CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

The instrument executed and entered into by and between JOSE UY, of legal
age, Filipino, single, and a resident of Jaro, Iloilo City Philippines, herein called the
LESSOR,
- and JOHN PRATS, of legal age, single, Filipino and a resident of Barangay Rizal
Pala-pala, Iloilo City Philippines, herein called the LESSEE.
WITNESSETH:
1. That the LESSOR is the owner of a commercial building Panaderia ni Pa-a
at Jaro , Iloilo City Philippines;
2. WHEREAS, the lessee desires to lease the third floor of the Panaderia ni
Pa-a building owned by the lessor and the latter agreed under the following
terms and conditions:
2.1. That the term of lease shall be for the period of one (1) year
from April 1, 2013 until April 1, 2014, renewable for
another term upon agreement by both parties;
2.2. The monthly rental for the said property shall be
TWENTY FIVE THOUSAND (Php. 25,000.00) per
month with three months security deposit and shall be
due and payable every fifteenth (15th) day of the month;
2.3. The LESSEE shall deposit with the LESSOR an amount
equivalent to three (3) months rental or Php 75,000.00
which shall be applied to whatever unpaid expenses the
LESSEE is responsible for and/or the rental for the last and
final month;
2.4. The LESSEE is prohibited from subleasing the leased
premises without written consent of the LESSOR;
2.5. The electricity, telephone and water bills and other utilities
which are or may be installed in the leased premises shall
be for the sole account of the LESSEE.

NOW THEREFORE, for and in consideration of the foregoing terms and

conditions and of the consideration, due and payable as herein provided,
the parties herein have agreed, commit and bind themselves to comply
strictly and faithfully with all the terms and conditions of this contract of
lease.

IN WITNESS WHEREOF, I have hereunto set my hand at Iloilo City

Philippines, this 8th day of April , 2013.
