AGREEMENT OF TENANCY

THIS AGREEMENT OF TENANCY is made at Karachi on this


01st day November of 2013.
BETWEEN
Mr. Irfan Ahmed Syed S/o Syed Kazmain Ahmed Muslim, adult,
holding NIC No. 42101-1339402-5 resident of House # 369-B,
First Floor Block-13, Water Pump, F.B, Area, Karachi hereinafter
referred to as the LANDLORD or PARTY OF THE FIRST PART
AND
Mr. Tauseef Ul Hassan S/o Aziz Ul Hassan Muslim, adult, holding
NIC No. 42101-6342089-1 resident of

House # 156, Block-13,

Water Pump, F.B, Area, Karachi hereinafter referred as TENANT


or PARTY OF THE SECOND PART / SECOND PARTY
WHEREAS the Landlord above named is sole and absolute owner of
House # 369-B, Ground Floor Block-13, Water Pump, F.B, Area,
Karachi.

AND WHEREAS the Landlord/Landlady has agreed to let-out
and the Tenant has agreed to take the Demised Premises on
monthly rent basis on the terms and conditions, hereinafter
appearing: -

NOW THEREFORE THIS AGREEMENT


WITNESSETH AS UNDER: 1.

That this agreement shall remain valid for the period of


THREE (03) Years, commencing from November 2013 to
November 2013. After 3 years the rent will be increase 10%.

2.

That the rent of the said Premises shall be Rs.32,000/=


(Rupees Thirty Two Thousand Only) per month, to be paid
in advance on or before 10th of each English Calendar month.

Landlord/landlady as a Fixed Security Deposit, which shall be


refunded to the Tenant without any interest or profit at the
time of handing over the vacant possession of the said
Premises, by deduction of dues or arrears, if any, on account
of wear and tear or any damage or loss caused to the said
Premises.
4.

That the Second Party shall use the said Premises,


exclusively for Residential purpose and shall not carry out
any unlawful/illegal business/activities and/or gathering nor
store any explosive/inflammable article(s) and / or articles
hazardous to life / property and also shall not resort to any
act / omission becoming nuisance and objectionable to the
neighbors or the authorities.
5. That the electric, gas, telephone charges, shall be paid
regularly by the Tenant every month directly to the
concerned department, without fail and photocopy of paid
bills will be hand over to the Landlord/Landlady every
month.

That the Tenant / Second Party shall not sell / mortgage /


transfer or sub-let the said Premises or any portion thereof
to anybody else under any circumstances.

7.

That the Tenant/Second Party shall not make any kind of


addition, alteration or change in present structure of the
Premises.

8.

That minor maintenance/repair during the tenancy period


relating to the said premises shall be responsibility of the
Tenant.

9.

That if the Tenant fails to pay the monthly rent for


consecutive period of two months, the Landlord/Landlady
shall have rights to get ejects the Tenant and gets back
possession of the Said Premises, to which Tenant shall have
no concern/objection.

10.

That both the parties shall have right to dissolve this


agreement and vacate the said Premises, prior to completion
of aforementioned tenancy period by giving one months
notice of intention in writing to other party.

11.

That this Agreement is subject to renewal with mutual


consent of both the parties, if not renewed the Tenant /
Second Party shall have to vacate and handover peaceful
vacant possession of the said premises to the Landlord /
Landlady.

12.

That the Landlord will not be responsible for any kind of loss
or losses due to theft, fire, accident, rain or any damage to
the goods in the premises rented out to the Tenant.

13.

That the Tenant shall also abide by all rules and regulations
of Sindh Rent Premises Ordinance, 1979, in respect of Said
Premises.
IN WITNESS WHEREOF the parties hereunto sets and

subscribed their respective hands at Karachi, on the day, month


and year first mentioned above, in presence of the following
witnesses.
