In January, Forest Creek HOA won the Neighborhood of the


Year (NOTY) award from the city of Round Rock for our recycled water project. After that, we entered in the Neighborhood of the Year competition at the national level through
the Neighborhoods, USA.
Neighborhoods, USA, is a national non-profit organization set
up to create an opportunity for neighborhoods and cities to
share success stories and keep neighborhoods thriving. This
sharing of success stories takes place at their annual conference, scheduled for May. They also select and award
Neighborhood of the Year recognition for the best
neighborhood activity. Forest Creeks recycled water project
was submitted and has cleared the first hurdle and is now a
Finalist for the national Neighborhood of the Year award
competition. We should know more by the end of the conference on May 23rd. Even if we dont win the Neighborhood
of the Year, by being a finalist we will still garner national
attention for our neighborhood and continue to reinforce the
strong reputation of Forest Creek.

Parks and Recreation
Department presents
the Youth Fishing Derby
from 7 to 11 a.m. Saturday,
March 21, 2015 at Bright
Lake in Old Settlers Park.
The event is FREE but
pre-registration is strongly
encouraged. For ages 3-12
years and all children must
be accompanied by a
parent or guardian.
Fishing Derby
Participants must provide all their own equipment and one fishing pole per child. We will
have some worms onsite, but feel free to bring your own bait. Bright Lake is home to
bass, catfish and sunfish, so prepare accordingly. Size 6-8 is a good all-round hook size.
There will also be demonstrations and other activities.
Schedule of Events
6:45 to 9 a.m.: Check In/Late Registration
7 to 11 a.m.: Fishing
8 to 11 a.m.: Activities
Awards immediately following result tabulation at conclusion of fishing. Prizes will be
awarded for the Largest Bass Caught Overall, Largest Fish Caught in each division and Most
Fish Caught in Fishing Derby each division.

Hello Neighbors. I have two amazing exchange students who will be attending
Cedar Ridge High School this fall who are looking for their permanent host family.

Ammy is from Norway, and here is what her teachers say about her: Ammy is
such a sweetheart! She is so positive and cheerful, always smiling. She is very
warm, caring sweet and tolerant, a trustworthy and reliable girl. She is very family
-oriented and is close to her family .They do many activities together, one of
them is training karate. Ammy also loves sewing, being creative and dancing. She
is very excited to study a year abroad and hopes to get a good and close relationship with her host family. She will be an excellent exchange student. If youve
thought about hosting you might want to grab Ammy!
Emma is from Sweden, with wonderful recommendations from her teachers too.
Heres what she says about her dream year in the USA. I hope to get a new cultural experience and to experience the American lifestyle and the American high
school spirit. I hope to get some new perspectives of life and to give other people my perspectives of life. During my exchange
year I really hope to improve my English as well. After my exchange year I would really love to keep in touch with my host family and my new friends from the USA. I love sports and my family is a very active family that enyoy practice sports. I like to
dance a lot, and in particular zumba. I enjoy to play with my dog and to practice sports together with my friends. During my
exchange year I would love to try golf, and keep being active. I also enjoy listen to music!! I would really like to experience the
everyday American life with barbecues, Halloween, Thanksgiving etc.

6 Home Buying
Hoaxes and
Predators to
Avoid
Scammers could be lurking as
you go about pursuing your
home search or sale. Victims of
real estate scams can rob you of
your property, steal your
money, lead to bankruptcy and
damaged credit reports, and require substantial attorney fees
to sort out the legal mess.
Be cautious and stay informed
as you conduct your real estate

transactions. Review some examples of predatory and


fraudulent practices such as
predatory lending, foreclosure
rescue schemes, property misrepresentation, fraudulent
loans, and unscrupulous buyers.
Here are six of the more common home buying hoaxes and
predators to avoid.

Predatory Lending
Predatory lending covers a
broad range of schemes that
typically ensnare unsophisticated, financially strapped, or
older buyers. A perpetrator can

be a door-to-door sales person


or a telemarketer who promises
no-money-down loans or loans
that dont require credit checks.
And to further complicate
things, what theyre doing may
not necessarily be illegal.
It all starts with the signing of
paperwork that subjects the
borrower to exorbitant fees and
interest, saddling them with
payments they had not anticipated and are unable to meet.
Some suspicious signs that may
indicate a predatory loan:

.The loan is higher than the
value of a home.
You are required to buy credit
insurance. (This is optional in
legitimate loans.)
Unexpected costs at settlement
were not explained to you.
You have a balloon loan where
after a series of low payments,
you are required to pay a large
lump sum that would require
you to obtain another loan to finance the lump sum.
You are encouraged to include
false information.
The loan agreement includes
blank lines.
The lender alters the loan.

Foreclosure Rescue
Preying on homeowners who are
behind on their mortgage payments and fearful of foreclosure,
this scammer assures you that
they can help you can avert a
foreclosure. Youre asked to pay
upfront fees and not to contact
your lender.
One scenario goes like this.
Youre asked to sign a temporary title transfer so you can stay
in your home by paying rent to
the rescue company. What often
happens is that once the company obtains the title, they pay
you an amount lower than you
could have received had you
sold the home on the market
plus, youre still on the hook for

the original mortgage payments.

Equity skimming
Equity skimming occurs when a
buyer convinces a seller to re-list
their home for an inflated
amount so that they (the buyer)
can obtain a larger mortgage
from their bank. What often hap-

pens in these situations is that


the buyer will take out the larger
mortgage, pay the seller the
original asking price, and then
disappear with the remainder of
the mortgage payment. The
typical end result is that the
house goes into foreclosure.

My name is Melanie Hurley,


founder of Piggy Paint. I am a
stay-at-home mom with two
very fancy little girls, ages 4 and
6, who love to have their
fingernails painted. Ive always
hated the thought of my kiddos
putting their hands in their
mouths after I painted their nails

Dayal Raj is a pre-med student offering private tutoring to students of
all ages in the Round Rock area. He graduated
from Westwood high school with full honors and
is also a graduate of Westwoods IB program.
Dayal is a National Merit Scholar semi-finalist
and a member of MENSA.
Dayal can teach any subject as well as provide
test-prep for skill-specific tests like the SAT. He
has been tutoring for nearly two years and has

and how to play with a showcase at the end of
each session to show what theyve learned. Lessons are done in my home for $40 month, one 30
minute lesson per week and will do lessons in your

Round Rock ISD has launched the


Anonymous Alerts program at its
middle and high school campuses in
an effort to empower students to report
bullying, threats, weapons and drugrelated activity at school.
All reports are completely anonymous and will
be sent directly to school officials. Students
have the option to reveal their identity during the
process to have a person-to-person discussion.
Students can access the service using the
Anonymous Alerts app, which can be found
in the Apple App Store and Google Play, or at
anonymousalerts.org/roundrockisd. A two-way

text message between the student and school


official can be accessed within the app to have
a private, encrypted conversation.
To submit a report, the student must select a
school building and a person to contact, then
select the incident and explain what happened.
Students also have the option to add a photo or
screenshot to the incident report.
Message topics may include bullying, cyberbullying, family difficulties, self-harm, cutting,
drug and alcohol abuse, student depression,
harassment, weapon-related issues or abnormal
student behavior. Anonymous Alerts is not a
24-hour crisis hotline and will only be monitored
during school days and school hours.

Round Rock ISD is now hiring college students to work as tutors


for the Advancement Via Individual Determination, AVID, program.

Tutors will earn $12 per hour and can work between one and
five hours per session for AVID programs at Round Rock,
McNeil, Stony Point, Cedar Ridge and Westwood high schools.
All tutors are able to create their own schedule.

Qualified tutors should care about making a difference in the


lives of their students and work to prepare RRISD AVID students for future college success. Tutors will work alongside
teachers and students while serving as guides and facilitators of
students learning through questioning, writing, thinking and discussing the material.

Students in the AVID program are hardworking and dedicated


to creating a successful life for themselves, said John Weishaar, RRISD AVID coordinator. Collegiate tutors have the opportunity to not only help with academics, but also serve as
mentors and inspiration for students as they prepare for postsecondary life.

Hired tutors must attend a six hour AVID training to learn


the tutorial process before beginning the position. For
