CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE made and entered into by and between:
EMALYN NONAN and RANDY NONAN, of legal age, Filipino, and a resident
of 5288 TINDALO ST., NINABEL SUBD., DAU, MABALACAT, PAMPANGA.,
herein after known as LESSOR;

____________________________, of legal age, Filipino, and a resident of


_________________________________________, hereinafter known as LESSEE.
WITNESSETH
WHEERAS, the LESSOR id the registered owner of the House and Lot
which is located at #045 ROSAL ST., DONA AICIA SUBD., DAU,
MABALACAT, PAMPANGA., , with their authorized representative Ms. Emily
N. Padayao as Landlady.
1. TERMS OF LEASE the agreement shall have a term of 6 moths
commencing on ________________ to ________________unless sooner
terminated by reason of non-compliance to the terms and conditions
hereinafter setforth. It may be renewed for another term, as maybe
agreed upon by the parties.
2. RENTALS the LESSEE bind themselves to pay the LESSOR, the
monthly rental of ____________ (P ______________) payable in advance
within the ____day of each month, without need of notice or demand;
3. DEPOSIT AND ADVANCE RENTAL upon the execution of this
Contract of Lease the LESSEES shall pay the LESSOR the sum of
_____________________ (P ______________) as follows:
a. The sum of ____________ (P ______________) as one (1) month deposit.
b. The sum of ____________ (P ______________) as one (1) month
advance.
c. The sum of ____________ (P ______________) as deposit for Water and
Electric Bill;
4. The LESSEE can refund the deposit of one month if the leased
premises will remain as clean and in good tenantable condition and no
damages done.
5. PROHIBITION ON ASSIGNMENT AND SUBLEASE the LESSEE are
expressly prohibited from assigning any of their rights under the
Contract of Lease or from subleasing any portion of the LEASED

PREMISES. The LESSEE are prohibited from accepting, whether for a


fee or gratuitously, any border or bed spacer on the LEASED
PREMISES.
6. USED OF THE LEASED PREMISES
a. The LESSEE shall use the LEASED PREMISES as PRIVATE DWELLING
UNIT only the LESSEE, members of the family and house helps
domestic employee shall allowed in the LEASED PREMISES. The
LESSEE shall not maintain business which may prejudicial to the
health, peace, quietude of the neighborhood;
b. The LESSEE shall use only electric or LPG stoves for cooking
purposes
and shall refrain from keeping explosives or other
flammable materials in the leased premises;
c. The LESSEE shall at all times keep the leased premises in habitable
and clean condition, using the same with the minimum of wear and
tear and keep the sewage system thereof clean and free from
obstruction at all times;
7. UTILITIES that all expenses for electric bill, cable, telephone, garbage,
water and other incidental and/or miscellaneous expenses in the
premises leased the same shall be at the account of the LESSEE;
8. The LESSEE shall not make hole to walls without the consent of the
LESSOR. Every hole had been made in walls without the LESSOR
consent the LESSEE will fined P100/each hole in the wall.
9. The LESSEE shall not keep or raise noisy pets, pigs and chicken or
similar animals of whatever kind inside the house and anywhere within
the leased premises. All damages done in violation of this condition
shall borne by the LESSEE and shall be a ground for the termination of
the Contract by the LESSOR.

The LESSEE hereby expressly agrees and warrants that the
leased premises shall used by them exclusively as single family
dwelling, and the said LESSEE is hereby strictly prohibited from using
said premises for any purposes or business without the written consent
of the LESSOR.
11.
CONDITION OF THE LEASED PREMISES the LESSEE hereby
acknowledge that they have received possession of the LEASED
PREMISES in good and tenatable condition;

REASONABLE REPAIRS AND MAINTENANCE if any damage
to property shall be caused by their act or neglect. The LESSEE shall
be responsible for the payment for or repair of such damage at their
own expense. Should the LESSEE fail or refuse to make such repairs
within Fifteen (15) days after such occurrence of such damage, the
LESSOR may at her option to make such repairs and charge the cost

thereof to the LESSEE shall thereupon reimburse the LESSOR for the
total costs or repairs.
The LESSEE shall at their own costs and expense, keep and maintain
the LEASED PREMISES in good tenatable state. No alteration,
addition or improvement shall be made in or to the premises without
the prior written consent of the LESSOR. All improvements and
additions made on the LEASED PREMISES shall automatically belong
to the LESSOR upon termination or pre-termination of the Contract of
Lease;

INSPECTION OF THE LEASED PREMISES that the LESSOR
or any of her authorized representatives has the full right to inspect
and/or view the premises leased at any reasonable hour of the day for
the purpose of whether the LESSEE are complying with the terms and
conditions of the Contract of Lease;

DEFAULT The faithful strict compliance by the LESSEE of each of
their obligations and undertakings under this Contract of Lease id the
special consideration for the granting of this Lease by the LESSOR.
Therefore, in the event the LESSEE shall fail to pay the agreed rentals
and when they become due as herein stipulated, and in the manner
and from wherein agreed upon and/or the LESSEE fail to comply with
or otherwise violate any of the terms and conditions of this contract
