Annual General
Meeting
The St Kitts AGM will be
held in July, and, as in all
democracies any owner is
free to nominate for
Committee positions. The
roles are
Chairperson,Secretary,Trea
surer, and four other
committee positions. You
can nominate yourself or
another person, including
any existing committee
members. Make sure that
you have your nominations
in to Archers by
30/4/15.You will have
received e-mail or regular
mail with details and
nomination forms.

Projects
The Committee plans
projects like gardens,
security systems, pool
upgrades,lift upgrades,roof
maintenance etc. These
projects are prioritised in
terms of importance and
expenditure

Budget Process
We start with a wish list
and examine
feasibility,cost,and
practicality.We evaluate if it
will add or detract from
property values, and then
decide where your dollars
will go, to keep St Kitts
as Number 1.

Good maintenance= Good Values

Real estate values are trending up with prices
returning to an acceptable level. With the GFC behind
us, the Kawana Health Precinct in the construction
phase, and a recognition that the Kawana area is a
Sunshine Coast hotspot, it is appropriate to continue
the momentum that your Committee has driven over
the years.
Our regular painting programme, roof maintenance,
gardens and grounds renovations etc, have laid the
framework for the projects that set us apart from the
pack. these include the bulk electricity purchasing
scheme, the LED light conversion, scrutiny of
maintenance contracts for the lifts, and generally
achieving better value from service contractors.
Of course, it never stops, and a need exists for new
and imaginative projects that add value to our home.

Our competition and our place in the World

A nearby complex has just achieved a rental record for
the Island of $600 per week. This complex is not on the
waterfront, and this new benchmark is the foundation
for further increases in property values across the
Kawana island Apartment Market.
St Kitts cannot be left behind and the issue of our
face to the World is of paramount importance.Security
is an issue to some, and you will be asked to vote at
the AGM on whether you see security cameras as
another factor in the value equation.
Of course our landscape is of the highest importance in
a visual sense, and I am confident that the Committee
will continue with its ongoing garden renovation and
ground improvements.
Our Resident Managers play a vital role in the scrutiny
of costs for day to day services, and balance that
against the quality and timeliness of the service
provided.
As individuals and families, we can all play our part by
observing appearance by laws in particular, and
keeping an eye open for unauthorised people on our
property.
Please remember, this is our home, it is not a holiday
resort, and our privacy and security must be in the
front of our minds.
