SETEMBRE 2005
Francisco Javier Arnaiz, Carlos Delgado & Jordi Sanjuan : Caps dobra de Dragados / Dragados site managers
Work on this building, the third and final phase of the reconstruction
of a theatre in Palafrugell, was conditioned by a series of singularities
that substantially modified its completion, making a structurally
complex, constructively straightforward project a very difficult one to
carry out.
The task of removing rubble set the pace. Small machinery,
small trucks. The towns streets are narrow and, without extraordinary
measures, circulation became very difficult.
The basic singularity was a resource that cannot be
purchasedit is simply not on the market. That resource is space.
The town-centre location, the characteristics of the site, squeezed
in between old buildings, and the fact that the stalls and the stage
already had roofs were conditioning factors in the cost and handover
of the work. Space as a resource was not available, and this resource
marked the entire process.
The difficult access to the site obliged us to approach the
work with small-scale means: the largest trucks we could use were
five-tonne vehicles; the arrival of the cement mixers had to be
coordinated with the Council, since the only way to get to the site
meant driving the wrong way down one-way streets; the unloading of
heavy structural elements, T-beams or honeycomb plaques measuring
between 9 and 12 metres called for special studies.
Added to the problems of access were the difficulties of setting
up a crane on site. Assembly inside the theatre was not feasible,
because this needed a mobile crane; that would have meant taking off
part of the roof. The space available was too narrow for it to be set up.
Finally, we decided to install a tower crane on the outside of the site,
knowing that the weight of the prefabricated elements dictated part of
the assembly work on the structure having to be carried out using a
high-capacity travelling crane.
Work on the foundations went ahead as usual; footing and
underpinning on existing walls to provide support for new structural
elements are tasks that call for slow, careful work.
The creation of openings was more complex. It called for props
and underpinning in walls built of stone, brick and mortar, forming a
curious rubblework of a little known type and limited stability.
When creating the entrance to the theatre, an opening over
five metres wide, the floor slabs of the higher levels were used as
horizontal bracing. And in this phase the slabs (still propped and built
into the wall) were used, along with shoring, to take the weight off
the wall at ground level so that the underpinning and openings could
be effected in the absence of load and at practically no cost, since a
minor reinforcement of the floor slab was sufficient to deal with this
intermediate state of load.
The rest of the work was simplea question of planning
and order. Since the prefabricated structural elements could not be
mounted using a jib crane, due to their weight, a travelling crane was
[ 2 47 : Q 7.0 ]
SEPTEMBER 20 05
used. Limited access meant that a 70/90-tonne crane was the largest
that could enter the site, and as a result the manufacture and assembly
of the elements had to be analysed in great detail. The conclusions
were clear: the order of arrival of the elements and their assembly had
to be represented graphically in order to prevent interferences between
the mounted elements and the jib of the crane, and the elements on
the second and third floors had to be mounted at the same time to
enable the jib to position everything without colliding with the slabs
on the second floor.
Logically, we worked in coordination with the Council;
without the collaboration of this body work would not have been
possible, since we had to occupy pedestrian areas and cut off the
traffic on various occasions.
In the theatre hall, there were similar problems: lack of access
and lack of space. (The roof had been constructed in a previous phase
and was not modified at this stage.) An industrial tractor with an
added extension to reach inside through Carrer de les nimes was
used to lift materials for formwork and the concreting of walls and
floor slabs.
The tiers that form the amphitheatre rest on bare concrete
walls. Since the footing is eccentric, additional beams were used to
brace the two supporting walls.
The characteristics of the tiered seating in the amphitheatre,
bare concrete on the lower face and upper surface, did not allow
continuous concreting of the entire area. Given the lifting elements
used, the weight of each of the tiers precluded the use of prefabricated
elements on the floor for subsequent positioning in their definitive
situation.
We decided to use formwork, tier by tier, starting at the top,
with concreted joints for the arrises that are not visible. Due to the
length of the crane, centring work had to be carried out every day for
the same reasons as those governing the structural elements of the
building.
The rest of the process was simple. As in many works,
variations aroseimprovements to the quality of use of the building,
in fact, requested by the owners or the technical management with
regard to either new elements or qualities, generating minor changes
in the project and conditioning the completion dates. Modifications
in the form of galleries; turning the theatre into a suitable venue for
showing films with housing for the screening console and sound
elements. Variations in the toilet areas, in acoustic insulation, in
installations; the adaptation of entrances, with variations in Carrer
Santa Margarida.
Despite all these modifications, the aimthe opening of
the theatrewas achieved as planned. Despite all the difficulties,
but alsoand this was a very important factorthanks to the
spirit of collaboration established between the client, the technical
management and the contractor.
