Buying is going to cost more upfront

consider factors like the possibility that

to move in the next few years.

will have responsibility for the maintenance of the property and all the costs
associated with the maintenance.
If both options of purchasing or leasing are available for a particular location,
a detailed analysis can be performed
that shows the overall before and after
tax costs of purchasing compared to the
before and after tax costs of leasing.
With regard to tax savings, purchasing real estate allows the business owner
to deduct the mortgage interest expenses, costs for maintenance and non-cash
expenses like depreciation. Leasing
generally allows the business owner to
deduct all the leasing costs. Business

traditionally occupied the same location
for many years often had great benefits
from purchasing. This is changing as the
delivery of health care changes, and now
this question is less clear.
Both buying and leasing are likely to
have some component of legal fees, either
reviewing/drafting contracts and working
through a purchase transaction or reviewing/drafting leases and working through a
lease transaction. Your attorney is also an
important member of your team.
Both buying and leasing can have some
costs with inspection of the site or property.
A major difference in buying versus
leasing is the opportunity for equity
gain in ownership, especially over a
longer length of time. This is where the
old adage of location, location, location
comes into play. The equity gain can
be exceptional if the owner can benefit
from paying down the mortgage and
from property appreciation.
Engaging in conversation with a
qualified commercial real estate broker
will help the business owner answer
these questions. The qualified real estate
broker should be on your consultant
team similar to that of an accountant
and attorney. All these individuals have
specialized knowledge that together
help the business owner make the best
decisions for the health of the enterprise.

body blow to many industries, not the least of which
was home building.
In particular, the high-end custom
home market doubled over in agony, driving many builders from the industry.
Throw in an ongoing issue with
the states gross receipts tax collectors
brought on by a default of a client, and
Betty Blea has had a rough go of it.
But the National Association of Custom Home Builders 2012 Home Builder
of the Year refused to bow to the pressures of a dwindling market and governmental heavy-handedness to continue to
persevere.
Shes had to change the way she does
business, shuttering her Homes by Marie
company to go work for Mesa Verde
Homes with Marie.
And Blea has gone back to her roots
by building in subdivisions for other
developers.
Shes even had to scale back the size of
the homes as the market continues to be
frugal when it comes to large homes.
That, however, does not mean Blea has
skimped one bit on how she builds her
homes.
Im still Marie. I mean Im Betty,
but Homes by Betty just wasnt going to
work, so Im still Marie, she said.
A native of El Paso, Blea is no stranger
to hard work. She started working as a
bank teller and before she was through,
held the position of vice president.
The banking industry, however, was
changing and she didnt like the future
landscape. And building intrigued her
more than 25 years ago when she worked
the financials with Scott Grady of RayLee
Homes on the first Lobo House a project
in which the proceeds are donated to the
University of New Mexicos athletic program to benefit student-athletes.
I figured if I was going to work that

hard, I might as well work for myself,
Blea said.
So shortly thereafter, she quit the
banking biz and took her show on the
road to Eldorado outside of Santa Fe,
helping build a number of the homes.
I was too well known here in Albuquerque, Blea said of her decision to go
north. I wanted to go somewhere fresh
and new where nobody knew me.
With two youngsters, however, it
wasnt too long before that became
fairly tedious.
Sometimes I was going to Santa Fe,
driving back down and then going back
again, Blea recalled. It was tough.
It was also a tremendous learning
experience.
I learned everything the hard way,
she said. I learned you have to be on
the job every day. And you really have to
know your subs and get great ones. My
subcontractors are my secret. My subs are
what made me.
Many of them remain with her from
her very early days in the business.
After completing her learning curve
at Eldorado with 25 homes, Blea set
her sights back on Albuquerque, teaming with two other builders to do the
Mathews Meadows subdivision off of Rio
Grande.
That, too, was a learning experience
as it was such a different situation than
Eldorado.
I learned how to build on a small lot,
she said. Building on a tight, city lot is a
whole different world than building on an

It wasnt long thereafter that Blea
received her first big award, being named
the 1999 Builder of the Year by the Home
Builders Association of Central New
Mexico. And the HBACNM added her to
the Hall of Fame in 2014.
It was a particularly gratifying award,
she said, because there were and still
are so few female builders.
In a way, that almost gives her a special insight since many homes are built to
please a woman.
It is the woman who you are addressing and you want to be able to talk to their
needs, Blea said. I attend with every client all the interior selections. I try to hold
their hands as much as I can.
For her latest project, an 11-lot townhome development near the Country
Club area, Blea has a model up and ready
to go. The 2,500-square-foot home,
which comes with an inclusive, separateentrance casita above the garage, goes
for $499,999.
Amenities like granite countertops in
the kitchen and baths give it a sense of
elegance, as does the flat-panel fireplace
built into a rock wall in the living room.
Dark, wide-panel wood flooring
presents a homey feel and outdoor living
spaces were created on the lower level, as
well as a second-story, connecting patio
between the main house and casita.
Not to mention, storage spaces are
tucked everywhere they fit.
I love doing what Im doing, Blea said.
Nothing can take that away from me.

I figured if I was going to work that hard, I


might as well work for myself.
