BTO Checklist

for new homeowners

Youve collected the keys, now what? Run through this checklist to ensure that the
handover of your new flat will be satisfactory and complete.

Doors
Area: Entire House

Are all your keys working? Dont forget your letterbox key.
Is the door and gate properly aligned?
Can all doors open and close smoothly?
Is the doorbell working?

Windows
Area: Entire House
Can the windows open and close smoothly? The gap between window
and frame should not be more than 5 milimetres.
Can you hear any screeching sound?
Can all handles turn and lock properly? Check also if they are loose.
Are there any chipping or cracks on the glass panels?
Can you see any rainwater leakage? Check again during a rainy day.

Lights
Area: Entire House
Do all the lights work? Check for lighting conditions in the evening
and night and check that none of the lights are blown or any of the
starters faulty.
Do the lights emit any buzzing sound?
Are all the lights consistently bright?

Plumbing
Area: Kitchen, Bathroom, Balcony

Do all the taps, faucets and showers work? Let the water run for a while.
Are there any chokes in your sink?
Does the water drain well from your bathroom floor?
Stick a water hose to your tap and flood your bathroom floor if your BTO
does not come with showers installed. Is water collecting on your bathroom
floor as puddles? If so, your floor isnt slopped for proper drainage.
Is there any water leakage from the pipes?
Does turning on multiple taps affect the water pressure?

Water
Area: Kitchen, Bathroom (optional)
How does the water taste? Fill up a drinking glass to see if there are
any unusual particles or sediments.

Sanitary Fittings
Area: Toilets
Do all the toilets flush properly? Check how long the water tank takes
to fill up before flushing again. 3 to 5 minutes is the average time.
Is there any seepage along the toilet bowls (use blue colour cleaners
for easier checks)
Are there any cracks on the sanitary fittings (e.g. basins, toilet bowls)?

Flooring
Area: Entire house

Is the floor uneven or levelled properly?


Are there any visible cracks or chip offs on the surface?
Are there any hollow flooring tiles? Use a marble or coin to tap.
Are there any water stains on wooden floorings?
Are there any stains or mortar droppings?

Wall and Ceiling


Area: Entire House

Are there any visible cracks? View from a distance of 1.5 metres.
Are there any visible stain marks?
Are there any rough or patchy surfaces?
Are there any water leaks and stain marks due to water seepage?
Are there any slanted or uneven walls? Check against the spirit level.

Are the mechanics of the pole hanger working properly and smoothly?

Do the hinges open and close fine?


Are all the doors properly aligned?
Are there any laminates peeling off?
Are there any scratches, chips or stains?
