CHAPTER 1

1.1 INTRODUCTION:
A resort is a place used for relaxation, vacation or as a daytime getaway. While this can be a
single building such as a hotel, it also can be an entire island or a ship at sea. One of the most
desirable aspects of a resort is that visitors are freed from most daily responsibilities, which
are usually taken care of by the facility's staff. Several activities are normally offered at
resorts, including massages, meals, cosmetic treatments and live entertainment.
There are many types of resorts. Some cater to a certain audience, such as families or single
adults, while others attempt to have a broader appeal. Depending on the philosophy behind
the resort, the staff might strive to meet every need the guests have, allowing them to relax
quietly. Alternately, some resorts might provide vigorous guided physical activities such as
mountain climbing or hiking.
Different resorts often provide very different experiences. Some operate like a luxury hotel
and give their clients a day or two of complete relaxation. Other resorts function like
miniature cities, even providing long-term housing for those who want an extended stay.
Larger locations can sometimes have entire shopping malls within their boundaries, complete
with a selection of restaurants and other stores.
A resort also can be built around a single theme. This theme could be anything from a
favourite movie to a historical time period. Resorts that are built around a specific theme
usually offer activities and events that are somehow associated with it, such as horse riding
lessons in a Western-themed ranch.
The actual location of the buildings also can be used to define some resorts. A beach or ski
resort is an example of this. Even though there might be many natural or manmade attractions
in the immediate area, the resort itself is actually defined as the destination.
Categories
Resorts are mainly categorised in following and around the globe there are some selfcontained categories of resorts too.
Hill and mountain resorts
Island resorts
Seaside resorts
Lake resorts
Spa resorts

HISTORY:
The concept of leisure resorts is not a product of the modern age, but in fact resorts have been
in existence for many centuries. Historically, the oldest resorts can be traced back to the
Roman empire of nearly two thousand years ago.
The ancient Romans created a public leisure facility known as Baths that could be used by
both men and women separately. Gradually the baths evolved from their modest structure to
include more extravagant facilities such as a gym, a library, restaurant, stores, lounge, tavern
and even a museum and a theatre. These baths were utilized for health, recreation and social
enjoyment.
In Europe the earliest spa resort was developed in Belgium in the fourteenth century in a
town that is now known by the name of Spa. It was believed that the natural waters of this
town were rich in iron and other minerals that had miraculous healing properties. That led to
the popularity of this resort.
In the seventeenth century, resorts and spas became popular in Britain with King Charles II
leading the trend by visiting various resorts for relaxation and enjoyment. Even till now
celebrities and famous personalities set the trends by patronizing the choicest resorts.
The nineteenth century saw the development of exclusive resort facilities offering more
privacy to the visitors. The wealthy people wished for private resort facilities and
Switzerland's resort industry realized the lucrative business prospects of this idea.
One must also understand that it was an era when transportation costs were very high, and
travel itself was a time-consuming and difficult exercise. Therefore, particularly the wealthy
people preferred to go on a long vacation to make the most of their visit, and at the same time
it achieved the best value for money to stay at a resort for longer periods, usually ranging
from a few weeks up to a few months.
The fact that resorts came to be used by visitors for longer stays, resulted in more home-like
facilities being added to the resorts, such as a partial kitchen attached to your room, and more
spacious rooms to facilitate a more comfortable stay. Initially, the resorts were built as places
to provide respite from extreme weathers in the home places. But with the passage of time,
sports activities, amusement parks and casinos began to be added to the resorts in order to
position the resorts as an all-year round attraction.
In North American countries the earliest resorts were developed at the starting of the
nineteenth century. The first resorts were created in Virginia and New York. Soon afterwards,
the concept of Beach Resorts became immensely popular. The sea became a great place of
recreation and beautiful beach resorts mushroomed all over North America and the

Caribbean. Jungle resorts also became popular as the governments tried to conserve the
wildlife and organized tourism in such a way that it promoted adventure tours to the wild,
without harming the flora and fauna of the region.

1.2 NEED FOR THE STUDY:

-

In an addition to the homely comfort, people prefer to enjoy the weekends with and
in nature has physical as well as psychological impact on minds of the people. Traffic
development and industrialization had led to urbanization which had stolen the mental
peace of the human. In this endeavour of man to escape from the urban chaos has created
recreational space to quench his theist for mental peace, relaxation and change
of environment.

For pleasure: Pleasure means to enjoy, relax, and have satisfaction from the leisure time
that is acquired through spending the money. People coming for holiday, trekking,
mountaineering, rafting, and adventure are form of pleasure tourism.
For business: People coming for pure official or business work falls in this category. But
we should note that, these tourists also requires proper accommodation, cuisine, and
facilities along with pleasing hospitality. This may include the diplomatic visits.
For mix purpose: Some tourist may come for private business or official work, and
extend their stay to visit some of the important places around.

1.3 STATEMENT OF THE PROBLEM:

-

In present context, tourism in India holds a great potential to establish itself as a

significant means of economy. This sector has a great potentiality to generate foreign
revenue, which can bring about immediate socio-economic benefit from small
investments. A well-synchronized and planned resort, which caters the modern
amenities as per the requirement of the visitors, is a present need. We can find many
resorts here and only few of which are fulfilling these needs. In addition, most of the
resorts are oriented to limited service focusing only foreigners and paying very little
attention to urban haves. The multifunctional resorts are still absent in India and this
proposed resort will be one of the iconic resort with all resort facilities which will
ultimately promote resort tourism.
Viewing the present scenario of the world, the issue of eco-sensitive and sustainable
architecture must be raised by the architects and we as an architect can alter the
landscape and built form for which we need to understand and be responsible for its
far-reaching consequences. The future is hard to predict but some things are certain.
There will be rise in urban population in developing economies and an increase in
levels of income. This project will pay its attention towards the global energy crisis
and climate change though it is a worthless effort to give impact in global scale, but it
will certainly create an example and impact locally as there is saying, think locally,
impact globally. This proposed resort could be the masterpiece of all resort that are
functioning today and will approach to give it global identification.
Page | 4

There are plenty of resorts around India but majority are lagging behind to maintain
sustainability.
The issue of global warming and eco sensibility is arising more day by day so resorts
must be designed with maximum landscaping along with re-using the construction
materials.

1.4 OBJECTIVE OF THE STUDY:

The main objective of this proposal is to design Re-creative Tourist Resort, for that the
objectives are to,
-

Provide a recreational environment for the resort through varieties of facilities and
functions.

Provide hospitality for both domestic and foreigner tourists and promote tourism
ultimately Promote local as well as national economy through the promotion of both
internal and external tourism.

The establishment of tourist resort will create the economic opportunities to site
neighbourhood. Also the local and national economy will boost due to establishment
of multifunctional recreational tourist resort.

Create an interactive ground for locals and visitors so that there may be interchange
of ideas and cultural demonstration.

Provide a space for official meetings and seminars in natural surroundings.

Make analytical study of the functional requirements of resort and implement efficient
design to carry out the functions smoothly.

Respond to climatic and energy consumption issues raised by present day architecture
through eco-sensitive design. In addition, there are various objective related to
achieving proper functioning built forms, that can be achieved through literature
reviews and research. Thus, the objectives are to,-

Study about the materials and technology regarding the sustainability in design-

Study about energy efficient design-

Study about passive solar architecture-

Study about low cost sustainable building materials-

Study about spatial organization and areal need of resort programs the ultimate
objective is to attain unique resort design with all the knowledge and skills that is
learned throughout years of learning. The final design should be free from all the
design problems and should be outstanding from all the prevalent resorts.

1.5 HYPOTHESIS:
Page | 5

It will be concerning on the sustainability in architecture, of which the world is thirsty.

The tremendous rise of energy demand has created uncertain future seeking a new
form of design concept based on passive solar technologies and sustainability in built
form. Building sector contributes 30%-40% of total global energy consumption,
which is increasing in rapid pace which need to be reduced and it is our duty to create
efficient design, though we are designing a virtual project.so the aim will be to reduce
energy consumption and built it energy efficient.

1.6 SCOPE AND LIMITATIONS:

The scopes of the projects are,
The resort with recreational facilities possess wide range of scope. If we analyse the present
trend of internal resort tourism and need of leisure place, then it is acceptable to have
multifunctional resort, which not only focus on overnight stay but also concern in day
services too. For internal visitors, there is no trend of going hotels in weekend, due to their
location on core urban area. They intend to go some distance far from city so that they can
enjoy the environment and freshness there. Hence, resort tourism can provide best solution to
internal tourism.
For external tourism, it will function as a luxurious resort which provides all the facilities
within its boundary so as to make their stay pleasing and exotic. It will help to promote resort
tourism in India and encourage foreigner to come here once just to stay in this very resort.
Ultimately, it will enhance tourism sector of country. Resort can also be a place for
convection and conference, and that depends on the quality of space they provide so that the
convection, conference or seminar becomes more interesting and fascinating. The proposed
resort will attempt to provide seminar space to meet international standard.
The limitations of the projects are,
It will not focus more on social survey, research as this is an academic project, and this does
not fall under the primary constraint. The project is concerned in built form so; there will be
limited research and study on feasibility of project and detailed site suitability will not be
analysed. The project will not focus on structural analysis of built structures of resorts,
although structural consultation will be made and it will not be sufficient. The project will not
covers all the details related to green design incorporated, though research will be made and
required level of detailing will be done to meet the architectural requirement. Detailed
environment assessment will not be done due to limitation of knowledge in this field and it is
not our primary focus, as the project is virtual. However, some impact will be analysed.

1.7 METHODS AND TECHNIQUES:

Though it is an academic requirement, it will be based on ground reality. The following
methodologies will be adopted in two phases to come up with the final design.
Research phase:
- Literature Review- Case study

Page | 6

This is preparatory phase for thesis project in which data, facts, and spatial needs and require
mindshare studied focusing on the approved topic. We will study the present functioning and
organization of spaces through case studies. All the findings gathered in this phase will be
applied in our design phase.
Design phase:
-

Site selection and analysis

Program formulation and zoning

Conceptual design

Design development

Analysis and evaluation of output design

Preparation of architectural drawings, 3D views.

1.8 FINDINGS AND SUGGESTIONS:

Findings:
-

Environmentally friendly practices, such as energy saving, water consumption and

waste management, were incorporated to a certain degree where economic savings
were present.

Main challenges in operating environmentally friendly where lack of knowledge,

investments needed and time consuming.

Main advantages in operating environmentally friendly where cost savings in certain

areas and benefits to destination.

People with higher level of education indicated more interest in eco-labelled hotel
resorts.
Suggestions:
Although there is a growing concern for environmental issues because of rising oil
prices and concern about global warming because of green gas emissions (CO2), there
does not seem to be many resorts that do anything about it. Despite several research
papers indicating a growing interest in environmental issues amongst tourists and to a
certain degree willingness to pay a premium for environmentally friendly businesses
hardly any resorts use it their strategy in order to gain competitive advantage.

1.9 CONCLUSION:
Page | 7

The project will focus on research, literature reviews, and case studies, which will
help together informations and finally its application to designated project. The final
product of this project will be an iconic resort in the arena of tourism industry, with all
necessary architectural drawings, 3D views, Report and other supporting materials
and documents. The entire thesis project wills a challenge and opportunity to
accumulate bunches of information regarding the topic. All those gathered tools and
technique will be applied and project will harmonize socio-cultural aspect of
community with form and function of resort.
The project will also focus on detailed site analysis and brief feasibility study, and
tend to solve the problems existing there. It will concentrate to create better physical
and socio-economic environment than what exist today.
