DEED OF ASSUMPTION

KNOW ALL MEN BY THESE PRESENTS:


This instrument is entered into by and between EDISON MONTEPEO, Filipino,
of legal age, married to JOY MONTEPEO, and a resident of Isulan, Sultan Kudarat,
hereinafter referred to as the PARTY OF THE FIRST PART and DATUSALEM A.
KARON, Filipino, of legal age, married to ARLYN KARON and a resident of Isulan,
Sultan Kudarat, hereinafter referred to as the PARTY OF THE SECOND PART.
Witnesseth:
That the PARTY OF THE FIRST PART is the lawful occupant/owner of a
house and lot located at _______________________________________________,
Isulan, Sultan Kudarat;
That for and in consideration of the sum of SIXTY THOUSAND PESOS
(P 60,000.00) which the PARTY OF THE FIRST PART to have received from the
PARTY OF THE SECOND PART, in full satisfaction, the PARTY OF THE FIRST PART
and the PARTY OF THE SECOND PART hereby AGREE on the following:
1. That the PARTY OF THE FIRST PART allows the PARTY OF THE SECOND
PART to assume all the rights he has concerning the above-described house and lot and to
assume all the corresponding obligations the PARTY OF THE FIRST PART has with
Agan Homes;
2. That the PARTY OF THE SECOND PART shall possess and occupy the
herein subject house and lot;

DEED OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:


This instrument is entered into by and between ORFELINA P. SEGURA, Filipino, of
legal age, married to CARLOS SEGURA, SR. and a resident of Tacurong City, hereinafter
referred to as the MORTGAGOR and LARRY ARGEOLEN, Filipino, of legal age, married
and a resident of Tacurong City, hereinafter referred to as the MORTGAGEE.
Witnesseth:
That the MORTGAGOR is a lawful owner of a real property which is more particularly
described as follows:

A parcel of land containing an area of ________________________________SQ.M.
more or less, located at Upper Katungal, Tacurong City.
That for a consideration of ONE HUNDRED FIFTY THOUSAND PESOS
(P150,000.00), full amount of which having been received in full by the MORTGAGOR, the
MORTGAGOR agrees to MORTGAGE and do hereby MORTGAGE unto the MORTGAGEE
the 2 hectares land, a portion of the above-described real property, free from all liens and
encumbrances, subject to the following terms and conditions, to wit:
TERMS AND CONDITIONS:
1.
That the MORTGAGOR binds himself to pay or cause to be paid unto the said
MORTGAGEE, the full amount within 2 years to be reckoned from the date of the execution of
this mortgage;
2. That to secure and guarantee the performance of MORTAGORS obligation with the
MORTGAGEE, the former hands over to the latter the Transfer Certificate of Title of the
property; and
3. That the full amount of ONE HUNDRED FIFTY THOUSAND shall be returned by
the MORTGAGOR to the MORTGAGEE after the expiration of this contract and the latter shall
turn over the Transfer Certificate of Title to the former upon receipt of the said amount;
4. That the MORTGAGEE may plant crops in the subject real property within the said
two (2) years period and all the proceeds of the harvest shall accrue in his favor.

This instrument is entered into by and between BONIFACIO C. ENITORIO,
Filipino, of legal age, married, and a resident of Tacurong City, hereinafter referred to as
the MORTGAGOR and SHERYLL YASMIN MANIBPEL, Filipino, of legal age and a
resident of Buluan, Maguindanao, hereinafter referred to as the MORTGAGEE.
Witnesseth:
That the MORTGAGOR is a lawful owner of a real property which is more
particularly described as follows:
Transfer Certificate of Title No. T-20104
Lot No. 8, (LRC), Psd-158256
A parcel of land containing an area of FOUR HUNDRED (400) SQUARE
METERS, more or less, located at Bo. of San Pablo, Tacurong City.
That for a consideration of THREE HUNDRED THOUSAND PESOS
(P300,000.00), full amount of which having been received in full by the MORTGAGOR,
the MORTGAGOR agrees to MORTGAGE and do hereby MORTGAGE unto the
MORTGAGEE the above-described real property, free from all liens and encumbrances,
subject to the following terms and conditions, to wit:
TERMS AND CONDITIONS:
1. That the MORTGAGOR binds himself to pay or cause to be paid unto the
said MORTGAGEE, the amount of P 300,000.00, without interest, within one (1) year
reckoned from the date of signing of this instrument;
2. That after the lapse of one (1) year of which the MORTGAGOR fails to pay
the aforesaid amount, the MORTGAGEE shall collect from the former a monthly interest
of 8% until the full payment has been made;
3. That to secure and guarantee the performance of MORTAGORS obligation
with the MORTGAGEE, the former hands over to the latter the aforedescribed Title of
his property;
