1. SCOPE
1.1.
General
This Specification defines minimum requirements for designs of plant
buildings.
The scope includes custom designed steel framed Compressor buildings,
Generator buildings, Warehouse/Maintenance buildings, and Fire Station
buildings, and concrete masonry Office/Control buildings, Laboratory
buildings, MCC buildings, and offices at Warehouse/Maintenance and Fire
Station.
This specification is general. It is required that the CONTRACTOR
generates more detailed specifications based on this document plus
drawings required to complete construction.
2. REFERENCES
The codes, standards and specifications listed below are cited in this
specification and in general are of Indonesian or U.S. origin. The applicable
sections of the codes and standards cited below (including revisions, addenda,
and references) are to be considered as an integral part of this specification. The
citations are to the latest edition except where a specific edition is stated.
Conflicts in specifications shall be brought to the COMPANY's attention for
resolution.

Design Approval
All drawings and calculations shall be submitted to the COMPANY for
review, comment, and approval.
3.2.
Vertical Clearance
Adequate vertical clearance shall be provided as specified by the
manufacturer of the equipment contained therein. Buildings containing an
overhead crane, trolley or other hoisting equipment shall be designed to
accommodate a hook height above the specified clearance elevation.

Loads
All dead, live, wind and seismic loads of foundations, floors, walls,
partitions and roofs shall comply with the requirements of "Design
Criteria".

3.5.3. Door frames shall be 16 U.S. gage steel, with recessed reinforced
hinge plates. Doorframes shall be shop primed with the same
coating as the door. Reference specification, MEP-G-ES-008,
"Surface Preparation, Painting and Galvanizing".
3.5.4. Doors shall be hung with three heavy-duty galvanized butt hinges
and provided with All locksets on each building shall be keyed
alike.
3.5.5. Antipanic hardware shall consist of Locations and number of doors
requiring panic hardware shall be as required by UBC.
3.5.6. An extruded aluminum threshold shall be installed to provide a
positive weather seal. The heads and jambs shall be equipped with
heavy duty commercial grade weather stripping.
3.5.7. Sliding service doors shall be fabricated using hot rolled galvanized
(ASTM A385), steel (ASTM A36) angle iron. Doors shall be covered
with the same material that is used for the building siding on metal
buildings; on concrete masonry buildings, the covering shall be as
per the metal building.
Hardware shall be. Doors shall be hung with 4-wheel roller bearing
trolleys and provided with guides, handles inside and outside,
stops, padlock brackets and center foot bolts. Double doors shall
have astragals. Trolley rails shall be covered with a galvanized
hood of sheet steel.

The crane and trolley hoist be top running electric single girder
crane and Type Pk, electric trolley/hoist or COMPANY approved
substitute.
3.6.3. The top running type bridge crane shall be designed for C.M.A.A.
(Crane Manufacturers Association of America) Class A1 Service.
The crane shall be designed in accordance with applicable sections
of C.M.A.A. No. 74 "Specification for Top Running and Under
Running Single Girder Electric Overhead Travelling Cranes" and
ANSI B30.2 "Safety Standards for Overhead and Gantry Cranes"
(Top Running Bridge, Single or Multiple Girder, Top Running
Trolley Hoist).
3.6.3.1. Control panels and disconnect switches shall be NEMA

3.6.3.2. All conductors shall be enclosed in a raceway.
3.6.3.3. All electrical work shall be per the NEC, latest edition and
shall comply with electrical classification.
3.6.3.4. Locking type disconnect means shall be supplied on all
power to the crane and the switches shall be labeled as
such.
3.6.3.5. Means shall be provided at pendant station to open
control power circuit to all crane motor contactors. An
indicating light shall be provided to indicate control power
"on".
3.6.3.6. Crane manufacturer shall provide a power cable complete
with automatic take-up reel. The crane manufacturer shall
mount the cable reel on the bridge crane.
3.6.3.7. A festooned cable shall be used to permit pendant
control station access from any point along the trolley.
3.6.3.8. All metal parts of the crane shall be electrically
continuous and permanently grounded. External ground
shall be provided in electrical festooned cables as a
fourth conductor.

Room Sizing
Rooms shall be sized to comfortably accommodate the operations and
functions required in the area. Consideration shall be given to equipment
and furniture placement, personnel passage, and required storage space.
Adequate space between finished ceiling and roof structure shall be
provided for ducts, chases, and conduit. A drawing furnished with this
specification sets forth the minimum room sizing.
3.8.
3.9.
Storm Drainage
Gutters, leaders, and downspouts shall be sized and located to protect
doors, windows, and wall openings from storm water runoff.
3.10. Skylights
Skylights shall be flat, rectangular in shape with extruded aluminum frame,
integral curb and flashing and condensate gutters. Flashing and installation
details shall be compatible with standing seam metal roofing sections.
Glazing shall be 6 mm (1/4 inch) polished plate wire glass. Frame sections
shall incorporate a dry glazing system using neoprene glazing strips.

3.11. Exits
The number, location and marking of emergency exits shall comply with
Indonesian Government Regulation No. 11, the Uniform Building Code,
and OSHA 29 CRF 1910.
3.12. Fire Protection
Fire extinguisher cabinets within a recess or opening in the wall of each
building containing offices shall be provided for two-hand extinguishers.
Office/Control
Buildings
shall
be
equipped
with
automatic
fire-
extinguishing systems.
The offices shall be protected with a Class II wet standpipe system per
the Uniform Building Code. Control Rooms, Radio Rooms, MCC Rooms,
and Battery Rooms shall be protected. These systems are to be approved
by the COMPANY and incorporate the requirements of Medco
Engineering Specification.
Plant buildings shall have automatic fire detection systems. Their system
shall be selected after identification of both the potential type and size of
fire to be detected.
Reference NFPA 72E, "Standard on Automatic Fire Detectors," as a guide
to system types and required locations. Comply with the requirements of
Indonesian Government Regulation No. 11. The selected system shall be
subject to COMPANY review and approval and incorporate the
requirements of TJE-I-SP-007.
3.13. Drawings, Manuals, and Erection Instructions
CONTRACTOR shall provide the COMPANY with copies of the following
drawings and manuals, the number of copies to be as designated in
"Design Criteria." - General Building Drawings: Floors plans, exterior
elevations, longitudinal and transverse sections.

Shop drawings for all items including doors, windows, roof ventilators
and skylights, shall be supplied in a timely manner for COMPANY
review and approval.

4.2.
Material
Hot rolled structural steel shapes and plates for buildings and structures
shall be mild carbon steel ASTM A36.
4.3.
Expansion Provision
Provision for the extension of steel buildings shall be made, if required, by
using the same framing in the end wall as is used in the internal bays.

4.4.
Covering Details
Roof and wall covering shall be cold formed galvanized steel or cold
formed aluminum panels; at COMPANY option. Roof panels shall be
standing seam type with no external fasteners. Wall panels shall be
corrugated or ribbed. Steel panels shall be ASTM A446 Grade E with
ASTM A525, G90 zinc coating, minimum 0.46 mm (0.0179 inch)
thickness. Aluminum panels shall be ASTM B209, minimum tensile

Siding shall be lapped 1-1/2 corrugations and one full rib for ribbed
panels.
Side laps shall be fastened with Type A, No. 14 x 1.91 cm (3/4
inch) ASTM A493 Type 305 stainless steel sheet metal screws
with ASTM A493 Type 305 stainless steel and neoprene or butyl
washers at 45.72 cm (18 inch) centers.
4.4.4. Roof panel end laps shall be 25.4 cm (10 inches) for 1.27 cm (1/2
inch) deep corrugations and 20.32 cm (8 inches) for deeper
corrugations.
Ribbed panels shall be lapped 15.24 cm (6 inches). Siding panel
end laps shall be 10.16 cm (4 inches) for 1.27 cm (1/2 inch) deep
corrugations and 7.62 cm (3 inches) for all other panels. End laps
shall be fastened with Type A, No. 14 x 1.91 cm (3/4 inch), ASTM
A493 Type 305 stainless steel sheet metal screws with ASTM
A493 Type 305 stainless steel and neoprene or butyl washers at
15.24 cm (6 inches) centers, maximum.
4.5.
Framing Details
All structural framing members shall be shop fabricated for bolted field
erection and hot-dip galvanized after fabrication. The design and
fabrication shall be as per TJE-S-SP-002, Structural Steel Construction.
4.6.
Exhaust Fans
Curb mounted roof exhaust fans shall be provided on buildings where
hydrocarbon or noxious fumes may accumulate in combustible quantities
or are deemed to be harmful to the health of the occupants. Fans shall be
curb mounted, galvanized steel, direct drive units equipped with inlet
shutters and 1.27 cm (1/2 inch) x 1.27 cm (1/2 inch) galvanized bird
screens. Units shall be suitable for service in the Electrical Area
Classification.

4.7.
Ridge Vents
Ridge vents shall be galvanized ASTM A525 G90, gravity type units,
installed continuously along the ridge of the building. These vents shall be
sized for one air change every five minutes and have a minimum of 22.86
cm (9 inches) throat opening and be equipped with a 1.27 cm (1/2 inch) x
1.27 cm (1/2 inch) bird screen.
4.8.
Insulation
Insulation shall be applied for energy conservation and noise attenuation in
all buildings that are used as work areas or have air conditioning. Insulation
shall be 5.08 cm (2 inch) minimum thickness. The insulation batts shall be
secured to building using the "Stick-Klip" system applied to the
manufacturer's (A.J. Gerrard Co.) recommendation.
The bottom edge of the batts shall be supported by a 24 U.S. gauge
galvanized channel, 5.08 cm (2 inches) in width with one upstanding leg
being 3.81 cm (1-1/2 inches) high and the other 6.35 cm (2-1/2 inches)
high to be fastened to the wall approximately 20.32 cm (8 inches) above
finished floor level. Reference general specification, "Insulation."
4.9.
Noise Attenuation
Buildings that are in the vicinity of major noise sources or contain
equipment that is a major noise source (in excess of 90 dBA at one meter
or 3 feet) may require additional noise attenuation. These buildings shall
be evaluated on a case-by-case basis, and the proper attenuation
recommendation made.

5.2.
Material
Light gauge steel shall comply with the requirements of AISI,
"Specification for the Design of Cold-Formed Steel Structural Members."
Structural members shall be minimum 18 U.S. gauge and shall conform to
ASTM A245, or ASTM A303, Grade C. Structural steel shapes and plate
shall be ASTM A36.

Framing Details
All structural members shall be shop fabricated for field bolted erection.
Members shall be shop painted for galvanizing as required in specification,
TJE-G-SP-008, "Surface Preparation, Painting and Galvanizing". Shop
welded connections shall be designed and fabricated in accordance with
AWS D1.1. Bolted connections shall be designed in accordance with AISI.
"Cold-Formed Steel Design Manual." No burning or welding shall be
allowed on galvanized material. Each member shall be clearly marked
erection.

Masonry Materials
Materials for masonry buildings shall conform to the following:

accordance ith ASTM C90.

Expansion Provision
If future building expansion is expected, special design considerations
apply.
Installing expansion joints in the end wall to be extended at the corners
shall facilitate the expansion.
6.4.

Roof System
The roof shall be Gable type with steel trusses and covering details as per
section 4.4.
6.6.
Miscellaneous Steel
All exposed imbedded steel items such as lintels and ledgers shall be
galvanized in accordance with ASTM A123 and A385, 2.0 oz. class (0.381
kg/m ). Sill and base course flashing shall be two plys of 6.8 kg (15 pound)
asphalt impregnated roofing felt, hot mopped in place with approved
roofing asphalt compound. Open every fourth head joint in the masonry
base course to form "Weep-holes."

6.7.
6.8.
Finishes
The interiors of offices, control rooms and laboratory shall be finished as
follows:
(Products are as approved by COMPANY).
Floors :
1. Floors for offices, and radio room shall be covered with 5 mm (3/16
inch) heavy duty vinyl tile, installed over steeltroweled concrete to tile
manufacturer's recommendations.
2. Floors for Laboratories shall be ceramic tile.
3. Floors for toilet rooms shall utilize Mosaic tile products with a
mildew proof grout.
4. Floors for Control rooms and radio rooms shall be Computer tile,
antistatic hard surface covering, nominal 24" square, removable,
supported by adjustable pedestals. The system laterally stabilized by a
network of stringers rigidly bolted to pedestals. The floor system shall
include all components and accessories, including perforated panels,

grilles, cable outlets and services outlets required for a complete and
satisfactory installation in accordance with CST section 10270.
6.8.1. Shop and warehouse buildings shall be left unfinished. Floors
shall be steel troweled and have colored concrete topping.
6.8.2. Switchgear and motor control center rooms shall be insulated
for fireproofing and as required for energy conservation. Floors
shall be steel troweled.
6.8.3. Exterior walls shall be finished in compliance with TJE-A-SP001.
