Terms, Conditions and norms for hiring premises for


APBCL RETAIL OUTLETS:

i. The shop should be within the Municipal Corporation, Municipality,


Village /town/ city or area /locality as the case may be as notified in
the YSR Kadapa District edition in Eenadu & Sakshi Papers.
ii. Minimum space required for shop is 100 sft on ground floor with
road frontage & with single entry and exit & secured walls with RCC
Slab /pucca construction.
iii. The following infrastructure must also to be provided by the
premises owner:
1. Refrigerator/Bottle Cooler.
2. Ceiling Fan 1 No.
3. Tables 1 No.
4. Chairs 3 Nos.
5. Iron racks( dimensions: 4X6X1.5)
6. MRP display board
7. Electrical connection with exclusive meter or sub meter.
8. Name Board containing words APBCL Liquor Retail Outlet,
Gaz. S.No)in Telugu and English. All the taxes like
property tax etc., shall be borne by the premises owner.
9. All the taxes like property tax etc., shall be borne by the
Premises owner.
10. INSURANCE : The premises owner shall insure the entire
premises along with infrastructure against all risks like fire,
theft, floods etc.,

LEASE DEED FOR HIRING SHOP FOR APBCL OUTLET:

This Lease Deed is executed on this day -2014


between A.P. Beverages Corporation Limited represented by its Chief
Manager/Manager, IML Wholesale Depot, .. and his
successor in Office thereinafter called lessee and the Owner, namely

R/o called Lessor for the


lease of shop measuring . Sft area in lessors possession
on the following terms and conditions as follows:
Whereas the lessor as the owner of the said shop has agreed to
lease it out to the lessee and it is on fair rent that has been given by
the Depot Manager, APBCL, IML Depot,.. for rent of
Rs (Rupees . only) per month
@Rs.per Sft for .. sft and deduction of tax at source as
per the existing I.T. Rules in force.
The lessee shall be in possession of the said shop for sale and
storage purpose of IMFL/FL and shall pay the rent as above per
month.

The lessor shall pay all the taxes like Municipal tax, Water tax,
Property tax etc regularly.
The power consumption charges shall be borne by the lessee.
The Lessor undertakes not to ask to vacate the possession of
the shop premises for any period till the lessor vacates it. The lessee
shall have to pay the rent regularly to the lessor upto ____________
Single iron rolling shutter with secured walls with R.C.C. Roof
shall be provided by the shop owner.
This lease period can be extended for further required period
with one months notice to the lessor. The lessee can vacate the
premises by issuing one months notice to the lessor.
The lessee agreed to take the possession of the said shop as it
exists, but the lessor agrees that the lessee has the right to demand
for additional infrastructure (construction and facilities) as and when
required by lessee. The T.D.S. will be deducted as per I.T. Rules
presently in force, at the time of payment of monthly rent.

The authorized persons of lessor will be allowed to enter in the
shop.
The lessee shall pay 3 Month(s) rent in advance and the same
will be adjusted .. monthly rents at the time of vacating the
premises, in the rent payable.

The shop roof is to be always in tact and the lessee should take
care that then are no leakages etc which could hamper the day to day
business of the shop.
Toilets & Drinking water to be provided and shutter modifications
to be done within months/days by lessor.
In the presence of witnesses, the lessee and lessor both have
read the terms and conditions carefully, and understood ,agreed and
accepted the terms and conditions.
INSURANCE: The entire premises along with infrastructure shall be
insured by the
shop owner against risks like floods, theft, fire, riots
etc.,
The IMFL stocks stored and cash at retail outlet shall be insured
by APBCL.
The lessor shall under take to carry out modifications has may
be required by the lessee during the subsistence of the lease period.
All terms and conditions mentioned in application form for
quotation of shop rent should be followed.
In the presence of witness, the lessee and lessor both have
agreed and accepted the terms and conditions carefully
