EXPLANATION TO THE SPECIFICATION
1.0
INTRODUCTION
The Drawings and Specification are complementary to each other. Drawings are graphic means of showing
work to be done. They are particularly suited to showing where materials are located. Thus, drawings exist
essentially to show dimension, location and placement. Not all works, however can be expressed in
drawings. Generalized works are usually statement form and hence, the contractor is required to read the
specifications carefully.
Specifications, on the other hand are used to describe the materials, construction techniques, samples,
shop drawings, guarantees, and other contract requirements. Together, the drawings and the specifications
are used to inform the contractor. In cases where the specified brand carries with it the manufacturers
specifications, the manufacturers specifications shall hold precedence over these specifications.
The specifications are of the abbreviated type and include incomplete sentences. The selection of the
sentence depends on the underlying principles of specifications.
A. That the Technical Specifications are only one of the contract Documents.
B. That the contract is between the Owner and the General Contractor and
C. That the General Contractor is the only party responsible for the completing the work in
accordance with the Contract Documents.
Therefore:
A. Only the General Contractor is referred to in the Specification so as not to violate the intent of the contract
and so as not to undermine the proper chain of command.
B. Ant reference to Specialty Trade Contractors in the technical Specifications is made only in so far as
selection of Specialty Trade Contractors are selected and assigned to the General Contractor, the General
Contractor, assumes all the responsibilities for the execution of the whole project in accordance with the
Contract Documents. Therefore, in the contract between the Owner and the General Contractor, the
Specialty Trade Contractor is not referred to. In all contract documents, the word Contractor means
General Contractor.
C. The brand names specified are intended to assure the level of quality needed for the project. This does not
mean that however that the brands that are specified are exclusive. The Contractor shall prove by laboratory
tests and certificates that substitute materials are of the equivalent quality and the Contractor shall secure
the Architects approval prior to use of such substitutes.
D. The omission of the phrase The Contractor shall is intentional because the Specifications is directed to the
Contractor. Omitted words or phrases shall be supplied by interference in the same manner as they are
when a note occurs on the drawings.
E. Where as shown, as indicated, as detailed or words of similar import are used, it shall be understood
that reference to the drawings accompanying the Specifications is made unless otherwise stated.
Example:
Spread planting soil mixture to depth required to meet thickness, grades, elevations shown
Reuse surface soil stockpiled on site
Maintain ground cover by watering
The verb is the first word of the sentence clearly defining the action to be performed. This style is readily
understandable and concise.
2.0
CLARIFICATIONS
All reference to any particular brand, material, equipment, or systems in the specifications, drawings, and
bid documents is indicated of the type and quality of what is required. However, any equal material or
equipment or system can be used if approved by the University.

SUMMARY OF WORK

TEMPORARY FACILTIES
A. Construct temporary facilities like field office, bodega, housing, toilet facilities for workers.
See Sections 01300 and 01400 for details.
B. Secure all existing equipments, materials and facilities which eventually be re-used.
C. Take all necessary measures to protect all existing facilities, site development and
equipment from damage, loss and dirt.
DEMOBILIZATION AND CLEANING
A. Demobilize, dismantle and remove all temporary facilities, including all workmens houses,
construction equipment, tools, personnel and debris out of the project site and/or
University premises.
B. Clean building and site; spic and span, ready for use.
ENVIRONMENTAL CORPORATE RESPONSIBILITY (ECR)
A. Donate and plant native trees (1.2M to 1.5M in height) at the start of construction, in
places designated by the University, at the rate of one tree per 100 square meters of
building area (excluding parking area). Use a variety of native tree species as specified by
the University.
B. Maintain tree saplings by watering and ring weeding during the construction period.
C. Dead saplings within the construction period must be replaced with same species and
height at least 30 days before the turn-over.

SUMMARY OF MATERIALS AND FINISHES

GENERAL REQUIREMENTS

RELATED SECTIONS
All applicable provisions of the different divisions of the Specifications for each work trade shall apply for all
items cited in this Summary.
1.2
INFERRED ITEMS AND WORK
Materials and workmanship deemed necessary to complete the works but NOT specifically mentioned in the
Specifications, Working Drawings, or in the other Contract Documents, shall be supplied and installed by the
Contractor without extra cost to the Owner. Such material shall be of the highest quality available, and
installed or applied in a workmanlike manner at prescribed or appropriate locations.
1.3
SPECIFICS
Materials specifically mentioned in this Summary shall be installed following efficient and sound engineering
and construction practice, and especially as per manufacturers application for installation specifications
which shall govern all works alluded to in these Specifications.
1.4
ON-SITE ITEMS
Materials and finishes for on-site improvements and facilities as listed below are part of the scope
of work and shall be supplied and installed by the Contractor without extra cost to the Owner.
A. Installation of engineered and drainage fills for building and landscaped areas where
specified .
B. Construction of:
1. Concrete driveways, walks, ramps, steps, posts, and miscellaneous slabs;
2. Concrete splash slabs, steel or hard plastic gratings;
3. Below grade utility structures such as septic vaults, cisterns, handholes,
manholes, open drains, yard basins and trenches;
4. Above-grade utility structures such as electrical poles, concrete pedestals and
the like,
C. Exterior utility lines, raceway system, fixtures, breakers, switches, buzzers, controls
including fittings and accessories as required by the specialty trades under plumbing,
electrical and communication works.
D. Pumps, tanks and other necessary equipment and facilities.
1.5
OFF-SITE ITEMS
Off-site improvements shall generally be under the responsibility of the Owner and not included in
the Contract, with the exception of the following which shall be part of the Contractors Work.
A. Concreting of entry slabs. This work shall neatly make connections to the existing roads or
curbs, if any, and shall incorporate necessary utility ways under such as required. Access
road drainage system and other existing utility lines must be kept in working condition.
B. Installation of concrete drainage pipes to neatly receive connections from the storm
drainage system of the site to access road and/or to existing drainage system.
C. Permanent connections to the local utility lines for electrical, water, drainage, sewer and
telephone lines including equipment, facilities, materials, fees, and/or work which utility
companies or authorities may require of the applicant Owner, such as electrical
transformers, electric poles, service laterals and drops, etc. by their respective Specialty
Contractors.

02200: EARTHWORK
A. FILL MATERIALS
1. General fill for the structures and under spread footings, pavers or concrete slabs
on grade shall conform to the general requirement for soil materials above and
shall be classified as GW, GM, GP, SW, SM by the ASTM 2487 and conform to
the following:
a) Liquid Limit- shall not exceed 25% when tested in accordance with the
ASTM 423.
b) Plasticity Index- shall not exceed 12% when tested in accordance with
the ASTM 424.
c) Under buildings, no more than 25% by weight shall be finer than No.
200 sieve when tested in accordance with ASTM D 1140.
2. Granular Fill shall conform to the general requirements for soil material above
and shall be clean, crushed stone or gravel conforming to ASTM C 33, size 67
and with a sand equivalent of not less than 50% when tested in accordance with
ASTM D 2419.
3. Backfill material behind the walls shall consists of free-draining granular fills,
sized in particular to provide a filter media around subsoil drainage system.
4. Drainage fill: Fill material shall be clean, well graded, free draining sand
conforming to ASTM C 33 for Fine Aggregate.
6. RIPRAP: Rock Boulders, natural, hard rock, high density, from 400 mm to 800
mm in diameter.
7. BATTERBOARDS: Second class, pest free lumber assembled and rendered
secure for proper delineation of building lines and grades.

02900: LANDSCAPING
A. TREE AND SHRUB MATERIALS
1. General: Furnish nursery-grown trees and shrubs conforming to ANSI Z60.1, with
healthy root system developed by transplanting or root pruning. Provide wellshaped, fully-branched, healthy, vigorous, stock free of disease, insects, eggs,
larvae, and defects such as knots, sum scald, injuries, abrasions and
disfigurement.
2. Grade: Provide trees and shrubs of sizes and grades conforming to the ANSI
Z60.1, for types of trees and shrubs required. Trees and shrubs of a larger size
may be used if acceptable to the Landscape Architect, with a proportionate
increase in size or roots or balls.
3. Shade Trees: Single-stern trees with straight trunk, well- balanced crown, and
intact leader, of height and caliper indicated, conforming to the ANSI Z60.1, for
types of trees required. Branching height shall still be 1/3 to of tree height.
4. Small trees: Small upright or spreading type, branched or pruned naturally
according to species and type, and with relationship of caliper, height and
branching recommended by ANSI Z60.1, and multi-stem form of clump, with 2 or
more main stems.
B. GROUND COVER MATERIALS: Provide ground covers established and well rooted in
removable containers or integral peat pots and with not less than the minimum number
and length of runners required by ANSI Z60.1, for the pot size indicated.
C. GRASS MATERIALS: Sod Sprigs: Healthy living stems, rhizomes or stolons with a
minimum of 2 nodes and any attached roots free of soil.

In addition to the grading limits shown above, the fine aggregates, as delivered to the
mixer shall have a fineness modulus of not less than 2.3 nor more than 3.0 and during
normal operations, the grading of the fine aggregate shall be controlled so that the
fineness modulus of at least nine (9) of ten (10) test samples of the fine aggregate as
delivered to the mixer shall not vary more than 0.20 from the fineness modulus of all
samples tested during the preceding 30-day period. The fineness modulus can be
determined by dividing by 100 the sum of the cumulated percentages retained on U.S
Standard Sieve Nos. 4, 8,16,30,50 and 100. At the option of the Contractor, fine
aggregates may be separated into two or more sizes or classification, but the resulting
combined sand shall be of uniformed grading within the limits specified above. It can be
generally assumed that fine blending sand maybe required to meet the above grading.
D. COARSE AGGREGATES
Coarse agreement shall consist of gravel, crushed gravel or rock, or a combination
thereof. The coarse aggregate as delivered to the batching plant shall have a uniform and
stable moisture content. The approval of deposits shall be not be constructed as
constituting the approval of all the materials taken from the deposits and the Contractor
shall be held responsible for the specified quality of all such materials used in the work.
Coarse aggregates shall consists of hard, tough, durable, clean and uncoated particles.
All foreign materials and dust shall be removed by adequate processing. The particles
shape of one of the smallest size of crushed coarse aggregates shall be generally
rounded or cubical, and the coarse aggregate shall be reasonably free from flat and
elongated particles. A thin, flat and elongated particle can be defined as a particle having
a maximum dimension greater than five times the minimum dimension. The coarse
aggregate shall be well graded from fine to coarse. It shall be separated into sized groups.
The grading of the aggregate within the separated size groups as delivered to the mixer
shall be as follows:

04100: MORTAR
A. PORTLAND CEMENT: Use only one brand of cement throughout. Portland cement shall
conform to the Standard Specifications for Portland cement (ASTM Designation C-150
latest revision) for type 1 Portland cement.
B. SAND: ASTM C 35-67, clean, washed river sand, strong, free from organic and other
deleterious materials. Sand from salt water r lahar is not allowed.
C. WATER: Fit for drinking, fre from injurious amounts of oil, acids, alkalis, organic materials
and other deleterious materials.
D. CONCRETE MORTAR COMPRESSIVE STRENGTH: (fc)= 13.8 MPa (2000 psi)
E. ADHESIVE MORTAR: Use ABC Tile Adhesive or approved equal for laying vitrified
ceramic tiles on concrete. For tile installation on existing tiles, granolithic floors, marble,
plywood, gypsum and fiber cement boards and other non-concrete materials and
substrates use ABC Redifix or ABC Tile Adhesive Heavy- Duty or approved equal.
F. GROUT: Use ABC Tile Grout by ALLEGEMEINE-BAU-CHEMIE PHIL. INC. or approved
equal pre-mixed dry wall filler for floor and wall tile joints either glazed or semi-glazed tiles.
Masonry concrete compressive strength (fc) = 13.8 MPa (2000 psi). For tile works. Apply
ABC Tile Grout Sealer or approved equal if necessary.
G. PLASTER BOND: N&H PLASTER BOND or approved equal. Apply on wall areas prior to
plastering.
H. MORTAR TOPPPING & PLASTER REINFORCING FIBER. Grace MicroFiber by W.R
Grace (Philippines) Inc., or approved equal. For plaster works thicker than 25 mm (1)
and for mortar topping over membrane waterproofing for roof decks and balconies.

06200: FINISH CARPENTRY (See 9.02 and 9.04 for all DRY WALL and CEILING Finishes)
A. MEDIUM DENSITY FIBERBOARD (MDF): 19 mm (3/4). For free span shelves, and for
miscellaneous components of cabinets and closets housing for all doors and exposed and
unexposed sides of closets and cabinets and 12.5 mm(1/2) thick for visual display
boards.
B. FIBER CEMENT BOARD: Use 4.5 mm thick for ceiling boards and backing of mirrors,6
mm thick for wall boards; and 9 mm thick for fascia boards, 1200 mm x 2400 mm, UAC
Superflex Ficemboard as distrbuted by Sigma Products ; or Hardiflex as manufactured
by James Hardie Building Boards install as per manufacturers instructions.
C. PVC MOULDING AND TRIMS: For baseboards, use 86.3 mm (3-3/4) height, with
Baseboard Molding. Provide baseboards for all walls. (Even if not designated in the
plans), except for walls finished with tiles, stone and aluminum cladding.
D. POLYETYLENE SCREEN: P.E insect screen for detachable screen assembly, complete
with necessary framing, trims and fixation accessories, on gable and eave vents.
E. HARDWARE AND FASTENERS: Use metal nails, screws, plates, straps , miscellaneous
fasteners or anchorage; concealed or countersunk whenever called for with size, shape,
and type to ensure a rigid connection of laminated items.
F. ASSEMBLY MATERIALS: Approved water-resistant glue, and nails, screws and bolts, of
appropriate type, shape, and size for all types of joints.
G. TRADEMARK: Each spate lumber piece or assembly is required to bear an official marks
of the millworks supplier.

5. 08460: AUTOMATIC SLIDING DOOR: (See Section 08460 Automatic Sliding Doors)
A. AUTOMATIC TELESCOPIC SLIDING DOOR SYSTEM: DORMA ESA300
TELESCOPIC (full breakout design) or approved equal, consists of aluminum
doors with Sidelite. Provide to dimension heights and widths indicated on the
Drawings. Powder coated finish (2.4 mil minimum thickness); color for approval
of the University. For Main Entrance Doors to Main Lobby.
1. Sliding Aluminum Doors:
a. Narrow stile.
b. Medium stile
c. Glazing inch (6 mm) tempered glass.
d. Glazing 1 inch (25 mm) tempered glass.
e. Intermediate muntin 3.25 inches (83 mm) including glass stops.
f. Bottom rail:
1) 7.5 inches (109.5 mm) including glass stops.
2) 10 inches (254 mm) including glass stops.
g. Provide door opening restrictor arms to control and limit the opening
angle of the door(s) as they swing in the direction of the egress.
h. Provide interlock clips to latch the sliding panel(s) to the sidelite panel(s)
when the door system is in fully closed position,
i. Active sliding door provided with a minimum security hookbolt lock. With
provisions for a key cylinder on the exterior and a thumb turn on the
interior in accordance with NFPA 101.
2. Door Operation: Slide panel(s) shall slide open and position to provide egress at
any point in the doors movement or position in compliance with NFPA 101.
a. Single slide.
b. Bi-part slide.
c. Automatic operation is discontinued when panel is in the breakout
mode by way of a non-contact cut-off switch, or self-closing device in
accordance with ANSI A156 10.
d. Door(s) and sidelite(s) sized and positioned to provide a minimum 0.75
inch (19 mm ) finger protection to prevent pinch points at the meeting
stiles when fully opened.
3. Aluminum Frame and Extrusions:
a. Door panels 1.75 inches (44 mm) deep.
b. Framing materials, jambs are 6 inches (152 mm) deep, headers are 65/8 inches (168 mm) deep.
c. Structural section shall be .125 inches thickness.
d. Bi-part transom packages contain one vertical transom tube centered in
the opening.
4. Header: 6-5/8 inches wide by 7.5 inches high (168 mm wide by 190.5 mm high),
with a minimum wall thickness of. 125 inch (32 mm), capable of supporting door
panels of 400 lbs. (181 kg) single slide or 325 lbs. (147 kg) bi-part slide.
a. Header contains the door operator and door mounting components.

08800: GLAZING
A. Reflectasol Reflective Glass: 10 mm (3/8 inch) thick, as manufactured by St. Gobain, or
approved equal. Coated, tinted, heat-treated float glass: ASTM C 1048 Kind FT (fully
tempered), Condition B (coated surfaces), Type 1 (transparent), Class 2 (tinted, heat
absorbing, light reducing) requirements. Provide products of thickness indicated that have
been tested for surface and edge compression according to ASTM C 1048 and for impact
strength according to CPSC 16 CFR, Part 1201 for Category II material. Complete with all
components and hardware. For all exterior glass canopies as shown in the schematic
plans; must be able to withstand a Design Wind Velocity of 250 km/h at project site.
B. CLEAR FLOAT GLASS: 6 mm (1/4 inch) thick. Heat- Treated Float Glass: ASTM C 1048
Kind FT (fully tempered), Type 1 (transparent). Provide products of thickness indicated
that have been tested for surface and edge compression according to ASTM C 1048 and
for impact strength according to CPSC 16 CFR, Part 1201 for Category II material.
Complete with all components and hardware. For all exterior Aluminum Windows; must be
able to withstand a Design Wind Velocity of 250 km/h at project site. As manufactured by
AGC Flat Glass Philippines Inc., or approved equal.
C. CLEAR FLOAT GLASS: 6 mm (1/4 inch) thick. Heat- Treated Float Glass. For all interior
aluminum fixed windows. As manufactured by AGC Flat Glass Philippines Inc., or
approved equal.
D. CLEAR FLOAT GLASS: 3 mm (1/8 inch) thick. For all fire extinguisher cabinets. As AGC
Flat Glass Philippines Inc., or approved equal.
E. MIRRORS: : 6 mm (1/4 inch) thick plate glass mirror, distortion-free with felt paper on 4.5
mm thick FCB backing installed on satin-finished anodized aluminum frame. For all toilets.
F. BULK COMPOUND FOR GLASS INSTALLATIONS:
1. Mastics- Elastic compound and non-skinning compound
2. Putties- Wood sash putty, metal sash putty
3. Sealants- one compound, two components
G. PREFORMED SEALANTS
1. Synthetic Polymer- based sealants- resilient or non-resilient type.
2. Pre-formed gaskets-compression type, structural type.

FINISHES
9.1
09200: PLASTER
A. PLAIN CEMENT PLASTER FINISH: Consisting of the scratch and finish coats, both
consisting of one (1) part Portland Cement and two (2) parts of clean, washed sand
measured by volume. For all interior and exterior wall surfaces where plastering is
essential to complete the work.
B. WOOD TROWEL FINISH: Provide score joints wherever required. For exterior and interior
surfaces to be painted.
C. STEEL TROWEL FINISH: Provide score joints wherever required. For curbs, catch basins
septic tank.
D. SMOOTH RUBBED FINISH: For all exposed undersides or suspended floor RC slabs and
beams and when required by the Architect. Use phenolic forms to attain smooth surface at
exposed areas.
E. TOOLED JOINT FINISH: Surface preparation shall be plain cement plaster finish with
tooled mortar joints. Joints shall be concave, clean, plumb and true to line. All joints shall
be spaced as directed by the Architect.
F. BURLAP FINISH: Achieve consistent texture pattern through proper selection of burlap
material and application of consistent pressure on the surface. Provide 50 mm plain
concrete borders at all edges and at approximately every 1.00 m on center, for all exterior
corridors, ramps, steps and sidewalks.
G. PLASTERING GUIDE SYSTEM: Plast-KOTE by Technoresins Industrial Inc. or
approved equal. Use for interior and exterior grooves, drip molds, construction joints and
surface wall plastering.
9.2
DRYWALL
A. GYPSUM WALL BOARDS (ACOUSTICALLY TREATED WALLS): by United States
Gypsum Company (USG), or Elephant Brand, USG Boral Gypsum or approved equal.
12 mm thick x 1200 mm x 2400 mm gypsum board, standard type, tapered edge (T.E) on
6 mm thick Fiber-Cement Boards (FCBs). Stagger layout from that of FCBs and seal all
joints by using appropriate gypsum joining plaster and cotton tape as per manufacturers
instructions. Provide acoustic sealants at the top of the floor slab and the bottom of
slab/beam connections. For interior partitions between Breakout Rooms and Executive
Rooms.
B. FIBER CEMENT BOARDS: UCO Superflex by UAC Berhad, Hardieflex by James
Hardie Philippines Inc., or approved equal. Fiber cement board 6 mm thick for wall
boards and structural column/beam/girder enclosures; 1200 mm x 2400 mm. Install as per
manufacturers instructions. Fixings shall be rust proof screws or nails. Provide acoustic
sealants at floor slab and top beam connections for acoustically treated walls. For
partitions of minor rooms, such as storages.
C. LIGHT METAL FRAMES FOR WALL ASSEMBLIES: By JEA Steel Industries Inc. or
approved equal.
09300: TILES
A. VITRIFIED CERAMIC TILES: Use only Class A tiles (one brand from same batch
throughout for each/type size:
1. 300 mm x 300 mm x 6 mm thick Floor Tiles- Use non-skid in colors assigned to
particular area by the University, for all Fire Exits and Fire Exit Stairs.
Finish shall be clean, plumb and true to line. Avoid odd-size tiles. Serojos should
be more than the half the tile size. Provide one (1) box containing 20 pieces of
each tile type for Universitys stock upon final acceptance.
B. HOMOGENEOUS GRANITE TILES: Use only Class A tiles (one brand brand from same
batch throughout for each/type size:
1. 600 mm x 600 mm x 9 mm- 10 mm thick Floor Tile, for Ground Floor Main
Lobby, All Corridors, Caf Dining Area, Patios, Kitchen (Heavy Duty), Server
Room, Security Room, Building Admin Office, And Executive Rooms and as
shown in the drawings: Use non-skid in colors assigned to particular area by the
University. Provide one (1) box containing 20 pieces of each tile type for
Universitys stock upon final acceptance.
2. 400 mm x 400 mm x 8 mm thick Floor Tiles, all Public Toilets, Shower/Locker
Rooms, Main Halls Control Room, Main Halls Elec. Room, Reception Storage,
And Executive Room T&Bs, and as shown in the drawings: Use non-skid in
colors assigned to particular area by the University. Provide one (1) box
containing 20 pieces of each tile type for Universitys stock upon final
acceptance.
3. 400 mm x 400 mm x 8 mm thick Floor Tiles, all Public Toilets, Shower/ Locker
Rooms, and Executive Room T&Bs and as shown in the drawings: Use non-skid
in colors assigned to particular area by the University. Provide one (1) box
