proved to be the death knell with the architectural and design
community.

As the years have passed and standard construction materials have become more and more
expensive, the demountable partition industry has started to see its product become a more viable
option. The big advantage of demountable wall systems is flexibility. For facility executives,
thats what justifies paying the first-cost premium. When changes must be made to a space, its
far less expensive to move demountable walls than to tear down and rebuild drywall rooms.
Weighing Costs

When looking at initial project build out costs between standard construction and demountable
wall construction there are a number of variables to consider. Depending on the level of finish of
a project and the type of demountable wall used, demountable walls will cost anywhere from
P67.60 per square foot to P135.21 per square foot more than standard construction.

However, that cost difference can be offset by a couple of factors. The first factor is schedule:
Demountable wall construction will save three to four weeks on a schedule.

Happier Occupants
There is also the disruption factor. Standard construction reconfiguration is messy and time
consuming, usually taking several weekends, even for just one or two rooms. With demountable
walls, facility executives can usually handle reconfiguration over a weekend. Theres no need to
worry about issues like drying time, dust from debris or fumes. The likely result is fewer, if any,
occupant complaints. This is an important savings factor to take into account for firms that will
reconfigure their office space more than two or three times every five years.

These aesthetic choices are especially appealing to forward thinking companies that are looking
for ways to mitigate project cost impact and develop a working environment that is appealing to
the next generation of faculties and students. Demountable wall systems allow for design options
that blend in effectively with the open room environment, which can be important to attracting a
new generation of faculties and students. As new office plan design terms such as flex space
and collaboration areas have become a part of office culture, it is a natural transition to use
building products that allow the construction process to actually fit design needs rather than
limiting design to fit to the process.

In addition to flexibility, demountable wall manufacturers have also focused their products
toward a functional and efficient work environment, or smart office space. One method is
built-in electrical and telecommunication/data distribution systems. The demountable system ties
into one point of connection for each individual space, similar to systems furniture.
Manufacturers have also begun looking at easy access points throughout the wall system to allow
for versatility in terminal and outlet locations to fit different layouts.

Whats more, entire office furniture systems are compatible with specific wall systems,
providing symbiotic attachment and support points that are easily reconfigured without
reordering new furniture and components.

Writing on the Wall


The current generation of demountable walls also offers writing surfaces on the walls that are an
integral part of the wall finish itself, so there is no need to install separate components and
products.

The goal is to provide flexibility to adapt the wall system to specific needs while continuing to
offer design options that help maintain or even shorten a project completion schedule.

Demountable partition systems also offer environmental benefits. There is less waste during the
construction process. Rather than tearing down and throwing away the old office, the existing
walls are reused. Whats more, the systems offer a selection of environmentally friendly
materials. For example, partition system doors can be provided in a lightweight hollow metal
product with a simulated wood veneer bonded to the metal rather than exotic wood finishes.

Demountable wall systems were touted as the wave of the future when first introduced in the
late 60s and early 70s. And as issues like flexibility and green design become more important,
demountable walls are finding a place in a growing number of projects.

SPECIFICATIONS OF DEMOUNTABLE WALL

WALL TYPE
18 GA. welded galvannealed steel frame, double-returned C-channel fabrication. Frames are
attached to each other by means of patented, self-aligning clips. Frames are easily leveled and
plumbed with a Phillips head screwdriver from an upright position. Frames can be attached to
any existing wall structure using appropriate anchors and SMARTWALLS wall mounts.
Attachment to floor or ceiling is not required in most applications. SMARTWALLS companion
Wall Surfacing System can be used for furring out existing walls or covering drywall. Seismic
engineering is available.

FRAMES
1/4" MDF (medium density fiberboard) substrate with thermofused melamine panels in a wide
variety of colors and patterns (over 300.) Panels meet Class C fire rating employing ASTM E84
tunnel test. Class A fire rating available for large enough projects. Specialty panels available for
medical, clean room, or high impact conditions. Panels attach to metal frames with a patented
black magnetic extrusion. The magnetic material will not affect voice, data or power
components. Reveal detail at panel seams is black magnetic extrusion or aluminum.

PANEL TYPE

ASTM E90 with STC of 34-40. Higher STC ratings achievable with additional materials needed.

SMARTWALLS
Provides open cavity of 3-1/4" to allow complete access of power, cabling and technology
components. SMARTWALLS are compatible with all conventional power and data components,
as well as most modular plug and systems. Frames accommodate plumbing and insulation
throughout.

ELECTRIC & PLUMBING


Standard aluminium frames in a variety of finishes. Doors may be wood, laminate, or aluminum
and glass. Hinge doors, pocket sliding doors and both interior and exterior (corridor side) sliding
barn doors are offered. Industry standard sizes are 3070, 3080, 3090 for swing doors and 6070,
6080, and 6090 for double swing doors. Standard frame colours are bronze, black and white
baked enamel, or clear anodized. Custom frame colours are available.

DOORS
Most commercial grade latch sets and hinges are compatible with the SMARTWALLS
Demountable Wall Systems.

HARDWARE
Standard aluminum frames in a variety of finishes. Standard aluminum frame colors are bronze,
black and white baked enamel or clear anodized. Custom frame colors are available. Standard
heights are floor to top of door and 36" A.F.F. to top of door. Glass can be 1/4" to 1/2" thick,
clear or architectural. Complete glass office fronts available with a variety of options.

WINDOWS
Adjustable ceiling trim is magnetically backed extruded aluminium. Available in black, clear
anodized aluminium or custom painted colours. Inverted aluminium corners are also available.
Cove base is vinyl or rubber.

TRIM
5-8 weeks.

LEAD TIME
By factory dealer or contract installation teams.

INSTALLATION
Design layout and fabrication custom fixtures, mill work and graphics.
Ten (10) years on frames, one (1) year on panels.

LIMITED WARRANTY
Materials are reusable and reconfigurable. Aluminium, steel, glass and magnet materials are
recyclable and standard substrate (panel) is made from 70-100% recovered and recycled content.
Contribute LEED points.

COSTING
The 60% costing of the project would go to the materials that will be used on the project and
30% would be for the labours of man powers while the remaining 10% will be allotted for
several power tools. As estimated the project would cost maximum 300,000.00

A demountable wall is easy to apply and is a lease to remove when needed. Since there is not
much hard work upon installation of demountable walls, the project will be finished in a week.
Some portion of the anniversary hall & will be redevelop so another weeks for construction will
be added. To sum up the construction implementation will be done for a month or two based on
estimation including here the planning for the project proposed, once it will approve will go on
to purchasing of materials needed for the project, delivery of materials, implementation, the
punch list after work is being done, turnover and the closure.
