Accounting
•Rent collections into MRI database, bill impounds and actualizations, monthly
statements, %rent/sales;
•Bill/audit CAM reconcilations, annual budget expenses and projections, A/P-A/R and
purchasing;
•Tenant prorata shares, %caps/sq. ft., determine non-billable charges based on lease
language;
•Vendor billing and coding, late fees, merchant or advertising fees and tenant legal
expenses.
Lease & Legal Administration
•Understand triple net, gross, ground, build to suit leases, lease language, exhibits,
CC&R's and REA's;
•Tenant move-ins/move-outs, legal evictions, sublet/assignments, short-form leases and
abstracts;
•Process pay/quits, unlawful detainers, notice of defaults, belief of abandonment,
estoppel certificates, preliminary notices, notice of non-
responsiblity, letters of intent and temporary use and service agreements;
•Track tenant option renewals, lease terminations, exclusives use rights, CPI/fixed rent
increases.
Maintenance/Operations
•Coordinate capital expenditure projects, remodels and expansions with owners, tenants
and GCs;
•Seek owner, tenant and city permit approvals for renovations, repairs, upgrades or
improvements, signage placement and criteria, recycling,
American Disabilities Act (ADA) requirements; construction warrantees;
•Daily operations of common area, including: emergency repairs, fire alarms/monitoring,
security and loss prevention, landscaping, parking lot repairs,
lighting, painting, steamcleaning, sweeping and pest control;
•On-site inspections for satisfactory appearence/preventative maintenance, vendor
relations and supervision;
•Daily tenant relations, monitor experations dates for GL, WC and building insurance for
tenants and vendors.
Administration/Secretarial
•Maintain property files, legal indexing/records for Real Estate Department, maintain
daily tenant relations;
•Train new and temp. employees, create spread sheets, reports, general correspondence,
forms and notices;
•Arrange dept./corporate video meetings/conferences, travel arrangements, seminars and
training courses.
Technical Skills
•MS Windows, Word, Excel, Access, Outlook, Internet Explorer, MRI, Doc View and JD
Edwards.
•Excellent written and verbal communication skills. Type 60+ wpm.
