DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED is made and entered into by and between:
Pelagio Isobal Templado Jr., of legal age, Filipino, married to Patria
Lambo Templado, and a resident of Palanas, Alcantara Cebu (Philippines),
hereinafter referred to as the VENDOR;
---and--Serggie Templado Tabanao, of legal age, Filipino, and a resident of Unit 7
St. Luke Street, Deca Homes Mactan 1, Basak Ibabao, Lapu-Lapu City
(Philippines), hereinafter referred to as the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR is the absolute owner in fee simple of that certain real
property, a parcel of land situated in the Poblacion, Alcantara, Cebu , Philippines covered
by Transfer Certificate Title No. (insert TCT) issued by the Registry of Deeds for the
Province (or City) of Cebu, and which is more particularly described as follows:
Transfer Certificate of Title No. (insert TCT)
Lot (insert lot number)
A parcel of land (insert lot number), being a portion of Lot
(insert lot number), situated in the Poblacion, Alcantara, Cebu
containing an area of three hundred square meters (200 sq. m.),
more or less.
WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed to sell
the above-described property for the price and under the terms and conditions set forth
herein below;
NOW THEREFORE, for and in consideration of the premises, and more
specifically of the sum of EIGHTY THOUSAND PESOS (80,000), Philippine Currency,
the receipt whereof is hereby acknowledged from the VENDEE to the entire satisfaction of
the VENDOR, the said VENDOR does hereby sell, transfer and convey in a manner
absolute and irrevocable, in favor of the VENDEE, his heirs and assigns, the land abovedescribed;

That the VENDOR does hereby covenant and agree with VENDEE that the abovedescribed property is free from all liens and encumbrances, that she has a perfect right to
convey the same, and that she will warrant and forever defend the same unto the said
VENDEE, his heirs and assigns, against the lawful claims of all persons whomsoever;
That the VENDEE agrees to shoulder the expenses for the consolidation of the title,
capital gains tax, documentary stamps tax, transfer fees, notarial fees, and all other fees or
expenses incidental to the transfer of the title of the above-described property while the
VENDOR agrees to shoulder the expenses for accrued and current real estate taxes.
IN WITNESS WHEREOF, the parties have hereunto set their hands this October 1,
2014, at Alcantara, Cebu, Philippines.
