The PATH program provides an op- portunity for clients to become homeowners by providing assis- tance to construct or purchase a modest home. The client is respon- sible to obtain their portion of pro- ject financing, through an approved financial institution if necessary. Must be 19 years of age or older; Be an NWT resident for three years, with one year continuous in the community of application prior to approval; Have incomes below the Core Need Income Threshold (CNIT) for their communities; Have enaugh income to pay all costs associated with homeownership, including ‘operation and maintenance costs, and tenant insurance without paying more than 30% of their income; For additional el requirements, please contact your District Office. Clients receive down payment assistance in the form of a forgivable loan to subsidize the cost of: * Constructing 2 new home; or, ‘+ Purchasing an existing home Assistance is based on the applicant’s income, family size, the Community core need Income thresholds (CNIT) as well as the Maximum Construction Cost (MCC) for the community the applicants reside in.
