CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS


This Contract is entered into by and between F. MISON BUILDING TWO, owned by
Atty. SIEGFRED MISON and herein represented by ATTY. JOSEPHINE P. PAGUIO, as
attorney-in-fact, of legal age, single, Filipino and with business at Building 1, Tenejero, Balanga
City, Bataan, hereinafter referred to as the LESSOR;

JESUS IS LORD CHURCH - ARCO, represented by LORENA C. MAGTANONG, of legal


age, single, Filipino and resident of 103 M.H. Del Pilar, Bayan, Orani, hereinafter referred to
as the LESSEE.
WITNESSETH;
1. That the Lessor hereby leases unto the Lessee a 60 square meters commercial space
located at S. Mison Bldg. 2, Centro 1, Orani, Bataan;
2. That the Lessee shall use the said premises strictly as a place for Religious activities;
3. That this contract shall be for a period of one (1) year which shall start on January 2, 2013
and will expire on December 31, 2013, renewable at the option of the Lessor;
4. That the monthly rental of the same is NINE THOUSAND FIVE HUNDRED (P9,500)
Pesos which shall be payable every 1stday of the month;
5. That upon the execution of this contract, the Lessee shall pay to the Lessor two (2) months
deposit and one (1) month advance rental in the total amount of TWENTY EIGHT
THOUSAND FIVE HUNDRED (P28,500) PESOS and the rest of the monthly rent shall be
covered by postdated checks. Non-payment of rentals for one month shall be a ground for the
pre termination of this Contract by the Lessor;
6. If any of the parties opt to pre-terminate the lease, notice shall be served by the party 60
days prior to the expiration of the lease;
7. That the Lessee is not entitled to reimbursement of any of its deposit rental if the one (1)
year life of the contract has not been completed, otherwise, the one month advance monthly
rental may be applied to the last month prior to the expiry of the term of the contract and the
deposit payment shall be reimbursed after all the payable utility bills had been settled;
8. That the Lessee shall not sublease the premises without the written consent of the Lessor;
9. That the Lessee shall merely occupy 200 square meters of the premises. In excess thereof
shall be subject to a new agreement;
10. That the payment for electric, water bills and other utilities as well as permits required by
the local government for its operation including sanitation shall be for the account of the
Lessee;
11. That the signage to be utilized by the Lessee should be uniform to that of the other lessees
and should therefore be coordinated with the Lessor;
12. That the Lessee shall keep the leased premises in tenantable condition and shall be liable
for the reasonable wear and tear except those that are damaged due to unavoidable
circumstances;
13. That alterations to be introduced by the Lessee shall be with the express consent of the
Lessor;

14. That improvements introduced by the Lessee shall be retained by the Lessor at the end of
the lease as long as the removal of the same will cause damage to the leased premises;
15. That the leased premises shall be used strictly as that mentioned in part 2 and shall not be
utilized as a living quarter of any employee or utility personnel of the Lessee;
16. That the lessor shall be allowed at all seasonable times to enter unto the premises to
inspect and make such repairs as may be necessary for the protection thereof;
17. That the Lessee shall deliver the leased premises peaceably, vacant and unencumbered in
good and tenantable order and condition as the time it was delivered by the Lessor;
18. That the parties covenant to comply with the conditions of the lease in good faith. The
aggrieved party shall be entitled to recover damages;
19. It is hereby agreed that any case that may arise on account of any violation of the lease
shall be brought in the court of Balanga City.
IN WITNESS WHEREOF, we have hereunto set our hands this
January, 2013 at Balanga City, Bataan.

instrument. This instrument refers to Contract of Lease consisting of two (2) pages
including this page wherein this acknowledgment is written and signed by both parties and
their instrumental witnesses and acknowledged to me that are their free and voluntary acts
and deeds.
