following act, deeds, things and matters in connection with the protection, preservation, management

AND NOW we do hereby empower our aforesaid Attorney to do and execute all or any of the acts
hereinafter mentioned for us in our name and on our behalf.
1. To manage and look after the scheduled property for its upkeep and proper maintenance.
2. To mortgage the scheduled property with any scheduled bank or any other loan giving
agencies for obtaining loan for purchase of an apartment or for any other purpose and to sign
and execute all necessary papers, deeds and documents for this purpose and to present the
same to the concerned Sub-Registrar for registration whichever is so required.
3. To let out the flat/apartment and enter into agreements with tenants on our behalf and to
realize rents from the tenants and to grant receipts for the same.
4. To pay all rates, taxes and revenues on the holding to the respective authorities.
5. To commence, carry on and defend all legal actions concerning the scheduled property.
6. To state, settle, adjust, compound, compromise or submit to arbitration, all actions, suits,
accounts, claims and disputes between us and any other person or persons.
7. To appear in all courts, civil or criminal, original or appellate, in the Registration Office or any
other office, and to sign, verify and file petitions, written statements, petitions and applications
for execution of decrees and also to present appeals in any court and to do all acts that may be
necessary in connection therewith.
8. To make correspondence with Government and other offices in matters relating to the
scheduled property whenever necessary.

9. At any time and from time to appoint any substitute(s) and to delegate to him or them all or
any of the powers, authorities or discretion vested in the Attorney under or by virtue of these
presents to do all or any acts, deeds, matters and things hereunder, as may be necessary, usual,
proper or expedient for the purpose thereof.
10. To demand, and to file and receive bank documents, to deposit and withdraw money and to
grant receipt thereof.

11. To sell or dispose of the scheduled property or any part thereof together or in parcel on my
account and at my risk, either privately or by public auction, on such terms and conditions as
the Attorney shall think fit and proper, without any reference to me and to give possession
thereof to the purchaser and to execute the deed(s)/document(s) therefore and present the same
for registration to the concerned Sub-Registrar.
12. And generally to do, execute and perform any other acts, deeds, matters or things whatsoever
which, in the opinion of our said Attorney, ought to be done, executed and performed in
relation to the mortgage, sale, management and protection of the scheduled property.
AND WE hereby agree and undertake to ratify and confirm all and whatsoever our said Attorney shall
do or purport to do by virtue of this General Power of Attorney.
