Visual inspection report of the Condo 502, located at Condominios Punta


Esmeralda, in Cerrada Madreperlas 102, Conchas Chinas, Puerto
Vallarta, Jalisco.

Attending to Mrs. Marilyn Newman request, from Prudential Realty, a


visual inspection of the conditions of habitability and operation of the existing
facilities in the indicated property was performed.
Scopes
The inspection provides review and current operation of installations:
electrical, hydraulics, sanitary, paint, drainage, appliances. Through inspection
it identifies potential failures and defects in the refereed items, also provides
solution recommendations.
The inspection is not a structural revision nor is unrelated to the
specifications and control quality during construction, as well as any hidden
defects arising from this. By the nature of the inspection, no plans or
documentation of the project were reviewed.
Review and features
The building of the Condo 502 displays good general state and the facilities
are in good conditions of operability. The safety requirements are met in
access, stairs also elevator.
The condominium distribution consists of: Two bedrooms, the main with
Jacuzzi, two bathrooms, equipped kitchen, Living Dining room, Balcony and
Laundry room.

The operation of the facilities also appliances was proved; hydraulic, sanitary,
electricity, air conditioning, as their operability and physical conditions as well,
being stated that the facilities are in conditions of operability; nevertheless
some smaller defects are observed, which are below described. These can be
corrected with maintenance.
Next, a description of the zones reviewed by areas, identifying the following
minor defects:
1. Kitchen
1.1.The wall behind the sink is damaged; there are some holes that
require finishing and painting.
1.2.The structure of the kitchen cabinets are plywood, while only the doors
are hardwood, for this reason there are some plywood parts damaged
by moisture.
1.3.Some old patches of humidity can be observed in the ceiling. It
requires new painting.
2. Laundry room
2.1.Some old patches of humidity can be observed in the ceiling. It
requires new painting.
2.2.There is an electric outlet uncovered.
3. 1st Bedroom
3.1.In the edges of walls beside the windows, there are some old moisture
stains where bad repairing in windows could be the cause.
3.2.The same defect is observed in the ceiling of bathroom one and wall,
where the same cause was explained for maintenance personnel. It
requires new painting too.
3.3.The air conditioning mini split does not work properly. It is old and
inefficient. It is recommended changing it.
3.4.The Jacuzzis window is dirty; there is rust that requires deep cleaning.
3.5.The outside window tiles are broken. It requires replacing.
3.6.The window iron rail painting is deteriorated. It requires cleaning and
new painting.

3.7.Wall tapestry is damaged by moisture beside the windows. It is


recommended replacing it.
4. 2nd bedroom
4.1.The outside window tiles are broken. It requires replacing.
5. Balcony
5.1.The window iron rail painting is deteriorated. It requires cleaning and
new painting.
6. Living room
6.1.The air conditioning mini split does not work properly. It is old and
inefficient. It is recommended changing it.
7. Recommendations
7.1.It is recommended to repairing or replacing the plywood cabinets
by hardwood cabinets in kitchen.
7.2.Repairing and painting walls behind the sink in kitchen.
7.3.Maintenance to the air conditioning condensers, also replacing
the minisplits.
7.4.Painting the ceiling in general.
7.5.Replacing the wall tapestry in damaged areas or by painting.
7.6.Replacing the broken window exterior tiles
7.7.Cleaning the rust in the window beside the Jacuzzi also sealed
with polyurethane.
