The BPV design shall comply with the following:

General Requirements

Steam pressure reducing valves shall use:

Leslie GPKP-1, Fisher 92 series.

Reducing valves shall meet UBC Technical Guidelines, Steam and Condensate Piping
-Section 15185.

Cooling towers shall include the following:

On condenser pumps install a separator with a 50 micron sock.

Filter.

Puroflux separator and RFRV series with 50 micron collection.

Closed loop systems shall include:

Hydronic Heating Water (HHW).

Chilled Water (CHW).

Glycol must have a side stream filter with sight flow indicator.

Approved steam DHW tanks manufacturers shall be:

Brass valves shall not be installed on steam systems.

The manufacturers of the steam vacuum breakers shall be Spirax/Sarco, VB14, 21 Hoffman

BMS motorized controls shall have a 5 year warranty. An approved manufacturer is Belimo.

Steam globe valves shall be specified on the high pressure side of any system. Gate valves
shall be specified on the lower pressure side.

The code steam design conditions for all steam supply piping shall be 150 psig at 360 F.

Process design conditions are:

75 psig minimum.
85 psig maximum.
95% to 100% dry.

Code design conditions for all condensate piping shall be 150 psig at 360 F.

Condensate return shall be transferred to the campus return header pipe at 35 psig at less
than 212 F.

Safety Relief Value shall meet UBC Technical Guidelines, Steam and Condensate Piping,
Section 15185.

Boiler clearances shall be installed as per boiler specification.

All debris shall be removed after project completion.

Drains from Air handling Unit (AHU) coils shall be piped to drain over a floor drain complete
with p-traps and unions.

It is mandatory that all equipment shall be designed for easy access for maintenance
purposes.

Pneumatic controls shall be avoided wherever possible.

As-Built drawings shall be received at Infrastructure Development, Records, before the


hand-over of the building can take place.

Unions and flanges shall be used for ease of maintenance.
Cast iron or steel sheaves shall be used for AHUs.
Keep existing system running whenever possible.
AHUs shall have freeze protection.

Condensate Piping

Approved manufacturer for heat exchangers shall be Armstrong or an equal approved by the
Building Operations Chief Engineer.
Heat exchangers shall be fitted with vacuum breakers.
Relief valves shall vent outside the building.

welded/flange valves.
Attachment to condensate main pipe shall be a Tee.

Isolation valves are required in all mains and branches.


Steam meters are required for all new construction and shall be installed inside the building,
upstream of the PRV.
All piping shall be insulated and installed complete with signage for direction of flow, system
pressure rating and system type.
Steam and condensate valves shall only be operated by UBC personnel.

Refrigeration

Evaporator coils shall only be Bohn or equivalent. Vendor shall be local and tech support
shall be good.
Condensing units shall only be Copeland or equivalent. Vendor shall be local and tech

Refrigeration components shall only be Sporlan or equivalent. Vendor shall be local and

Temperature controls shall only be Johnson /Ranco/Honeywell. Vendor shall be local and
tech support shall be good.

Air Conditioning

Heat Pumps shall only be Florida or an equivalent. Vendor shall use local and tech support
shall be good.

Roof top units, (heat pumps or heat cool) shall only be York or equivalent. Vendor shall be

Split systems (ductless) shall only be Sanyo/Fujitsu or equivalent. Vendor shall be local and

Split systems (ducted) shall only be York or equivalent. Vendor shall be local and tech

Computer rooms, (large, and which require temperature and humidity) shall use only Liebert,
c/w fluid coolers as required. Vendor shall be local and tech support shall be good.

Computer rooms, (small) shall use only York/Florida/Sanyo/Fujitsu or equivalent. Vendor


shall be local and tech support shall be good.

Chillers shall have multiple staging/capacity controls. No preference for manufacturer.

Coils (chilled water) shall only be Heatcraft or equivalent. Vendor shall be local and tech
support shall be good.
