Investment Structure
Purchasers will initially receive a 24
year lease for each parking space.
This lease can only be terminated
after the first 24 year period if the
head leaseholder or the investor
serves notice on the leasehold.
Mederco Ltd. will act as the head
leaseholder. Mederco Ltd. are an
experienced property management
company who investors will be
directly contracting with.
There is a put option between the
5th and 6th anniversary from
completion and the 10th and 11th
anniversary, therefore the buyer
has two exit points prior to the end
of the lease.

Exit Strategy
Mederco Ltd. will be contracted to buy
back the parking space on the following
terms:
Year 5 Mederco Ltd. will buy the
parking space back between the 5th
& 6th anniversary from completion
should the buyer wish to exit, paying
110% of the purchase price
Year 10 Mederco Ltd. will buy the
parking space back between the
10th & 11th anniversary from
completion should the buyer wish to
exit, paying 115% of the purchase
price
Ad-hoc Mederco Ltd. may require
to buy back the parking space if the
car park is being developed; if this
mandatory buy-back is exercised,
Mederco Ltd. will pay 110% of the
purchase price if prior to the 10th
anniversary from purchase. This buy
back will be valid until year 24.
