The Deltec home package is a precut, panelized building system that allows you to take the guesswork out of
building a round home. Panelized construction involves prefabrication of the structural elements of the home,
allowing for quick assembly on a prepared foundation. Deltec excels at constructing residential and
commercial structures in a factory setting and then transporting the components to building sites across the
globe, where they perform and function with very predictable results.
Each Deltec home starts with a basic shell package. Next, you can customize your home with the variety of
design options outlined throughout this pricing and options catalog.
After the Deltec shell has been delivered, it is assembled by the local builder. The homeowner or their builder
will then finish the interior with locally purchased products. This pricing and options catalog is presented to
show you the vast array of choices and the flexibility of the Deltec design. If you are interested in determining

To begin pricing your Deltec Home you must first select the size and configuration of your home shell. Deltec offers ten basic
sizes of homes ranging from 300 to 2500 square feet per level. Most models can be built up to three stories high, connected
laterally, or have one or two wings. The best place to start is by looking at different sizes, levels, and configurations of homes
in the Deltec Planning Catalog or the floorplans section at www.deltechomes.com. Our floorplans give you a wide variety of
layouts and different room configurations to match your space requirements.

The garage apartment packages are a great option that allow you to start your building
project today. These units can provide flexible living space on your lot while you plan and
prepare to build your round dream home. The second level can serve as a guest house or
rental unit down the road. These packages include the structural shell package (uses OSB
sheathing and headers at doors and windows only), vinyl windows, vinyl siding and trim, Typar
housewrap, truss floor system for upper level and roof framing system. All other items required
to complete the construction would be provided by your local builder. Upgrades are available
for Hardie siding, 9 foot wall height, decking, and more. Ask your Deltec representative for

Perimeter Wall Options

The Standard perimeter wall system included with your Deltec home
includes 2x4 framing and 8 foot high walls. We offer a variety of upgrades to
increase your ceiling height, wall thickness, and energy efficiency.
The R-5 Thermal Shield consist of a 1" rigid foam board on the outside of
your wall panels. This continuous insulation layer adds an additional R-5 to
your perimeter walls and minimizes "thermal bridging" (the ability of heat to
flow more readily through wood studs than the cavity insulation).
The Energy Wall is an exceptionally high performing wall system. It
includes the R-5 Thermal Shield and AirBlock, plus it includes insulated
headers and advanced framing techniques. A package discount is
incorporated in the pricing below, making the Energy Wall the best overall
value. You can also choose any of the components in the Energy Wall as an
a la carte item. Ask your Deltec representative for details.
Our Double-Stud Wall is the highest performing wall option offered by Deltec. It includes all of the features of the Energy
Wall, but is built with two layers of 2x4 studs, offering 9.25" inches of space for insulation values ranging between R35 and
R45. This wall design is perfect for very cold climates or homes with high performance energy goals such as net-zero homes,
off-grid homes, or Passive Houses. Best paired with our net-zero truss and Marvin tripane windows.

Our commitment to a better environment means that energy efficiency comes standard with your Deltec Home.
We offer a wide variety of additional green options and features, and our green department is staffed with
consultants who will work with you on your green building goals at no additional charge. They are constantly
looking for new technologies and better methods of green building to ensure you reach the level of sustainability
you desire. From high performance to off-grid, we make building your sustainable home easy.
In addition to our free consulting services, we can offer the following advanced design services:
High Performance Design Services. We offer in-house energy modeling of your high
performance or net-zero home design, helping you make cost-effective decisions in the
design phase that can help your home reach your desired level of energy efficiency
performance. Services include computer energy modeling and a projected HERS rating on
your proposed home design, peformed by our in-house HERS rater. (Note: house must be
tested and inspected by a local HERS rater to receive a final HERS score.) Services can
also include basic mechanical system design through an outside engineer.
Prices vary. Please contact your representative for a quote.
ENERGY STAR Certification. Deltec's green department can work with you to incorporate
energy-efficient details and specifications to meet rigorous guidelines set by the EPA's
ENERGY STAR for Homes program. Your plans are independently reviewed and verified
to include energy-saving features and construction practices that will result in a home that
is 2030 percent more energy efficient than a standard home. (Note that a local energy
rater must be hired for an additional expense to complete on-site inspections. Additional
fees may be required in some states).

Building a sustainable home is not an all-or-nothing endeavor. Below are additional options that allow you to achieve your
specific green building design goal.
Solar Hot Water System
A customized Deltec Solar Hot Water System allows you to heat your water
with the sun and reduce your home's energy use up to 20%. Systems are
available for every climate. These durable designs are rated for 150 mph
wind speeds. Federal, state and local incentives help make solar hot water
the most affordable renewable energy available. Prices below are for a
domestic hot water kit suitable for a home serving family sizes of between 1
and 6 people. Upgrades to accomodate larger family sizes, vacation homes,
or longer piping distances are available.

Passive Solar Awning

Use our Passive Solar Awning to add the correct solar shading on the lower
level of two-story homes utilizing passive solar design strategies. The solar
awning kit comes with trusses, hardware, and sheathing, matches the 2' or
3' Energy Saver overhang design, and provides summer shading to lower
level windows. Soffit-Fascia upgrades are available. Priced per 8' wall
section. Availability subject to wind speed restrictions.

Radiant Barrier Foil
To enhance your home's energy efficiency in hot climates, Deltec Homes can provide radiant barrier for the roof of your
home. The radiant barrier is a double sided premium grade aluminum barrier that reflects the sun's radiant energy to keep
your roof cooler, leading to reduced cooling costs. Delivered in rolls for field installation.

Fresh Air Ventilation

Fresh Air Ventilation is becoming essential in today's energy efficient houses. As we build tighter homes to save energy, it
is important to provide proper ventilation to promote healthy, durable homes. Deltec offers three types of air exchangers:
Constructo (basic model), HEPA (model with HEPA filtration) and EKO (high performance model with lowest energy
consumption). Each of these models uses heat recovery to recapture energy already used to heat and cool your home,

High Performance Upgrades
The Energy Wall is an exceptionally high performing wall system. It includes the R-5 Thermal Shield and AirBlock, plus it
includes insulated headers and advanced framing techniques. See page 10 for more details.
Double-Stud Walls are built with two layers of 2x4 studs, allowing a wall cavity 9.25 inches thick for insulation values
ranging between R35 and R45. In addition to the thicker wall cavity, a double-stud wall comes with all of the features
of the Deltec Energy Wall. See page 10 for more details.
Our Net-Zero Truss is tall enough to fit R60 insulation, while innovative overhang design allows R-5 Thermal Shield
to extend to the top chord of the overhang, creating a thermal break that reduces heat transfer out of the attic through

Solar Electric Kits
Solar Electric Kits make incorporating solar electricity easy. Suitable for a DIY homeowner in

HardiePlank siding is one of the most resilient siding materials ever developed. The remarkable fiber
cement has performed flawlessly in some of the most severe climates in the world. Resistant to fire,
insects, wind and humidity, HardiePlank Siding has all the advantages of wood but with none of the
drawbacks. Our standard product is HardiePlank Select Cedarmill 6 1/4" profile, 5" exposure with
MiraTec trim. Hardie Siding Products come with a 30 year, limited, transferable warranty. (Blind Nailed
siding (except in high wind), face nailed trim). See page 17 for prefinishing options that offer a 25 year
paint warranty.
A vertical look, Cedar Board on Board consists of 8" wide x 7/8" thick cedar boards, rough sawn and
attached to 5/8" CDX structural skin. The space between the 8" boards are then covered with matching 6"
cedar boards leaving a 5-1/2" reveal. An excellent choice for all climates due to it's high natural resistance
to insects and rot. A slightly reddish hue, the siding can be prestained or prepainted with out Delkote
Machine Finishing process (see page 17). (Face nailed)
The horizontal Western Red Cedar Lap is a rough cut 1" x 8" rabbeted bevel siding. An excellent choice
for all climates due to its high natural resistance to insects and rot. A slightly reddish hue, the siding can
be prestained or prepainted with out Delkote Machine Finishing process (see page 17). (Face nailed)
The Vinyl Lap siding is a double 4.5" Dutch Lap with a nominal thickness of .044". New technology
provides a storm resistant siding system (tested to withstand windloads above 150 mph). Low gloss cedar
grain finish. (Blind nailed). Vinyl homes use MiraTec corner trim and Hardie fascia board. Color choices:
Colonial White, Sandstone Beige, Heritage Cream, Desert Tan, Savannah Wicker, Natural Clay, Cypress,

of cedar shakes, Nichiha Sierra Premium fiber cement shake boards utilize a deep cedar grain that gives the
appearance of rough sawn individual shake panels but without the maintenance.
Mountain Board & Batten Siding - Includes smooth Hardie panel siding with 4" battens spaced every 16 inches, twopiece corner trim, your choice of Mountain or Coastal style window trim, and your choice of 6" or 10" base at the
bottom of the lower level wall panels. This is a great way to add architectural interest for your Deltec home. It can be
used as the primary siding, or used as an accent on portions of the home to add texture and variety.

wall panels. This siding offers clean lines that highlight the beauty of a round home. A great choice for coastal areas

Extend the look and life of your siding by using

Delkote Machine Finishing. The Delkote Machine
Finishing process encapsulates the entire board in
stain or paint, protecting it from moisture and
extending the life of your siding and the finish. We
apply two coats of paint or stain to all six sides of the
board and the remainder of the paint from your run is
shipped to you to touch up any nail heads, caulking,
or scratches from the site construction process.
Warranties on the finish extend up to 25 years when Standard Siding Types
using most Standard colors on Hardie products.

Casement Window: A Window that opens by cranking out and in the operational portion of the window.
Glider/Sliding Window: A Window that opens by sliding back and forth the operational part of the window.
Double Hung Window: A window that opens by sliding up and down the operational portion of the window.
Both the upper and lower panes are operational.
Single Hung Window: A window that opens by sliding up and down the operational portion of the window.
The lower pane is operational, the upper pane is fixed.

Marvin Integrity All Ultrex Windows are made with a pultruded fiberglass on both the interior and exterior,
making them virtually indestructible. It is eight times stronger than vinyl and three times stronger than wood/vinyl
composites. Ultrex is also low-maintenance and efficient. Available colors are Stone White, Pebble Gray,
Bronze, Evergreen, Ebony, or Cashmere. The sizes and styles shown are only a small sampling of what we

Deltec offers a variety of overhangs for our homes: the Standard 1'-9", the Deluxe 3'-9", the 2' and 3' Energy Saver
Overhang and the 2' and 3' Net-Zero Overhang. Your overhang choice can be influenced by your project objectives, local
building codes, or just personal preference. The Deluxe 3'-9"overhang allows for additional protection from the elements
and has a pitch break at the outside wall. The Energy Saver does not have a pitch break like the Standard and Deluxe
overhangs, but offers additional room for insulation where the roof meets the wall. The Deluxe 3'-9" overhang is not
available on the Hampton (300) model. Local building codes may affect your overhang choice. The 2' and 3' Net-Zero
Overhangs offer space where the roof meets the wall for very high levels of insulation suitable for a high performance
project, and feature a modified overhang design to greatly reduce thermal bridging.

High Wind & Seismic Packages

Deltec offers a High Wind/Seismic Package to provide additional security for your home in high wind- or seismic-prone
areas worldwide. Included in the standard High Wind/Seismic Package are Simpson CS-16 strap ties to transfer wind
and seismic loads continuously from the roof diaphragm to the foundation. The CDX sheathing for all wall panels is
affixed with a special, high-density nailing pattern. Homes with a wind speed of 110 mph or greater will require a second
steel tension collar (included in the price of the High Wind Package). If engineering seals are required by local
requirements, a High Wind / Seismic package specific to your location will be designed by our structural engineers.
Deltec engineers may add additional items as needed to meet your individual code requirements. These items can be
added to your Deltec package or furnished by others. The final High Wind/Seismic Package can be determined only
after your engineering review is complete. Please consult your Deltec Representative for further details.

Deltec Homes' Drafting Department provides CAD drawn custom floor plans and general construction drawings for
the structural shell of your new home (see Fee Schedule below). These drafting services include:
1. Custom floor plan based on customer's sketch or an adaptation of an existing Deltec floor plan.
2. Door and window schedule.
3. Three elevations (side, front, and back) and one "birds eye" elevation.
4. Roof and floor framing layouts as required.
5. Perimeter dimensional layouts.
6. Two hours of revision time per unit level (excluding basements) for floor plans. Additional revision time is $50.00 per hour.
7. Included in the standard drafting fees are one preliminary set of custom floor plans, one revision/contract set of custom floor
plans, and three final sets of custom floor plans included three sets of general construction drawings.
Note: Deltec custom floor plans and general construction drawings do not include electrical, plumbing, HVAC or site
specific foundation layout or details.
Drafting and Design Fees:
$1,000 per project plus $1.00 per square foot of drafted plan*

Engineering Seals
Some states or municipalities may require Engineering Seals on your home plans. Please see details below.
Deltec Homes can furnish structural engineering services for homes in the continental US and the Caribbean.
Engineering for Hawaii and Alaska may be furnished on a quote-only basis. Engineering services for all custom
Deltec floor plan packages are $0.85 (eighty-five cents) per square foot, with a $850.00 minimum charge. If you are
building in the states of CA, CO, OR, or WA, Engineering services for all custom Deltec floor plan packages
are $1.35 (one dollar and thirty-five cents) per square foot, with a $1350.00 minimum charge. The standard
scope of Deltecs structural engineering services include only those elements manufactured by Deltec.
Additional structural engineering services for foundations or other non-Deltec elements are available on a
quote-only basis.
Commercial Projects
All commercial projects are required to be reviewed by Deltec's Engineering Department. Upon acceptance
of the commercial project, all drafting and/or engineering fees will be on a quote-only basis.

Ordering your home is a three step process. To make ordering your Deltec Home as
smooth as possible, we have created a special department to assist you with all of
the details. The Customer Service Department will walk you through design, drafting,
engineering, construction assistance, financing and delivery scheduling.
Step One:
Initiate your order with the Sales Department by placing a deposit toward your home in the amount
of $6000.00 per building. Although desirable, you do not need to have details such as model size,
floor plans, window types and sizes, etc. finalized. Ideally, your deposit should arrive at Deltec's offices
no less than 24 weeks (6 months) from your expected delivery date. Most Deltec purchasers initiate
their order sooner than this 24 week period to allow adequate time for planning, permitting, financing
and other issues related to their construction project.
Step Two:
Your account is then serviced by the Customer Service Department as mentioned above. Once you
have completed your planning and have made your final option selections, a final production
agreement will be prepared outlining all details of your order. You will be required to bring your account
up to 25% of the purchase price if the deposit amount does not equal 25% of the total package price.
Step Three:
Your home's production is scheduled and delivery can occur 8 weeks after completing step two. Final
payment arrangements are made before shipment.
