EXTRAJUDICIAL SETTLEMENT OF ESTATE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into this 2nd day of October 2013 by and
among:
FLORENCITA WONG KHOO, Filipino, of legal age, and residing at 28 Adams Street,
Greenhills West, San Juan, Metro Manila;
LUISITO MOJICA WONG, also of legal age and residing at 12 Gallilee Street, Multinational
Village, Paranaque City, Metro Manila;
ALBERTO MOJICA WONG, Filipino, of legal age, and a resident of Lot 3, Block 59 J. Yulo
Street, Katarungan Village, Muntinlupa City; and
ERNESTO MOJICA WONG, Filipino, of legal age, with residence at Unit 418 4 th Floor, Park
Avenue Mansions, Park Avenue, Pasay City

WITNESSETH:
THAT we are the legitimate children and sole heirs of JOSEFINA MOJICA WONG,
copy of her death certificate is hereto attached as Annex "A";
THAT said deceased died without any will or testament and without any outstanding
debts in favor of any person or entity;
THAT said deceased, at the time of her death, owned or co-owned several real
properties in Cavite, and more particularly described as follows:
1) Cadastral Lot No. 784-Part, Cad-457-D --- A parcel of land situated in Tulay A,
Maragondon, Cavite, Luzon, bounded on the North 03 (Lot No.785), on the South
07 (Lot No.783-Part), on the East 05 (Lot No.784-Part), and on the West 02 (Lot
No.777) x x x containing an area of SEVEN THOUSAND NINE HUNDRED
SIXTY NINE POINT SEVENTY-FOUR (7,969.74) SQUARE METERS, more or
less x x x;
2) Lot No. 777 --- A parcel of land situated in Tulay-A, Maragondon, Cavite,
Luzon, bounded on the North by Maragondon River, on the South 08 (Lot
No.781), on the East 03, 04, 07 (Lot No.785, 784 and 783-Part), and on the West
by dry creek and calejon x x x containing an area of TWO AND POINT FIVE ONE
NINE THREE (2.5193) HECTARES, more or less x x x, co-owned by Bienvenido
Mojica, Purificacion Mojica and Josefina Mojica;
3) Cadastral Lot No. 5574-I, Csd-04-003376-D being a portion of Lot 5574-Csd466-D; from Lot 5574-I to Lot 11103 --- situated in the Barrio of Caytitinga II,
Alfonso, Cavite, Luzon, bounded on the NE 16.07 (Brgy. Rd. Lot 5574-K), on the
SW 03, 01 (Lot 5574-G & 5573), on the East 07 (Lot 5574-K-Rd), and on the

West 01, 47, 48 (Lot 5573, 5572, 5571) x x x containing an area of ONE AND
POINT ZERO SIX (1.0600) HECTARES, more or less x x x.
4) Lot covered by Tax Declaration No. 10-007-00871 --- lot is situated in Buna
Cerca, Indang, Cavite; no technical description has been made available but the
lot has an area of POINT FIVE ZERO ZERO FIVE (.5005) HECTARES, more or
less.
THAT pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the
Philippines, and we being all of age and with full capacity to contract, we do hereby
adjudicate unto ourselves the land described above, as follows:
THAT WE, Florencita Wong Khoo and Luisito Mojica Wong, have executed a Waiver
of Rights, attached hereto as Annex B to form integral part hereof, waiving and
renouncing our share, rights and participation over the first three aforedescribed real
properties in favor of our two siblings Alberto and Ernesto.
THAT WE, Ernesto Mojica Wong and Alberto Mojica Wong, by virtue of the waiver
and renunciation mentioned in the preceding paragraph, do hereby adjudicate unto each
other the first three real properties herein above stated, in two equal shares.
THAT WE, the four heirs do hereby adjudicate between and among ourselves the
fourth real property mentioned above in four (4) equa shares
IN WITNESS WHEREOF, we have hereunto signed this AGREEMENT, this ____ of
October 2015 in the City of ________________, Philippines.
