GENERAL POWER OF ATTORNEY

This Deed of Power of Attorney is executed on this

IN FAVOUR OF
Dr. Salivendra Ravi Kiran, S/o (Late) Salivendra Somaiah alias Samiyelu, Aged 60 Years,
resident of Door No.5-6-59/86-14, Santosh Nivas, R.C.M. Church Street, Rajeev Sharma
Nagar, Vijayawada-9, Krishna District, Andhra Pradesh, India.
Whereas, my grand-father, namely, So Salivendra Somaiah alias Samiyelu got an extent of
Ac.1-45 Cents in D.No.191 of Velagapudi Village through ancestral and also purchased an
extent of Ac.0-40 Cents of land in D.No.191 of Velagapudi Village on 21.02.1963 from Turaka
Jayarao, S/o Turaka Amaraiah alias Ratnam and got the Sale Deed registered in favour of my
grand-father as Document No.189/1963, Volume No.446, at Page Nos.330 and 331 of Book
No.1 in the Office of the Sub Registrar Mangalagiri.
While enjoying the said extent of Ac.1-85 Cents of land in his possession with full and absolute
rights, my grand-father, namely, So Salivendra Somaiah alias Samiyelu died intestate without
making any written arrangements about the above said extent.
After the demise of my grand-father, as per Indian Succession Act, his wife, namely, (1)
Salivendra Suvarthamma and his Six Children i.e., (2) Ravi Kiran, (3) Appa Rao, (4) Sudarshanam,
(5) Ratnakumari, (6) Neelaveni, (7) Sulochana Devi i.e., all the seven of them have became the
only legal heirs and have taken over the possession of the above said property and subsequently,
the Government Authorities has issued Pattadar Pass Book and Title Deed Book for the said
extent in favour of my grand-mother namely, Salivendra Suvarthamma, bearing Patta No.42,

-: 2 :Book No.G187435, Unique No.1714020967000042, and all of them have been enjoying the
same in their possession with full and absolute rights jointly by treating said property as their
joint family property by having 1/7th share each over the said property.
Subsequently, while enjoying the same, my father, namely Salivendra Appa Rao died intestate
on 23.11.2006 without making any written arrangements regarding his 1/7th share of property
out of the above said total extent of Ac.1-85 Cents of land. After the demise of my father,
Salivendra Appa Rao, as per Indian Succession Act, his wife, i.e., my mother, namely, Indira
Gandhi, and his children i.e., myself and my brother namely, Arun Chaitanya have been enjoying
the same in our possession with full and absolute rights by having 1/3rd share each out of
1/7th share out of a total extent of Ac.1-85 Cents of land.
Whereas, I am pre-occupied with my personal activities and I am residing at U.S.A., I am
unable to attend personally for the below mentioned activities, NOW BY this power of attorney,
I hereby appoint the elder brother of my father i.e., my UNCLE, namely, Dr. SALIVENDRA
RAVI KIRAN, as my true and lawful attorney and expressly authorize the following powers in
my name and on my behalf to do all or any of the following acts and things.
1.

To manage and maintain the schedule property in good condition and to deal with the
affairs of my 1/3rd share out of 1/7th share out of schedule property with all concerned
local, revenue and other Governmental authorities.

2.

To sell my 1/3rd share out of 1/7th share out of the schedule property and to negotiate,
finalize, fix and settle all material terms of sale including sale consideration wih the
purchasers, to receive the entire sale consideration and to enter into Sale Agreements
and to execute Sale Deeds in favour of purchasers or their nominees at their own costs,
to receive the entire sale consideration and to sign on the said deeds and all types of
forms relating thereto on behalf of me and to present the sale deed/s before concerned
registering authorities and complete the registration of the same, in the Offices of the
Sub Registrar or District Registrar or Online Registration concerned by admitting that
it was executed after receiving the sale consideration and to deliver the possession of
my 1/3rd share out of 1/7th share out of the schedule property to the purchaser/s. If
necessary to execute Rectification Deeds and complete the registration of the same.

To pay the taxes payable for my 1/3rd share out of 1/7th share out of the schedule
property to concerned Authorities and to receive the receipts thereof.

To apply for and obtain all permits, grants, consents, approvals, Approved Plans and
Permissions that may be necessary from the Central and State Governments, Panchayathi
/ A.P.C.R.D.A. (Andhra Pradesh Capital Region Development Authority) / Municipal
Corporation of Vijayawada and appropriate local authorities and all other statutory,
revenue authorities that may be necessary, and to give all such declarations, undertakings,
indemnities and assurances or applications that may be required, and to apply to the
concerned authority, body or persons.

To mortgage my 1/3rd share out of 1/7th share out of the schedule property and to
obtain loans from any nationalised or private Banks or from any financial institutions
or private persons and to execute Mortgage Deeds or Deposit of Title Deeds or any
other deeds, which are necessary to obtain the loans and to register the same in the
concerned Sub Registrar or District Registrar Offices or Online Registration and to
repay the loans availed on behalf of me.

To deposit the title deeds pertaining to my 1/3rd share out of 1/7th share out of the
schedule property for the purpose of creation of mortgage and to sign on the
Memorandum of deposit of title deeds and all other papers as required by the Bank for
the purpose of sanction of loan in my name and to sign and deliver any letter for
enhancement or renewal of such loan, as the case may be, as required by the Bank from
time to time.

To withdraw the loan amount and to clear the loan amount on my behalf as per the
stipulation and to clear the mortgage and to take back the title deeds/documents from
the bank.

8.

To apply to sign and to give all applications for obtaining Electricity, Water Tap, Drainage
connections and other amenities from the concerned departments and to pay monthly
bills regularly. To sign on my behalf and do all necessary acts for the purpose of obtaining
and continuing the electricity, water tap, drainage and other amenities.

9.

To give schedule property on lease and to enter into Lease Agreements or Lease Deeds
and to register the said deeds in the concerned registrar office by signing on all the
necessary papers. To collect rents and issue receipts thereof from the tenants. If
necessary to vacate the tenants and to negotiate with the tenants about the lease amounts.

10.

If necessary to obtain No Objection Certificates or any other Certificates relating to


schedule property from concerned State or Central Government Offices / authorities.

To pay all revenue and property taxes, fees, penalties and cists if any, levied by the local
authorities and other concerned Government Departments from time to time and to
appear before the concerned authorities and to submit any applications, explanations
or appeals on my behalf and to do needful for the time being relating to the schedule
property.

12.

To open and operate accounts in my name in any Nationalized or Scheduled Bank and
to make deposits and withdrawals from such accounts on my behalf for the time being.

13.

To sign and file returns under the Income-tax Act, and any other statutes, to appear
before the appropriate authorities for the purpose and generally to deal with assessments
to income tax, super tax, wealth tax, gift tax and any other tax on income revenue or
capital, to apply for refunds or any such tax or taxes, to represent me before any
authorities or tribunal concerned and for all such purposes to sign, execute and deliver
all such documents and make all such declarations as may become necessary or
expedient and to adjust any amounts receivable to me in future accounts.

To file suit, applications or complaint or petition in any appropriate court or authority


for safeguarding and protecting schedule property and my interest in the schedule
property and to appear before the Courts or authority and to adduce evidence on my
behalf. To give all notices, commence any legal proceedings or use any other lawful
means that may appear to my attorney desirable or necessary in order to safeguard or
enforce my rights in or in connection with schedule property.

15.

To appear and act on my behalf in all the courts, civil, revenue or criminal, whether
original or appellate and any other offices of Government or District Board, Panchayath
Board or any other local authority in connection with or in relation to exercise of the
powers hereby conferred relating to the schedule property. To appoint and discharge
any advocate, solicitor, revenue agent or any other legal practitioner.

16.

I hereby declare as follows :

a)

The powers hereby given to my attorney shall be given the widest interpretation and
shall be construed as an express authority to him to act for and deal with my affairs as
fully and effectually as I myself could do.

b)

I hereby agree that all acts, deeds and things lawfully done by said lawful attorney shall
construed as acts, deeds and things done by me and I undertake to ratify and confirm all
and whatsoever that my said attorney shall lawfully do and cause to be done on my
behalf by virtue of the power hereby given.
