TENANCY AGREEMENT

As an agreement made on this _25th___ day of _July 2014_________, ______.
BETWEEN ___DIOMEDES LISTANCO______ (called the Landlord) on the part of
_____________________________(called the Tenant) on the other part, in the Republic of the
Philippines, WHEREBY IT IS AGREED as follows:
1. The Landlord and the Tenant takes the APARTMENT, (herein called the said premises)
in _____ Apartment No. 1__ corner Cornelio St., Doa Cecilia Subdivision, Daraga,
Albay, Republic of the Philippines, together with the full fee and uninterrupted
rights/privileges to the entrance and passage ( so far as the same necessary for the
employment and the use of the said premises) so far the term of yearly or 12 calendar
months commencing from __July 25, 2014____ at the monthly rent of eight thousand
pesos (P8,000.00), payable in the advance of each and every calendar month without
deduction of the deposit being within duration of this contract until July 24,2015__ to be
made upon signing of this agreement.
2. To secure the due performance and observance of the stipulations, terms and conditions;
herein before contained and on the Tenants part to be performed and observe; the Tenant
shall on the signing of this agreement pay to the Landlord by the deposit sum of
Philippines peso at the expiration or sooner determination of the said term of the tenancy
and provided the rent hereby stipulated or any of the sum of the money awing and due by
the Tenant to the Landlord under or by virtue of these presents shall have been fully pain
and all the stipulations, terms and conditions the Landlord shall refund the Tenant the
deposit of eight thousand pesos (P8,000.00)__ without interest within thirty (30) days
after the Tenant shall have delivered to the landlord vacant possession of the said
premises.
3. The Tenant agrees to use the premises hereby agreed to rent residence for himself/herself
or for his/her family only.
4. The Tenant shall rent the said premises for the minimum of three (3) months or pay the
Landlord equivalent to three (3) months the rent of he/she wishes to prematurely
terminate contract or vacate the place.

5. The Tenant shall confine his/her laundry within drying areas. The tenant shall not keep in
the said premise or any part of the building any animals that would frighten or harm any
children or any person, disturb the place, annoyance to any occupants in the said
premises.
6. The Tenant shall not store firearms, ammunition, or any unlawful goods, gunpowder, or
any explosives. The Tenant shall not use the said premises for any illegal purposes.
7. The Tenant shall not permit any noise or allow any music to be produced in the said
premises so as to give cause for reasonable complaints from the neighbours.
8. The Tenant shall pay on the demand to the Landlord any or the drains choked or stopped
up owing to the careless use by the Tenant or his/her servant workers.
9. The Tenant is solely responsible for the repair of the door, windows and the bathroom
fittings, piping, drains, etc. during the continuance of their tenancy.
10. The Tenant shall expressly and thoroughly read the contents of this agreement, which
shall absolutely be determined, if the Tenant causes any breach of any item herein.
11. Should the Tenant with the expressed or implied consent of the Landlord continue in
occupation of the premises or any part thereof after the expiration of the said terms of
tenancy or/and renewal thereof; the Tenant shall be considered to be a calendar monthly
Tenancy and shall give on calendars months notice of his/her intention to quit and shall
be bound to quit the premises upon receiving one calendar months notice in that behalf
from the Landlord such notice to expire at the end of the current month of tenancy.
12. The Landlord shall reserve the right to terminate this contract/agreement from any
violations of the above without any objections from the Tenant.
