Residential Sales Report


January 2010
Home sales in the Austin region were once again strong in
New Listings 2
January at 1,646 purchase agreements signed. That's the sixth Pending Sales 3
consecutive month where the change compared to a year ago Closed Sales 4
was even or positive.
Days On Market Until Sale 5
The increase in sales has led to stabilizing home prices. Median Sales Price 6
January's median sales price of $175,000 was 0.6 percent
higher than a year ago. Yes, rising prices are ordinarily a pretty Average Sales Price 7
ho-hum and normal thing, but in light of the drop in prices that Percent of Original List Price Received at Sale 8
most parts of the country have seen over the last several years,
"ho-hum" is a welcome phrase these days. Housing Affordability Index 9
Housing Supply Outlook
The Months Supply of Inventory in the region currently sits at
5.9. A balanced market between buyers and sellers should have All Residential Properties 10
5 to 6 months of supply. Under $125,000 and $125,001 to $175,000 11
$175,001 to $250,000 and $250,001 to $400,000 12
$400,001 to $750,000 and $750,001 and above 13

The HAI formula measures housing affordability for the Austin Housing Market. An HAI of 120 means

April the median family income is 120% of the necessary income to qualify for the median priced home using
a 20% down, 30-year fixed rate mortgage.
