1.

Accommodation at Wolfson College


There are 412 units of accommodation at Wolfson for students, mainly for single occupation but some
for couples, accommodating up to 432 in total. In addition there are five family flats. This Guide tells
you more about this accommodation and enables you to make an informed choice if you are applying
for accommodation in 2014-15.

1.1

Prices
When you rent a room at Wolfson College, the price includes the following: electricity, gas, water,
computer network access, insurance, cleaning and consumables such as toilet paper. The insurance
cover is explained in 1.4 and in Appendix C. The rent does not include bed linen (please see below).
When comparing the room rents at Wolfson with private accommodation in Cambridge, please bear in
mind what is included in the price: the cost of utilities such as gas and electricity is often extra and can
be considerable. When looking at the prices at other Cambridge colleges, computer network access is
often charged as an extra, and the free insurance cover is very valuable. Another thing to bear in mind
is that Wolfson does not charge a Kitchen Fixed Charge, which many colleges do, so there are no
hidden extras.
As a student, you will not be liable to pay the local Cambridge City Council tax (although any nonstudent partners in College flats may be liable).

Price 1 rooms are single study bedrooms with shared bathroom facilities.
Price 2 rooms are small single study bedrooms with en-suite bathroom facilities; or a small shared set
(two study bedrooms sharing bathroom facilities and a kitchen, this being the price per study
bedroom).
Price 3 rooms are standard single study bedrooms with en-suite bathroom facilities; or a standard
shared set (two study bedrooms sharing bathroom facilities and a kitchen, this being the price per
study bedroom); or standard single study bedrooms in the houses.
Price 4 rooms are self-contained single studio flats; or large single study bedrooms in Barton House.
Price 5 rooms are for couples, either double studio flats or large bedrooms in houses.
Price 6 rooms are for couples, large self-contained double flats.
There is also a flat in Plommer House, PH4, suitable for a couple, priced between Price 5 and Price 6 at
2 times Price 2.
All rooms, whether ensuite or not, have their own wash-basin (with the exception of one room in
Chadwick House and shared sets, which share a wash-basin).
Some rooms are suitable for students with particular physical needs: please enquire.

Duvet, Pillows, Bed Linen


The following information about bed linen applies to new residents starting the 2014-15 academic
year. We will provide new bedding for you as detailed below. The bedding pack (there is a difference
in the content of the pack, depending on the type of Licence you have chosen; please see below) will
be placed in your bedroom ready for your arrival. If you are supplying your own bedding, and you do
not therefore need the bedding pack to be supplied by the College, please tick the appropriate option
on the booking form. Failure to do so will result in the bedding being supplied and charged for. The
cost of the bedding pack will be charged to your College account.
Period Licence
If you have chosen a Period Licence you will be supplied with a bedding pack, which will consist of one
single duvet, one single duvet cover, two pillows (allergy-free filling), two pillow cases, one single
sheet (all new), at a cost of 35.00. If you have chosen a room with a double bed, you will be supplied
with one double duvet, one double duvet cover, four pillows (allergy-free filling), four pillow cases and
one double sheet (all new,) at a cost of 55.00.
Termly Licence
If you have selected a Termly Licence you will be supplied with a bed linen pack, which will consist of
one single duvet cover, two pillow cases, one single sheet (all new), at a cost of 20.00. If you have
booked a room with a double bed, you will be supplied with one double duvet cover, four pillow cases
and one double sheet (all new), at a cost of 30.00. During term time your room will be supplied with
the actual duvet and pillows (allergy-free filling).
1.2

Couples and Families


Couples where both partners are Wolfson students
The options for couples where both partners are current Wolfson students are:
Price 5 large rooms in Houses or double studio flats J21 or J22
Price 6 large double flats in S or T
Flat PH4 in Plommer House
These rooms are provided with double beds.
Also, the shared sets in Prices 2 and 3 can be taken by two Wolfson students to create a flat, as
follows:
Price 2 shared sets in N
Price 3 shared sets in R or S
In such cases, the College can move the two single beds into one bedroom to create a double bed,
leaving the other bedroom as a separate study.
Couples where only one partner is a Wolfson student
The only options for couples where only one partner is a current Wolfson student are:
Price 5 large rooms in Houses or double studio flats J21 or J22
Price 6 large double flats in S or T
Flat PH4 in Plommer House

Families
There are five Family Flats which are suitable for a couple plus two children. Only one partner needs to
be a current Wolfson student. The price in 2014-15 is 274.61 per week. See section 6 of this Guide for
further detail.
1.3

Termly licence versus period licence


Undergraduate and Masters students can have either a termly licence or a period licence. PhD students
(including NAFR and CPGS) can only have a period licence. A termly licence is ideal for undergraduate
(BA) courses and some Masters courses, and is just for the University term. This means the student must
vacate their room at the end of term, as the room will be used by other guests out of term.
A termly licence gives residence for Full Term only plus the preceding weekend and the Friday night at the
end of term, as follows:

Termly licences are not available in the five houses covered in section 2 of this Guide or in the large
flats in S & T or in the Family Flats. Only period licences are available in these cases.
For new students a period licence runs for 12 months from 4 October, depending on your course. You
can end your licence by giving one months notice. Accommodation is available before 4 October for
those students who have a pre-sessional/orientation course, if their academic course requires them to
arrive earlier or if exceptional travel arrangements dictate an early arrival. For continuing students, period
licences commence on 30 September.
Period licences are not available in V for new residents.
See Appendix B for examples of termly and period licences.
1.4

Insurance
The College recognises that many students fail to take out adequate insurance for their personal
possessions. The College has, therefore, taken out an insurance policy on behalf of, and for the benefit
of, those Wolfson students who rent a room in College. Details of the current policy are given in
Appendix C, although this is subject to change. You should look at this carefully, and decide if the level
of insurance cover is suitable for your needs. You have the option to increase the level of cover on, for
example, your laptop computer or bicycle.

Definitions
First floor
Please bear in mind that in the UK the ground floor of a building is known as the ground floor, and
the next floor up is the first floor. So a two-storey building will have a ground floor and a first floor.
No building in Wolfson has more than three storeys, i.e. ground floor, first floor and second floor.
Bathroom
A bathroom is a room with a bath or shower in it. There will not necessarily be a toilet in such a room.
Ensuite
An ensuite room is a bedroom which has its own toilet and shower.
Studio Flat and Flat
A studio flat has a bedroom, a kitchen and a bathroom. Double flats also have a separate study/living
room.

Security
Keys, Doors and Windows
You will be issued with a key to your room. You should lock your door at all times even when nearby
in a kitchen or bathroom. Cambridge is a city and opportunist thieves operate as in any city; and laptop computers and mobile devices are particularly susceptible to theft. Your key also locks your
nearest communal kitchen (where applicable) and you are strongly encouraged to lock your kitchen
after use, because unfortunately theft of food can take place in student communities.
Your key also operates the lock on the ground-floor entrance to your accommodation building. It is
very important that you do not prop the door open by doing so you would be compromising the
security of the building as a whole. By keeping ground-floor entrances locked, you are greatly reducing
the chances of theft, and you are also enhancing your own personal security.
Rooms on ground floors are particularly vulnerable if windows are left open when the room is empty.
Residents in ground floor rooms should always close their windows when leaving their rooms. Indeed,
all residents are advised to close their windows when leaving their rooms in case of high winds.

Termly Licences
If you have a termly licence, you must remove all your possessions from your room and from your
cupboard, fridge and freezer in your kitchen at the end of the term, because your room will be
occupied by someone else during the vacation.
Gates and CCTV
CCTV cameras are used throughout the College site for your security, and CCTV footage is monitored
regularly by the Porters, who have the overall responsibility for security in the College.
The gates at the Selwyn Gardens entrance are locked at night and at weekends, and entry is by the
College card.

Fire Safety
With a large population living in close proximity on a small site, there is always a real risk of fire. All
residents must play their part in minimising this risk.
Here are some rules that you must adhere to:

never leave cooking unattended in a kitchen


do not use cooking equipment in your room
do not leave heated hair devices (straighteners, curlers, tongs) unattended
do not use unsafe or untested electrical equipment, and do not overload electrical sockets
you must only use adapters that meet UK specification and are fused
do not store combustible materials, including piles of paper
do not use naked flames (eg candles)
do not smoke in any room, and do not disable smoke or heat detectors
do not leave items in corridors or stairways
keep all fire doors closed at all times, especially kitchen doors (never wedge them open)
do not tamper with fire safety equipment (extinguishers, fire blankets)
report anything that looks unsafe or hazardous to the Porters

IT network access and Wi-Fi


All accommodation is wired for high-speed internet access via the Colleges network. Wi-Fi is not
available in most accommodation, although some rooms can pick up the Wi-Fi signals from nearby
public rooms such as the Club Room and the Library.

The Houses
There are five former domestic houses in Wolfson which have been adapted for student
accommodation:
Williams House and Chadwick House on the Barton Road side;
Barton House and Norton House on the Barton Close side;
Plommer House on the Selwyn Gardens side
Termly licences are not available in these houses only period licences.

Williams House
This house is named after the late Professor Sir David Williams, President of Wolfson College 19801992. It has six bedrooms, two on the ground floor and four on the first floor, as follows:

Chadwick House
This house is named after the Reverend Professor Owen Chadwick, the Chair of the Trustees of
University College, as Wolfson College was known from its foundation in 1965 until being re-named
Wolfson College in 1973. It has six bedrooms, two on the ground floor and four on the first floor, as
follows:

2.3

Barton House
This house became available for student accommodation for the first time in 2011. It is named after
the village of Barton, which lies to the west of the College and which gives its name to Barton Road
and Barton Close, which act as the south and east boundaries of the Colleges site. It can be entered
either from the College site or from Barton Close. It has six bedrooms, two on the ground floor and
four on the first floor as follows:

Students are not permitted to park cars in Barton Close.

Norton House
This house is named after Frederick Norton, one of the first Fellows of the College. It can be entered
either from the College site or from Barton Close. It has eight bedrooms, four on the ground floor and
four on the first floor, as follows:

This house is named after Dr Hugh Plommer, a founding Fellow of the College. The ground floor is
used for offices and meeting rooms. There are seven rooms for accommodation on the first and

East Court (M, N, O, P staircases)


This building is designed along the typical Cambridge model of
staircases. Each letter is a separate staircase, which does not
inter-connect with its neighbouring staircase. Each staircase in this
building has two entrances, one into East Court and one into Lee
Court. Half the rooms have a view of East Court and half have a
view of Lee Court.

M staircase
There are 11 small ensuite rooms, as follows:

4.

West Court
There are accommodation blocks on three sides of West Court, as shown on this plan:

A block
A&B block is a two-storey building at the front of the College, with
A on the ground floor and B on the first floor. The B floor contains
flats for use by Visiting Fellows, while the A floor contains student
accommodation.
There are 9 study bedrooms, A1 to A9, all Price 1.
There is a kitchen, and three shower rooms with toilets.

This building is designed along the typical Cambridge model of
staircases. Each letter is a separate staircase, which does not
inter-connect with its neighbouring staircase. Each staircase in this

5.

The Western Field

Unlike the older blocks C to P, which follow the traditional Cambridge staircase model, the newer
blocks R to V have horizontal corridors as well as vertical stairways, making it possible to walk
between any two rooms in R, S, T or V without having to go outside.

5.3

T block
Unlike S block and V block, which run north to south, T block runs
east to west. The majority of the rooms either face north into the
Western Field or face south towards the Chancellors Centre and
Fuchs House; while some rooms are at the back of the building
towards the western boundary of the College. An impressive
octagon divides the inner rooms from those towards the western
boundary.

Rooms T101, T201 and T301 and all the flats are at the back of the building. All other rooms are on the
inner side of the building, where even-numbered rooms face north and odd-numbered rooms face
south.
Termly licences are not available in the six double flats TF1-TF6 only period licences.

Family Flats
There are five family flats in the south-west corner of the College, as shown here:

Each flat comprises a large bedroom and a small bedroom, a


living/dining room, a study, a kitchen and a bathroom. In the small
bedroom you can have either a single bed or two bunk beds. There
is a laundry room with washing machine and dryer; and a garden
with a childrens swing.
Flats 1 and 2 are on the ground floor, and flats 3 and 4 are on the
first floor. Flat 5 is mainly on the first floor, with an entrance hall
and study on the ground floor.
The rent for a family flat in 2014-15 is 274.61 per week.
Termly licences are not available in the Family Flats
only period licences.

7.

The Rules
Furniture & Furnishings
You may not bring your own furniture or curtains into your room. Furniture and curtains provided by the
College cannot be removed from your room.
All rooms have curtains and are fully carpeted. Beds have mattresses and a mattress protector fitted.
You may purchase a bedding pack (see Page 3, 1.1 Prices) or bring your own bedding. There are selfservice laundries with washing machines and tumble dryers. Crockery, cutlery, cooking utensils and
towels are not provided by the College.
Heating
Central heating is provided in all College living areas from October (sometimes September) through to
April (sometimes May). Please do not have the radiator on when your windows are open. Please turn
your radiator down, or off, when you are away from your room.
Electrical items
There are sockets for electrical equipment such as radios, CD players etc., which should normally be used
with headphones unless you intend to play them at a low volume. Certain models of small table top
fridges and freezers are allowed, but other electrical appliances, such as electric fires, non-approved
fridges, cookers, rice cookers, toasters, kettles, hobs and microwave ovens, etc., are not allowed for safety
reasons and will be removed from your room by College Staff. The use of non-UK adapters is not
permitted. The use of multiple sockets is only allowed for computers and computer-related items (such as
a printer). All portable electrical appliances should have a current Portable Appliance Test (PAT) certificate
which the student is required to provide. If you are in doubt about electrical loading, please check with
the Clerk of Works first. To help Wolfson Colleges sustainability, please remember to switch off all lights,
unplug all chargers, and switch off all appliances that are on stand-by mode.
The College reserves the right to remove any electrical equipment or adapters from a residents room if it
is deemed to be unsafe. This is often necessary when a resident tries to use electrical equipment from
outside the UK, which does not conform to UK safety standards, or which may have different safety
standards that will not work with our electrical systems. For example, if electrical equipment is not
correctly wired, fused or earthed they may not comply with our legal safety obligations, and may be
dangerous because of the incompatibility of the electrical safeguards. If in doubt, please check with the
Clerk of Works.
Cleaning
College cleaners clean the rooms during the week (Monday to Friday). Residents are responsible for the
tidiness of their own rooms, washing up their dishes, making their beds, and helping to keep any
communal area, especially the kitchens, clean and tidy.
Keys
You will receive one room key on arrival. There is a charge for providing a duplicate key if the original is
lost.
Giving notice of vacating a room
Residents must give a minimum of one months notice if they wish to vacate a room. Anyone vacating a
room without due notice (one month) will be charged.
Vacating a room
When you vacate a room, you must clear it of all possessions and any rubbish. If you leave it in a state that
requires Wolfson College staff to clear it, you will be charged an amount at the discretion of the Bursar.

Changing rooms
Normally a change of room is not permitted. But if you have a special reason for wanting to move, you
should speak to your Tutor.
Damage
Any damage to rooms will have to be paid for by the occupant(s). If damage to rooms or staircases is not
traceable to individuals, costs may be charged equally among all residents on that staircase.
Cooking
Please note that cooking is only allowed in the designated kitchen for your room. Cooking in your room
is not allowed. You should never leave cooking unattended. Please make sure to switch off cookers and
kettles at the switch on the wall.
Smoking
Please note that smoking is not permitted in any rooms in the College at all.
Candles etc
Please note that you are not permitted to use any lighted candles, joss sticks or other naked flames of any
kind in the accommodation.
Guests
You are allowed occasional overnight guests. No guest can stay for more than three nights in any seven
and you cannot have guests for more than ten nights in any month. For Fire Safety reasons, all overnight
guests should be registered at the Porters Lodge.
Bicycles
You cannot keep a bicycle in your room. If you have a particularly valuable bicycle which you would
like to store securely, please ask the Porters.
Fire alarms and fire drills
You must always respond to a fire alarm, by leaving the building and reporting to your designated fire
assembly point, the location of which will be set out on the back of the door into your room. There will
be at least one fire drill in the course of the year, which is a legal requirement.
Tampering with Fire Safety equipment (such as extinguishers), fire detection equipment (such as
plastic covers over smoke/heat detector heads) contravenes the Fire Safety regulations. If you tamper
with any of this equipment the College may cancel your licence agreement and you will be removed
from college accommodation.

Green and Sustainable Issues


In past years Wolfson College has been making great strides in becoming a more Green and
sustainable college. We are currently 2nd in the official Cambridge University Environmental
Consulting Society (CUECS) Green League Table and have become a visible and vociferous presence
in the sustainability debate, both at College and University level. Each accommodation building has a
Green Rep, who also acts as Fire and Safety Rep, who will help you find out more about our excellent
recycling programme and sustainable ethos.

Recycling in your room


To help you recycle items from your room, a green bag-for-life is in every room/flat in College. You
can use it to carry your recycling to the kitchen, if it needs crushing, or you may leave it outside your
room for collection by the Housekeeping staff. Please note that these bags should never leave your
accommodation building, or be used for any other purpose. The bags remain the property of
Wolfson College.
9.

Accreditation Network UK
Under the terms of the Housing Act 2004, Wolfson College is required to be licensed either with an
approved Code of Standards (typically UUK or ANUK/Unipol) or with the local authority. Wolfson is
licensed with ANUK (Accreditation Network UK).
ANUK has overall responsibility for administering the Code of Practice. This includes: maintaining a list
of all institutions signed up to the Code, and all buildings within those institutions covered by the
Code; liaising with other bodies over areas where the Code is only applicable in parts; and periodically
reviewing the Code. This review will be undertaken by a standing committee representing relevant
stakeholder groups, including University management, students and specialist professions (e.g.
facilities managers, maintenance etc). In this task, they will take note of significant complaints made
by students concerning non-observance, other breaches noted by internal or external audits, and
reports from bodies such as the Office of the Independent Adjudicator. If necessary, the committee
may undertake further investigation, and then issue remedial proposals. In extreme cases, the
committee may decide that a higher educational institution is no longer compliant with the Code, at
which stage responsibility may pass to an alternate body, such as the Local Authority, to impose
changes.
In registering with the ANUK Code of Practice, the College undertakes that:

all the accommodation registered with ANUK meets the standards and accords with the
procedures set out in the Code;

an appropriate complaints procedure is in place, integrated into normal College practices with a
procedure for reporting back to ANUK on any significant complaints relating to the Code;

auditors will consider the Colleges management of its student accommodation in relation to the
Code, advising HEFCE and ANUK as appropriate.

The Licensee may only occupy the Property while he or she is a student who is pursuing a course of
study provided by the Owner or by the University of Cambridge, and for the Licence Periods only or
for such other periods as may be agreed by the Owner. This Agreement shall immediately terminate
if the Licensee shall cease to pursue such course of study or if he or she shall cease to pay the
Owner's fees for such a course of study or if he or she shall be rusticated or sent down by the Owner.

3.2

The Licensee is entitled throughout this Licence to use all communal facilities within the Building
including the most convenient bathroom and kitchen but excluding any room not designated for
communal use provided that all of the restrictions and requirements in this Licence apply equally to
the communal facilities.

4.

The Licensee's Obligations

The Licensee agrees with the Owner as follows:


4.1

To pay the Accommodation Charge payable as set out in clause 1.7 above.

4.2

Not to use the Property in such a way as to cause damage to it or to the Contents or to cause
annoyance or danger to other Licensees or neighbours and without prejudice to the generality of the
foregoing not to overload or misuse any services supplying the Property.

4.3

Not to smoke in the Property. Not to use any naked flame in the Property. Not to cook in the
Property or in any part of the Building other than that provided specifically for the purpose of
cooking. Not to use any cooking equipment other than that provided in the Building. Not to bring
into the Property an electric heater or any other heating device.

4.4

Not to damage or remove any of the Contents in or from the Property and not to bring into the
Property any additional furniture or fittings without the prior written approval of the Owner. Not to
keep a bicycle in the Property.

4.5

Not to carry out any decoration, maintenance or alterations to the Property, without the prior
written approval of the Owner.

4.6

Not to carry on any trade or business in the Property and to use the Property only for residential
purposes.

To observe all statutory or other obligations relating to his or her occupation of the Property and in
particular to pay local and other taxes where failure to pay such taxes would result in the Owner
being liable to pay such taxes, if appropriate, and to obtain an appropriate licence for viewing any
television channels in the Property.

4.8

To observe the Rules issued by the Owner from time to time (the Rules) [but for the avoidance of
doubt where there is inconsistency between the Rules and this Agreement, this Agreement prevails]
which shall be deemed to be incorporated herein. The Rules are set out in A Guide to
Accommodation for Students in Wolfson College.

4.9

Not to keep any pets in the Property other than a guide dog for which the prior written approval of
the Owner has been given.

To deliver up the Property at the end of each Licence Period clean, tidy and in accordance with the
foregoing stipulations, reimbursing the Owner for the cost of making good any damage where
necessary and for the replacement of any of the Owner's fixtures and fittings furniture or effects or
Contents broken, lost, damaged or destroyed during these Licence Periods or the Licensee's
occupancy whichever is the longer.

4.11

To allow unrestricted access to the Building for the Owner's representatives, any staff of the Owner,
Licensees of other parts of the Building or others so entitled and to permit the Owner or its agents to
enter the Property at all reasonable times for the purposes of inspecting the Property or carrying out
works to the Property or allowing prospective Licensees or tenants to view the Property.

The Owner's Obligations

5.1

The Owner agrees with the Licensee to insure the Property and the Contents against loss or damage
by fire and all the other risks usually covered by a normal comprehensive policy. For the avoidance
of doubt the Licensee should be aware that such insurance does not cover his or her own
possessions.

6.

Alienation

6.1

The Licensee agrees with the Owner not to assign, underlet , share or part with possession of the
Property or the Contents or any part or parts thereof save that non-paying guests are permitted to
share occupation of the Property for not more than three nights in any consecutive seven up to a
maximum of ten nights in a calendar month.

Forfeiture

Definitions
The words or expressions listed below have the following meaning wherever they appear in this Insurance the
Schedule or any Endorsement relevant to this Insurance.

You, your spouse, children, parents and other relatives who normally reside with you.

Any alteration made to this Insurance which has been agreed by us in writing.
The period shown in the Schedule and any further period for which we accept your premium.
The first part of any claim which you have to bear.

British Isles

England, Scotland, Wales, Northern Ireland, (the Republic of Ireland), the Isle of Man
and the Channel Islands.
The private dwelling at the address shown in the Schedule.
The house together with its garages and outbuildings, all used for domestic purposes.
Without sufficient furniture and furnishings for normal living purpose.
Current legal tender, cheques, postal and money orders, trading stamps, stamps
which are not part of a stamp collection, premium bonds, certificates and travellers
cheques.
Jewellery, watches, clocks, articles of precious metal, pictures and furs.

Guidance When Making a Claim


Conditions that apply to the policy and in the event of a claim are set out in your policy booklet. It is
important that you comply with all policy conditions and you should familiarise yourself with any
requirements.
Directions for claim notification are included under claims conditions. Please be aware that events that may
give rise to a claim under the insurance must be notified as soon as reasonably possible although there are
some situations where immediate notice is required. Further guidance is contained in the policy booklet.
Claims conditions require you to provide us with any reasonable assistance and evidence that we require
concerning the cause and value of any claim. Ideally, as part of the initial notification, you will provide:
Your name, address, and your home and mobile telephone numbers
Personal details necessary to confirm your identity
Policy number
The date of the incident
The cause of the loss or damage
Details of the loss or damage together with claim value if known
Police details where applicable
Names and addresses of any other parties involved or responsible for the incident (including details of
injuries) and addresses of any witnesses
This information will enable us to make an initial evaluation on policy liability and claim value. We may,
however, request additional information depending upon circumstances and value which may include the
following:
Original purchase receipts, invoices, instruction booklets or photographs
Purchase dates and location of lost or damaged property
For damaged property, confirmation from a suitably qualified expert that the item you are claiming for is
beyond repair
Sometimes we may wish to meet with you to discuss the circumstances of the claim, to inspect the damage,
or to undertake further investigations.

Preferred Suppliers
We take pride in the claims service we offer to our customers. Our philosophy is, where possible, to repair or
replace lost or damaged property or vehicles and we have developed a network of contractors, repairers and
product suppliers dedicated to providing claim solutions.
Where we can offer repair or replacement through a preferred supplier but, on request, we agree to pay our
customer a cash settlement, then payment will normally not exceed the amount we would have paid our
preferred supplier.

General Conditions

This Policy shall be voidable in the event of misrepresentation misdescription or non-disclosure in any
material particular

Observance of the terms of this Policy relating to anything to be done or complied with by the Insured is a
condition precedent to any liability of the Company except in so far as is necessary to comply with the
requirements of any legislation enacted in Great Britain Northern Ireland the Channel Islands or the Isle of
Man relating to compulsory insurance of legal liability to employees

The Insured at his own expense shall


A) take all reasonable precautions to prevent or diminish loss destruction or damage or any occurrence or
cease any activity which may give rise to liability under this Policy and to maintain all buildings
furnishings ways works machinery plant caravans and vehicles in sound condition and must comply
with reasonable requirements and directions given by the Company or a veterinary surgeon acting
on behalf of the Company
B) as soon as possible after discovery cause any defect or danger to be made good or remedied and in the
meantime shall cause such additional precautions to be taken as the circumstances may require

This policy shall be avoided if


A)
any alteration be made in the Premises or property therein the occupation of any Insured Person or
any other circumstances whereby the risk is increased at any time after the commencement of this
insurance unless its continuance be admitted by memorandum signed by or on behalf of the
Company

This Policy shall be avoided if the Insureds interest ceases and nothing herein contained shall give any right
against the Company to any person other than the Insured except to a transferee approved by the Company

This Policy may be cancelled


(A)
by the Company giving 30 days notice in writing to the Insured at its last known address Thereupon
the Insured shall become entitled to a proportionate return of premium
(B)
by the Insured giving 30 days notice in writing to the Company at the address shown in the
Schedule provided an undertaking in accordance with General Condition 6 is not in force The
Insured shall be entitled only to a return premium in accordance with the Companys usual short
period scale provided that no claim has been made in the then current Period of Insurance

Law Applicable Clause


Unless the parties have agreed otherwise in writing any dispute concerning the interpretation of the Policy
shall be governed and construed in accordance with English law and shall be resolved within the
nonexclusive jurisdiction of the courts of England and Wales.

Your duty to prevent loss or damage


The Insured must take all reasonable steps to prevent loss, damage or accidents and maintain the insured
property in a sound condition.

Transfer of Interest
You may not transfer your interest in this Insurance without our written approval.

Special Note
With the exception of General Condition 8 the Conditions and Exclusions of this Insurance override the
General Conditions and Claims Conditions.
Keeping us informed
We have issued this Insurance on the information that you have given us about yourself, your family and
your property. Please, therefore, let us know immediately of changes that affect what you have told us; for
example, if anything happens to change the use, the nature or the amount of the property insured.

Exclusions which apply to the whole of Home Insurance


Radioactive Contamination
Any expense, consequential loss, legal liability or any loss or damage to property directly or indirectly
caused by or contributed to by
a)
ionising radiations or contamination by radioactivity from any nuclear fuel or from any nuclear waste
from the combustion of nuclear fuel,
b)
the radioactive, toxic, explosive or other hazardous properties of any explosive nuclear assembly or
nuclear component thereof.
War Risks
Any consequence of war, invasion, act of foreign enemy, hostilities (whether war be declared or not), civil
war, rebellion, revolution, insurrection or military or usurped power.
Sonic Bangs
Loss or damage by pressure waves caused by aircraft or other aerial devices travelling at sonic or
supersonic speeds.

Claims Conditions
1

If the claim be in any respect fraudulent or if any fraudulent means or devices be used by the Insured or
anyone acting on his behalf to obtain any benefit under this Policy or if any loss destruction or damage be
occasioned by the wilful act or with the connivance of the Insured all benefit under this Policy shall be
forfeited

On the discovery of any circumstance or event which may give rise to a claim under this Policy the Insured
shall
A) notify the Company in writing forthwith
B) give immediate notice to the Police Authority in respect of loss destruction or damage (other than
by fire or explosion) caused by malicious persons or thieves if insured by this Policy
C) carry out and permit to be taken any action which may be reasonably practicable to prevent further
loss destruction or damage and to minimise or check any interruption of or interference with the
Business or to avoid or diminish the loss
D) as soon as possible after discovery cause any defect or danger to be made good or remedied and
in the meantime shall cause such additional precautions to be taken as the circumstances may
require
E) within 30 days of the circumstances or event or of the expiry of the Indemnity Period or such further
time as the Company may allow at his own expense deliver to the Company
i)
full information in writing of the claim
ii)
details of any other insurance relating to the claim
iii) if demanded a statutory declaration of the truth of the claim and of any matter connected
with it

If the Company elects or becomes bound to reinstate or replace any property the Insured shall at his own
expense produce and give to the Company all such plans documents books and information as the
Company may reasonably require the Company shall not be bound to reinstate exactly or completely but
only as circumstances permit and in reasonably sufficient manner and shall not in any case be bound to
expend in respect of any one of the items insured more than the sum insured thereon

A) On the happening of any loss destruction or damage in respect of which a claim is or may be made under
this Policy the Company and every person authorised by the Company may without thereby incurring any
liability and without diminishing the right of the Company to rely upon any conditions of this Policy enter take
or keep possession of the building or premises where the loss destruction or damage has happened and
may take possession of or require to be delivered to them any of the property hereby insured and may keep
possession of and deal with such property for all reasonable purposes and in any reasonable manner This
condition shall be evidence of the leave and licence of the Insured to the Company so to do the Insured or
anyone acting on his behalf shall not comply with the requirements of the Company or shall hinder or
obstruct the Company in doing any of the above-mentioned acts then all benefit under this Policy shall be
forfeited the Insured shall not in any case be entitled to abandon any property to the Company whether
taken possession of by the Company or not
B) No admission offer promise payment or indemnity shall be made or given by or on behalf of the Insured
without the written consent of the Company which shall be entitled to take over and conduct in the name of
the Insured the defence or settlement of any claim or to prosecute any claim in the name of the Insured for
its own benefit and shall have full discretion in the conduct of any proceedings and in the settlement of any
claim
The Insured shall give all such assistance as the Company may require

The Insured shall at the Companys request and expense do and concur in doing and permit to be done all
such acts and things as may be necessary or reasonably required by the Company for the purpose of
enforcing any rights and remedies or of obtaining relief or indemnity from other parties to which the
Company shall be or would become entitled or subrogated upon the Company paying for or making good
any loss under this Policy whether such acts and things shall be or become necessary or required before or
after the Company indemnifies the Insured

Not applicable to Money Personal Accident and Personal Injury (Robbery) Insurance
If at the time of any claim there is any other insurance covering the Insureds interest in the property lost
destroyed or damaged or the same legal liability the Companys liability under this Policy shall be limited to
its rateable proportion of such claim.
If any such other insurance is subject to any condition of average this Policy if not already subject to any
condition of average shall be subject to average in like manner
If any other insurance effected by or on behalf of the Insured is expressed to cover any of the property
hereby insured but is subject to any provision whereby it is excluded from ranking concurrently with this
Policy either in whole or in part or from contributing rateably to the loss destruction or damage the
Companys liability hereunder shall be limited to such proportion of the loss destruction or damage as the
sum hereby insured bears to the value of the property

Not applicable to Liability Personal Accident Personal Injury (Robbery) and Legal Expenses
Insurance
If any difference shall arise as to the amount to be paid under this Policy (liability being otherwise admitted)
such difference shall be referred to an arbitrator to be appointed by the parties in accordance with the
statutory provisions in that behalf for the time being in force Where any difference is by this condition to be
referred to arbitration the making of an award shall be a condition precedent to any right of action against
the Company

Applicable only to Liability Insurance


Every letter claim writ summons and process in connection with the event shall be forwarded to the
Company immediately on receipt The Insured shall also give the Company written notice immediately the
Insured has knowledge of any prosecution or inquest in connection with any occurrence which may give rise
to liability under this Policy

Applicable only to Personal Accident and Personal Injury (Robbery) Insurance


All certificates information and evidence required by the Company shall be furnished free of expense to and
in the form prescribed by the Company The Insured Person shall as often as required submit to medical
examination on behalf of and at the Companys expense in connection with any claim
The Insureds or the Insureds personal representatives receipt shall discharge the Company
The Insured Person or the Insured Persons personal representative shall have no right to claim from or sue
the Company
If the Insured comprises more than one party having an interest in the Insured Person the Benefit shall
represent the total amount payable in respect of that Insured Person for all interests covered by this
insurance

10 Reporting A Claim

If loss, damage or liability occurs which may result in a claim under this Insurance, the action you must take
depends upon the type of claim
Riot - tell us immediately.
Loss of credit cards - tell the issuing authority immediately and tell us as soon as possible.
Accidental loss outside the home, theft, malicious damage or vandalism - tell the Police immediately and tell
us as soon as possible.
Legal liability for injury or damage - tell us immediately and provide full details in writing as soon as possible,
send us immediately any writ, summons or other legal document served on you or your family.
Any other claims - tell us as soon as possible.

You must provide us, at your expense, with all the details and evidence which we ask for concerning the
cause and amount of any damage or injury.

Rights and Responsibilities


3 We may enter any building or caravan where loss or damage has occurred and deal with the salvage but no
property may be abandoned to us.
4 The Insured must not admit, reject or negotiate on any claim without our written consent.
5 We may take over and conduct in the name of the Insured, with complete and exclusive control, the defence or
settlement of any claim.
6 We may also start legal action in the name of the Insured (but at our expense and for our own benefit) to recover
from others, compensation in respect of anything covered by this Insurance.
7 The Insured must give us all the help and information we may need to settle or defend any claim or to start legal
proceedings.
Other Insurances
8 If at the time of any incident which results in a claim under this Insurance, there is any other insurance covering the
same damage or liability or any part of it, we will only pay our rateable proportion of the claim.
Arbitration
9

Where a claim has been accepted under this Insurance but there is disagreement over the amount to be paid, the
matter will be referred to an arbitrator in accordance with the statutory provisions then current. If this happens, an
award must be made by the arbitrator before legal proceedings can be commenced.

Cover A: Insurance of the Contents


By Contents we mean household goods and personal
effects which belong to or are the legal responsibility of the
Insured, visitors personal effects up to 250 and deeds and
documents up to 1000.
High Risk Items are television, radio, recording and audio
equipment, jewellery, gold, silver and articles of precious metal,
personal computers, clocks, watches, cameras, furs, pictures,
works of art and curios, stamp, coin and other collections.
When in your home the Contents are insured against loss or
damage by the following causes:

Exclusions
Motor vehicles (other than gardening machinery and pedestrian
controlled vehicles), caravans, trailers, aircraft, hovercraft or boats
or parts or accessories for any of them
Swimming Pool covers
Pets and livestock
Securities of any kind
Property more specifically insured.
The Policyholders Contribution shown below applies to all
causes other than 20.
Exclusions

1 Fire, lightning, explosion or earthquake


2 Storm or flood.
3 Water escaping from fixed water or heating installations,
washing machines or dishwashers.
Oil escaping from a fixed heating installation
4 Riot, civil commotion, strikes or labour disturbances
5 Malicious persons or vandals
6 Theft or attempted theft

7 Subsidence and/or heave of the site on which your home.

4 Loss or damage occurring in Northern Ireland


5 Loss or damage occurring in Northern Ireland.
Loss or damage caused by any of the Insured or by tenants.
6 Loss by deception unless only entry is gained by deception
Loss or damage caused by any of the Insured or by tenants.
Where there is no forcible and violent entry or exit, except where
occupant is inside.
7 Loss or damage resulting from movement of solid floor slabs,
unless the foundations beneath the external walls of your home are
damaged by the same cause and at the same time
Loss or damage resulting from:
- coastal or river erosion
- demolition of or structural alteration or structural repair to your
home
- faulty workmanship or the use of defective materials

8 Falling television or radio aerials, aerial fittings or masts.


9 Falling trees or branches.
10 Collision involving aircraft or aerial devices or anything
dropped from them, vehicles or animals
11 If your house is made uninhabitable by any cause insured
by paragraphs 1-10, we will pay the reasonable additional costs
of comparable accommodation incurred during the period
necessary to restore your house to a habitable condition.
12 Accidental breakage of mirrors, plate glass tops to furniture
and fixed glass in furniture.
13 Accidental damage to televisions, audio, video and computer
equipment.
13a Tenants cover - if you are the tenant of your home, we will
pay for Accidental loss/damage caused by the policyholder(s) to
the landlords contents, fixtures and fittings, greenhouses and
sheds, part of the structure, decorations, of your home that you
are responsible for as a tenant under a tenancy agreement.
14 Accidental damage to Contents not listed in
paragraphs 12 and 13

Paragraph 14 applies only to policies in which the Cover stated in


the Schedule confirms Accidental Damage

10 Loss or damage caused by domestic pets.


11 Any amount exceeding 20% of the Sum Insured on Contents,
applicable at the time the loss or damage occurred, subject to any
Inflation Protection adjustment.

13 Damage by wear and tear, depreciation, gradually operating


cause, process of cleaning, repair or restoration, mechanical or
electrical breakdown.
Items damaged outside the home.
13a The most we will pay is 5000.00

14 Damage to clothing and contact lenses.


Deterioration of food.
Damage while your house or any part of it is sublet.
Damage by wear and tear, depreciation, insects, vermin,
atmospheric or climatic conditions, gradually operating cause,
process of cleaning, dyeing, repair or restoration, mechanical or
electrical breakdown.
Damage by a cause listed in paragraphs 5, 6 or 7 and
which is specifically excluded in that paragraph

When not in your home, the Contents are insured against:


15 Loss or damage by any cause insured by paragraphs 1-10,
occurring in the open within the boundaries of the land belonging
to your home.
16 Loss or damage by any cause insured by paragraphs 1-10,
occurring while temporarily removed:
A) within the British Isles into any bank, safe deposit occupied
private dwelling or into any building where the Insured is residing
or carrying on business
B) elsewhere within the British Isles.

Exclusions
15 Any amount exceeding 250

17 Accidental loss or damage when in transit by land from your


home, for permanent removal to another home in the British Isles,
by professional removal contractors

17 Loss or damage to china, glass, earthenware and other items of


a brittle nature unless they have been packed for removal by
professional packers.
Property in, or transit to or from, any depository
Any amount exceeding 500 in any one Period of Insurance.

18 Accidental loss of the keys to the external doors of the home,


or to safes or alarms in the home.
Accidental damage to the locks of the external doors to your
home or to safes and alarms in the home.

16 Any amount exceeding 15% of the Sum Insured on Contents


Loss or damage
in any furniture depository
by theft, except where there is forcible and violent entry into or
exit from a building
by collision whilst in transit or on the person
by riot, civil commotion and malicious persons in the Republic of
Ireland

Loss or damage caused by any process of repair or restoration.


The cost of repairing mechanical breakdown.

Claims Settlement
We will pay for the replacement of the lock mechanism or at our option, we will change the locks.
19 Accidental damage to external television satellite
Any amount exceeding 250
receiving equipment permanently fixed to the home
Loss or damage caused by wear and tear, depreciation,
and professionally installed
atmospheric or climatic conditions, gradually operating cause,
mechanical or electrical breakdown.
Loss or damage occurring while the house has been left
unfurnished.
Claims Settlement
We will pay the cost of replacement as new (or at our option replace as new) except for items that can be economically repaired where
the cost of repair will be paid.
The Insured is indemnified against liability at law:
20 For damages and/or claimants costs in respect of accidental
bodily injury (including death, disease or illness) or accidental
damage to material property, occurring during any Period of
Insurance incurred:
a) solely as occupier (not as owner) of the home and its land
b) solely in a personal capacity (not as occupier or owner of any
buildings or land)
c) as an employer to an employee.
The limit of indemnity for all damages and claimants costs
resulting from one original cause is:
A) 10,000,000 in respect of accidental bodily injury to
employees under a contract of service to the Insured
and arising out of and in the course of such employment.
B) 5,000,000 in respect of accidental damage to material
property or other accidental bodily injury.
The Company will also pay defence costs and expenses
incurred with the Companys written consent.
The total amount payable for any one cause in respect of:
A) above and or Liability Insurance Section 1 (if Insured) shall not
exceed 10,000,000 inclusive of all defence costs and expenses
incurred with the Companys written consent
B) above and or Home Insurance Covers G and I, and or Liability
Insurance Section 2 (if Insured) shall not exceed 5,000,000.
Paragraph 20 includes indemnity after the Insureds death to
legal personal representatives in respect of liability incurred by
the Insured and covered by the Policy, provided that the legal
personal representatives observe the terms of the Policy so far
as they can apply.

Exclusions
20 Damage to property belonging to or held in trust by or in the
custody or control of any of the Insured.
Injury or damage arising out of the employment profession or
business of any of the Insured.
Injury (except to an employee) or damage arising out of ownership,
possession or use by or on behalf of any of the Insured of
mechanically propelled vehicles (except gardening machinery and
pedestrian controlled vehicles), lifts, caravans, aircraft, hovercraft or
boats (other than hand propelled boats).
Liability assumed by agreement, unless the liability would have
existed without the agreement.
Injury (including death, disease or illness) to any of the Insured.
Liability resulting directly or indirectly from the transmission of any
communicable disease by any of the Insured.
Injury to any employee for which the Insured is required to
arrange motor insurance or security in accordance with any
road traffic legislation within the European Community.

Policyholders Contribution (where applicable) to this Cover as shown in the Schedule


Claims Settlement
Accidental Damage Cover
We will pay the cost of replacement as new, except for
i. household linen and clothing, where a deduction for wear and tear will be made
ii. items that can be economically repaired (including household linen and clothing) where the cost of repair will be paid
iii. deeds and documents where we will pay only the value of the deed or document as stationery and for any expenses incurred in
obtaining a copy of or re-writing the deed or document and re-stamping.
If, at the time of any loss or damage, the Sum Insured on Contents is less than the cost of replacing all the Contents as new (less an
allowance for wear and tear on items of household linen and clothing), we will pay the cost of replacement as new, less a deduction
for wear and tear.
We will not pay for the cost of replacing or repairing any undamaged part of the contents which forms part of a suite or part of a common
design or function when the damage is restricted to a clearly definable area or to a specific part.
The maximum amount payable in respect of any one claim under paragraphs 1-10, 12-14 and 17 is the Sum Insured (less any
Policyholders Contribution), subject to any limit stated in the Schedule
By household linen we mean towels, bed and table linen.
Index Linking
We will adjust the Sum Insured on the Contents and the High Risk Limits monthly as shown in the Schedule. Your annual premium will
be based on the adjusted Sum Insured and Limits.

Covers B and C: Insurance of Personal Possessions


By Personal Possessions we mean valuables, personal effects
and clothing belonging to the Insured or for which the Insured is
legally responsible in or away from the home.

Exclusions
Motor vehicles, pedal cycles, caravans, trailers, aircraft, hovercraft
or boats or parts or accessories on or in any of them.
Pets and livestock.
Securities, documents of any kind, money or credit cards.
Unless specified in the Schedule, china, glass, earthenware and
other items of a brittle nature, household goods, domestic
appliances, contact lenses, camping equipment or musical
instruments or documents of any kind. Damage to external
television satellite receiving equipment.
Property more specifically insured.
On unspecified valuables, personal effects and clothing, the
Policyholders Contribution shown on the schedule.

The property is insured against


Loss or damage within the British Isles and while temporarily
elsewhere in the custody or control of the Insured, provided that
the period for which the Insured is outside the British Isles does
not exceed 60 days in any Period of Insurance. The maximum
amount payable in respect of property taken abroad shall be the
limit shown in your schedule.

Exclusions
Items stolen from a vehicle unless in a locked glove or luggage
compartment and concealed from sight.
Loss by deception unless only entry to the home is gained by
deception.
Loss or damage caused by wear and tear, depreciation, insects,
vermin, atmospheric or climatic conditions, gradually operating
cause, process or cleaning, dyeing, repair, alteration, restoration,
mechanical or electrical breakdown, delay, confiscation or detention
by order of the Government or Public or Police Authority.

Loss or damage by riot or civil commotion outside England,


Scotland, Wales, the Isle of Man or the Channel Islands.
Policyholders Contribution (where applicable) to these Covers as shown in the Schedule
Claims Settlement
We will pay the cost of replacement as new, except for
i. clothing, where a deduction for wear and tear will be made.
ii. items that can be economically repaired (including clothing), where the cost of repair will be paid.
The maximum amount payable in respect of any one claim is the Sum Insured (subject to any Limits) stated in the Schedule.
Index Linking
We will adjust the Sums Insured and the Limit (under Cover B) monthly as shown in the Schedule. Your annual premium will be based
on the adjusted Sums Insured and Limit.

Cover D: Food in your Freezer


By food in your freezer we mean food in your home contained
in a domestic deep freezer cabinet which is not more than 15
years old.
Food in your freezer is insured against:
Loss or damage caused by a rise or fall in temperature.

Exclusions

Claims Settlement
We will pay the cost of replacement and, if incurred, the reasonable cost of hiring temporary alternative freezer space. The maximum
amount payable in respect of any one claim is the Sum Insured stated in the Schedule.
Index Linking
We will adjust the Sum Insured monthly as shown in the Schedule. Your annual premium will be based on the adjusted Sum Insured.

Cover E: Personal Money and Credit Cards


By Personal Money we mean money belonging to the
Insured kept and used solely for private; social and
domestic purposes.
Personal Money is insured against:
Loss within the British Isles and while temporarily elsewhere in
the custody or control of the Insured, provided that the period for
which the Insured is outside the British Isles does not exceed 60
days in any Period of Insurance.

The Policyholders Contribution shown below.


Loss due to confiscation, to depreciation in value or to errors or
omissions in receipts, payments or accountancy.
Loss due to riot and civil commotion outside England, Scotland,
Wales, the Isle of Man or the Channel Islands.
Policyholders Contribution applicable to this Cover as shown in the Schedule.
Claims Settlement
We will pay the amount of the money lost. The maximum amount payable in respect of any one claim is 250
By Credit Cards we mean any credit, cheque, bankers or cash
card issued in the British Isles to the Insured.
The insurance is against:
Financial loss resulting from any Credit Card being stolen or
accidentally lost and subsequently used by someone other than
the Insured.
Claims Settlement
We will pay the amount for which the Insured is responsible, provided the Insured has complied with all the terms and
conditions under which the card is issued. The maximum amount payable in respect of any one claim is 500.

Cover F: Your Pedal Cycles


By pedal cycles we mean any pedal cycle including accessories
belonging to the Insured. Value of accessories will be included
within value of cycle on schedule.

Pedal cycles are insured against:


Loss or damage within the British Isles and while temporarily
elsewhere in the custody or control of the Insured, provided that
the period for which the Insured is outside the British Isles does
not exceed 60 days in any Period of Insurance.

Exclusions
Motor-assisted pedal cycles.

Exclusions
Theft unless by violent and forcible entry or exit to a building or if
securely locked to an immovable object.
Accessories unless stolen with the pedal cycle.
Loss or damage while being used for racing.
Loss or damage caused by wear and tear, depreciation,
atmospheric or climatic conditions, gradually operating cause,
repair or mechanical or electrical breakdown.
Loss or damage caused by riot or civil commotion outside England,
Scotland, Wales, the Isle of Man or the Channel Islands.
Policyholders Contribution applicable to this Cover as shown in the Schedule.
Claims Settlement
We will pay the cost of replacement as new, less a deduction for wear and tear, except for pedal cycles that can be economically
repaired where the cost of repair will be paid.
The maximum amount payable in respect of any one claim for each pedal cycle is as shown in the schedule.

concerned with the service provided, we would like the opportunity to put things right.
Our complaints process
Initially please raise your concerns with your usual business contact.
If your complaint is not resolved or you are not happy with our response and the course of action proposed, you
can progress your complaint to our Customer Relations Office.
A separate investigation will then be carried out in an attempt to resolve your complaint and a final decision
issued. However if resolution is not possible they will issue a response within 8 weeks of your original complaint.
